Hi sisses! Gusto ko rin mag loan sa pag-ibig. Kaso hindi ko alam kung saan ako makakahanap ng property na pwede i-avail thru pag-ibig. Mostly ba ng pwede i-loan ay nasa provincial areas? tia.

^hello sis. nacheck ko na yung properties sa pag ibig website kaso wala akong type. hanap ko kasi within qc or manila na house and lot. sorry kung medyo OT, pero may nakita ako sa ebuenamano, kaso naka yellow tag eh.

CI to the property I have applied, done last week, kahit yong CI dito sa office.  now awaiting for the verdict.  sana malaman na namin agad.

Sis phurple0515, how much yung niloan mo sa pag-ibig? Is it just the seller's value or higher?

And gaano katagal from the time na nagpasa ka ng requirements to the time na nagpunta yung nag-CI? Thanks!

^ it was higher sis pero with the seller's knowledge.  yong pinsan ko ang nagaayos kasi me company sila to do all this processing.  may kilala pa sa pag-ibig so sa kanila ko na lang pinaayos.  it's been almost 2 weeks na since they did the CI pero la pa ko balita.

Hello sisses, inquiry lang. May nakita kaming pre-owned na house and lot costing 1.6M as per seller. Plan sana namin ipasok sa Pag-IBIG housing loan. Tama ba na kelangan muna namin ipatransfer yung title ng property sa akin then saka siya pwedeng iapply sa loan? Yun bang gagastusin sa paglilipat ng title is ibabawas sa 1.6M na selling price?

Also, dami nang developments nung bahay and lilipatan na lang talaga siya. Worried ako sa appraisal value ng Pag-IBIG, baka sobrang lower than 1.6M. Kasi if that is the case, mas mahirap maghanap ng pampuno knowing na 80% lang ng appraised value ng property ang sasagutin ni Pag-IBIG. Ano kaya ang magandang options na pwede para sa remaining amount after nung Pag-IBIG loan (assuming na maapprove sya, fingers crossed).

^pwede mo ng iapply ang loan kahit di pa naka-transfer sa iyo ang name. pero Pag-ibig will only "take out" your loan kapag nakatransfer na sa iyo ang title. ang ibibigay lang ni Pagibig sa seller is Letter of Guarantee na na-approve ka sa certain amount, then you should settle the remaining with the seller.

usually sis, mauuna ang Downpayment mo with the seller bago mo maintay i-take-out ni Pagibig ang loan mo. so dapat talaga may naka-ready kang money.

yung pagpapa-transfer naman ng title, depende sa usapan nyo ng seller, pwede kang tumawad sa kanya tapos yung naitawad mong amount, yun ang gamitin mo sa pagpapa-transfer ng title. but usually hindi kasama sa selling price ang cost ng pagpapa-transfer ng title, buyer talaga ang nagsho-shoulder nyan, ang binabayaran lang ni seller is Capital Gains, the rest of the taxes ikaw na.

Hi sisses. Has anyone here tried to buy a condo unit using pagibig financing? I know some of the developers accepts pagibig financing. Like DMCI.

One more question, sisses. If I have a personal loan sa bank (around 400k), will that have an effect if mag-aapply ako ng housing loan sa Pag-IBIG? TIA! :)

hi mga sis.sorry di ko alam kung saan ko ito lalagay. nahihilo na ako. ahaha.

kasi may naapproved loan na kami sa PSBank. balak namin kunin yung 7.5% fixed for 5years payable for 10 or 15years. 1M po yung loan namin.

medyo namamahalan pa din kasi ako eh. want ko po sana itanong pwede ba na itransfer yung nasa bank financing to PAGIBIG? kailan kaya yun pwede? kasi napasubo na kami sa bank financing dahil si developer namin hindi under ng PAGIBIG. banko lang. eh ang prob nagbabarko si hubs ko. so walang time at gahol na sa oras para ipasok sa pagibig.paano kaya yun.sana may makatulong. thanks.

Sis pahelp naman sa mga tanong ko. Si bf may lot na ibibigay sa kanya parents nya. Nakapangalan pa yun title sa mother nya. And questions ko
1. Pwede bang mag house improvement si bf kahit hindi pa nakaname sa kanya yung lot?
2. Pwede bang iloan sa pag ibig kung gagawin commercial yung lupa? Plan kasi gawin apartment.

Hello mga sis! How true na nag-iba na raw ng rate si pagibig? We got our loan approval and takeout last 2013 pa. Do you think pwede na ako magpa recompute sa pagibig based dun sa new rate nila? If yes, paano and sino kaya pwede ko malapitan about it? TIA for any feedback.

hmm.. paano kung yung illoan ko is yung bahay lang? yung lot kasi sa papa ko.. papagawaan ko lang ng bahay? nakapangalan sa papa ko yung tutulo ng lupa yung mom ko na naman kasi deceased na eh.. pwede ba yun ipasok sa pag -ibig?
