question mga sis, is there a chance to reinstate yong loan application na nag-expire na yong date? mine was approved and inforce until december 14, e di kami binalikan ng owner on some documents.  sayang naman.

Hi mga sisses, may nakapagtry na po ba sa inyo mag bayad sa principal amount ng housing loan nyo sa pag-ibig? Is it really automatic once na nag advance ka ng payment? TIA mga sis!

^sis, pag nagbayad ka ng advance payment make sure to indicate "Apply to Principal".

no, hindi automatic. you have to indicate that you want it to be 'applied to principal.' otherwise, they will treat it as 'advanced payment' (as in parang mag-advance ka lang ng monthly payment).

Anyone here who knows what's the process once na hindi ka na makapagbayad sa loan mu sa house mu from PAG IBIG? Pwede kaya ibenta sa iba yung bahay kapag hindi mu na kayang bayaran? My mom was diagnosed of cancer kasi and we are on a financial crisis so starting this February baka hindi na kame makapagbayad. Nakapagbayad na kame for almost 2 years.

Here's the story
Si tita nagloan ng H&L year 1997
Naka 3 years na din siya ng pagbabayad tapos biglang nagbago ng isip
Sinalo ng nanay ko (eldest si nanay) yung monthly amortization niya(tita) up to now
Ngayon na medyo nakaluwag ay balak na namin bayaran ng buo yung remaining balance


Upon full payment, kelangan pa ba ng appearance niya (tita)?

^nag-execute ba kayo ng Deed of Sale? dapat meron kasi kung wala, legally sa Tita mo pa rin yan kahit binayaran na ng mother mo.

Pwedeng ibenta yan sis basta may willing na gustong bumili. Kailangan ayusin nyo rin sa PAg-ibig at huwag basta pabayaaan para hindi mablacklist.

@sis neriann28, natanong ko 'to before sa pag-ibig. Possible na ipa-assume mo ang house sa isang pag-ibig member din. Pero dapat nailipat na ng pag-ibig sa present owner ang title ng lupa. Usually, pag 2 years ka na naghuhulog monthly amort. religously yung wala fail sa pag babayad, ililipat na sa pangalan ng owner ang title. Pag nasa pangalan na iyon ng owner, dun mo na siya pwede ipa-assume sa iba. Para i-acknowledge yan ni pag-ibig, need ninyo pumunta sa pag-ibig office mismo.

hi mga sis, yup! pwede yung assume balance.  we bought a house in laguna last 2010 so almost 5 years na namin nabayaran so nasa hubby ko na nakapangalan yung title.  tapos ayun binenta namin at assume balance sya nung new owner.  you can check naman sa pag ibig how it works kasi may binibigay silang mga requirements for assumption of mortgage.

New member and first time to post here :)

Kapag po ba kukuha ng house and lot nacocover po ba ng pag ibig ang full amount ng house and lot or just a portion of it? For example we'll get a house and lot worth 3M.

Also panu po ba yun, hahanap muna kami ng house and lot and will inquire if they accept via pag-ibig financing?

^pagibig will appraise the property, and only up to 80% of it ang ibibigay nyang loanable amount nyo provided na-meet nyo rin ang qualifications nila for the capacity to pay, otherwise may tendency pa na bumaba pa rin loanable amount na pwede nyang ibigay sa inyo. this is the same thing with the banks po, iappraise din at ichecheck nila ang credit standing mo.
