Hello mga sis :) I'm planning to acquire a lot through Pag-ibig too, pero di ko alam if possible ba ang gusto ko. Bale, the lot price is 150k and I'm planning to allot 250k for  the construction of a small house. My location is in the province and I'm only planning to build a half-concrete house na kaya lang sa budget ko. I'm privately employed and based to my own computation when it comes to my capacity to pay and as to how much would be my net disposable income, I can only avail for the amount up to 400k loan the maximum with term of 5 years (my discretion). I feel mas makakamura ako pag ganito ang gagawin ko, acquire a lot then build my own house than acquiring a low cost house offered by some developers, millions na kasi ang cost non at my equity/downpayment na dapat mong i-pay ahead.

Question ko po, possible po ba ang ganitong paraan? Meron na ba sa mga sis natin dito na ganito ang ginawa?

gaano po katagal bago malaman kung approve ang loan mo sa pag-ibig?

mga sis, interesado ko kumuha ng bahay  sa pag-ibig. ok ba processing dito? saka magnda ba yung mga house? price and location? gusto na kasi namin ni hubby kumuha kesa nsa bank lang yung savings e gusto namin invest na lang sa bahay hanggat hindi pa ng aaral si baby.

Hi sis, hanap ka muna ng house and lot sis, then inquire ka sa sa developer kung pwede I apply sa pag ibig. Then they will help you naman for loan application. Eto kasi ginawa namin, naghanap ng mga properties na pwede I loan , si developer na nag process ng application namin kay pag ibig.

My officemate was granted 1.8M loan for house construction. Hati hati ang pag release daw sa proceeds, kailangan may nakatayong 40% bago marelease ang una like 40% din ata. Basta kailangan may nakatayo kasi mag iinspect muna ang PAG-IBIG bago magrelease. Ang ginawa ng officemate ko umutang ng 600k sa Tito nila para maumpisahan at marelease na ang loan.  Sabi pala niya may mga contractor naman daw na willing magpautang until marelease ang loan. They provide for everything  habang wala hindi pa narerelease ang pera.

^ within 6 months dapat may balita ka na, basta walang problema sa PAGIBIG mo (e.g unsettled loans, transfer of records etc). in my case it took 4 months..

May kaibahan ba kung spouses ang mag-loan sa pag-ibig kumpara sa isa lang ang mag-apply ng loan? Mas bababa ba ang rate, etc.?

Hi sis! baka makatulong ang info na alam ko, I have kust recently availed PAG-IBIG's housing restructure program. Medyo tight kasi kami finacially last year, na-sacrifice yung house namin. I went sa PAG-IBIG last thursday, mag-inquire lang sana ako if [textspeak!] ang gagawin ko sa mga unpaid months ko. They computed my past dues and then offered me the restructure program. They also computed initial payments and yung estimated na magiging monthly amortization ko if I avail the program. May DP din kasi yun, computed as 20% of the total of months na hindi mo nabayaran, membership fee of 700 pesos, and 1 month advance amortization. If you want to know more of this and the requirements, and to compute how much babayaran mo, go to PAG-IBIG Shaw Branch, dun kasi lahat ang process ng mga housing concerns. Go to counter 4-6. Will return there on friday next week to pass all my requirements and magbabayad na din. at least now, maitutuloy ko na ang paghulog sa housing loan ko.

Mga Sis, gaano katagal na-approve ang house construction loan niyo sa pag-ibig? Nag-submit na kasi ako ng documents kahapon and paid the processing fee, ang sabi sa akin 2-3 months daw ang approval. Pero follow-up ko daw lagi para mabilis...

If, in case, you want and can pay in full the remaining principal balance of your pag-ibig loan + backlog of unpaid monthly amortization, pwede ba?
para no more waiting in years paying the monthly amortization and no more interest din pati penalty.

Hi mga sis,

Ako naman share ko lang experience ko with Pag-ibig last year around last quarter of the year, nagkaroon ako ng 3 months unpaid, then went to Pag-ibig shaw kasi daw may na forward na sa legal office ako, Then went to Shaw ofc, paid 2 months lang, then come Jan, nakakuha na naman ako letter sa collecting officer nila, I thought ah baka hindi lang na update yon, then I paid last Jan 31 sa imus branch, accept naman and wala sinabi kung anuman. Come Feb tumawag na naman law office, asking me to settle may unpaid dues ng 2 months daw. Kako, bakit ganun, 2 months lang kulang ko nasa law office ako and wala naman kako sabi taga Pag-ibig sa akin. Come end Feb, mag bayed ako dito sa Makati, hindi accept kasi daw under law office ako.  Pinapapunta ako sa Shaw na naman, 

Yon pala once na nakakuha ka ng letter sa law office yung mga 3 months unpaid, hindi ka maaalis sa listahan kumbaga most wanted ng law office unless updated ka na, so kung wala ka pambayad agad, babalik at babalik ka sa shaw para kuha ng letter sa collecting agent nila, which is located inside Pag-ibig premise itself at imbes na sa billing dept ka kukuha ng SOA, sa law collecting agent ka ask ng SOA. Sobrang hassle, grabe ang PAg-ibig.

Hi sis! Ang alam ko hindi bumababa ang rate. Pag dineclare mo kasi na married ka, they'll consider yung both monthly income nyo ng husband mo. That is if working kayo pareho. They give considerations kasi pag both working ang spouse sa pag-apply ng loan, mas may edge kayo makukuha ng mas mataas na market value na property kasi both of you may income.
