^ sisses, yung housing loan namin was approved by Pag-ibig recently..wala naman kami naging problema kasi developer assisted sya. Repricing period namin was every 3 yrs, 6.5% interest.

Current status namin is waiting for loan take out.

Meron na ba dito nakapagtry na pabago yung housing loan payment term after mareceive ang NOA (notice of approval)?

Kasi na-approve sa amin ay 30 years. Sadly ito talaga na-apply ng developer, pero ang nirequest talaga namin si 15 years lang.

Nag-email at tumatawag na ako sa Pag-ibig pero wala pa reply so far..Baka meron may similar experience...

I have a delinquent account sa isang credit card, wala naman naging prob. If ever lang na may utang ka sa PAGIBIG, it might affect so you really have to settle that first.

Phingi naman po ng advice. kasi matatapos na ko sa equity payment, kaso yung company namin, di pala naireremit yung pagibig contributions namin, i'm worried na baka di maaprove yung housing loan ko sa pag-ibig. Anong dapat kong gawin?

If you're still working for that company, hingi ka na lang ng letter of remittances para ma-update ang account mo sa Pag-ibig. Minsan kasi may mga companies na quarterly mag-remit sa Pag-ibig, SSS, etc.

Better if you also have your payslips to show as proof na binabawasan ka for your monthly contribution/payment/amortization.

@Switsuplada: No need for me to ask for record of remittances, kasi HR na talaga namin nagsabi na di pa talaga nareremit sa PAG-IBIG for one year na.. But I read sa isang article na di naman reason yung di naremit yung contributions ko para di maaprove yung housing loan application ko, stated daw yun s PAG-IBIG fund law, since yung employer ko naman ang may problema. I already emailed our HR para iupdate na nila contributions ko pero walang reply. :(

Yup, naitago ko naman lahat ng payslips. bale yung PAG-IBIG na lang bahala sa kanila noh? Hindi ko naman na siguro kailangan ireport yun sa PAG-IBIG kasi machecheck naman yun sa record nila. Haaay, sana lang talaga maaprove pa rin application ko for a housing loan.

Mabuti na lang. Ka-stress 'yung company mo. Di man lang naisip na pinagpaguran nyo pinambayad dyan. Goodluck sis. :)

Ako naman ngayon ang may question. Pwede kaya na humanap kami ng property tapos ia-under ko sa Pag-ibig ang amort? Me nilalakad kasi kami sa bank, so gusto ko itong ibang nakita naman namin sa Pag-ibig naman para mas mahaba ang payment terms.

pwede ba ako maghousing loan sa pag-ibig tapos direct sa akin ibibigay yung check tapos i-cash-out ko na lang sa bank?  kasi yung condo na gusto ko ayaw ng pag-ibig.

^never nangyayaring pag refinancing, ay inaabot sa nagloan ang money. the lending institution will pay the developer/seller directly, not through you. They have to make sure na napunta sa dapat kapuntahan ang ni-loan na pera.

Hi! Ano implication if di pa kami related ng borrower? I mean bf/gf pa lang kami but we are planning to apply for a housing loan. We are getting married by the end of the year. TIA

Ano ba plan nyo? Both kayo mag apply or isa lang sa inyo?  Ang alam ko kase pwede more than 1 ang mag apply pero dapat same lastname kayo as in family.  Yan din kase ihahanda ng brother ko nasa Dubai, yung bunso kase namen sa Pag ibig financing ang bahay na kinuha nya plan namen is if hindi kaya ng sya lang (for approval purposes) eh isasali namen yung brother ko as borrower.

Hi sis marie05. Right now sa Pag-ibig kami naka-apply. 2 property 'yung ina-apply'an namin pero tig-isa kami kasi hindi pa pwede na hindi daw related kahit anong pakiusap namin. Kung co-borrower, dapat immediate family member kung hindi man asawa.

Hello! Anyone who has tried availing home construction loan in pagibig? Meron kasi akong iniintay na lupa na malagay sa name ko. Pero ang plan ko is patayuan ng house. Yung construction mismo nung bahay yung balak ko iloan. From what i have heard, kelangan nasimulan na yung construction bago sila magrelease ng cash. How true? Tsaka gano kaya ka complete bago magrelease? May frame na ba dapat? Thanks in advance!

same query mako sayo sis! planning din mako to loan for house construction. waiting pa din ako para ma put yung title under my name pero from what i have heard, dapat under your name before mo apply for loan.

sisses, in case moron same case sainyo, material ba ago maapprove loan?

hi mga sis, just need your advise. a relative of mine is selling their house and plan ko i finance through pag ibig. i believe, upon application, they will appraise the value of the house and approximately, 80% of the value of property could be the loanable amount. tama po ba? and upon application ba, kelangan ng naka name s akin yung property? also, meron kaya seminar about this process? yung usual kasi nakikita ko e pag yung in construction pa lang yung bahay (like from house developer). tia :)
