Here's my experience. :)

I got a house a year after i graduated from college, 2007.
Paid the developer 2 years.
Nagkaroon ng recession so dapat after 2 years nakuha ko na yung house pero the year after pa.
soon as natake out na yung house, nagbabayad na ko sa pag ibig.
Started paying since 2010 until now.

When i checked the statement, 25k palang ang nababawas ko sa PRINCIPAL ng house.
so 3 years na ako nagbabayad ng INTEREST palang. :)

^yes sis.. ang sama sa pakiramdam.. i was able to check our monthly pag-ibig statements yesterday dahil walang pasok.. P5k+ ang monthly payments namin, then when i checked the balance, bale P500 lang pala ang nababawas sa utang namin every month.. in short, i paid already almost 50k for interest and the loan itself ay P 5,000 pa lang for almost a year na..

anyone who knows how to pay for extra loan amount para mabawasan naman ang almost 5k na interest na binabayaran namin? i want to pay 50k this month and another 50k pag may 13th month.. nakakasama kasi sa loob, ang hirap kumita ng pera.. ilang % ba itong interest ng pag-ibig sa housing loan?

hello mga sis! as far as I know, ang una kasing kinakaltas ng pagibig sa mga nababayaran natin is un interest. So yun principal talagang konti lang ang mababawas sa mga first few years. Pag nasettle na natin ang interest ng housing loan, tsaka palang lalaki ang portion ng mababawas sa principal.

mga sis panu kung gusto ko ng short term lang? 30 yrs yong application ko then gusto ko syang gawin 20 yrs to pay lang pwede ba yun?

mga sis, totoo bang aabutin ng three months bago ma release yung loan mo sa pagibig? gaano katagal naibigay sa inyo yung check nyo for house construction?

Common knowledge or misconception is that PAGIBIG is mas mababa ang interest kesa sa mga banks. Is it really true or dahil mas matagal lang ang duration ng loan pag sa PAG-IBIG (30yrs VS 15 yrs)?

akala lang po ng karamihan mababa ang pag-ibig rates same lang din po ng banks minsan mas mataas pa... mas mahaba lang ang terms ng pag-ibig kaya mababa ang monthly : )

^ it depends sa amount at length ng loan mo. Sa amin, we were given 2 options kung 1m or 750 lang ang iloloan namin kay pag ibig, kung 1m ang payable namin for 10 years is 14k vs. 750k which is 9k. If we opt to pay 30 years for 750k loan, it will be 7k per month. I think it's still better to avail pag ibig than bank loans kasi sa bank, pag di ka nakabayad, walang patawad, unlike sa pag ibig magawan pa ng paraan..

hi sisses, not sure if this is the right thread to ask this pero try ko na rin baka may makatulong. :)

Gusto ko sana mag loan sa pag-ibig pero para sa renovation/reconstruction ng bahay. Gusto namin kasi palagyan ng 3rd floor yung house namin ngayon.  Yung title nakapangalan sa mom ko kaso retired na sya and hindi na ata pwede mag loan pag retired na diba?

Pwede ba ako ang mag-loan kahit sa mom ko nakapangalan title or dapat pa ipalipat sa akin?

Bakit minsan daw ang na-a-approve ng pag-ibig is lower dun sa applied house loan? Nagbabayad pa lang ako ng down ngayon eh.

Tama ka jan! kung may choice lang ako nun sa developer kong magbank financing dapat nagbank na lang din ako para maiksing years lang. Although mas afford ko talaga [textspeak!] sa pag ibig financing

question po, once na-release na ng pag-ibig ang notice of approval, meron bang timeline kung kelan mo dapat ma-submit yung docs required for the loan release? i mean may expiration ba ang loan approval ng pag-ibig?

i am asking kase yung difference ng loan amount ko and yung ma-aapprove ng pag-ibig, need ko bayaran in full sa seller. and kung 20% of my loan amount yung magiging addt'l equity ko sa seller, baka mahirapan ako to pay it one time big time. tapos yun pang fees sa pagtransfer ng title to my name and sagot ko pa din kase ang capital gains tax. so ayun, baka it'll take time para mabigay ko yung lahat ng docs para ma-release yung loan ko :-\

kakabayad ko lang yesterday ng half ng DP sa seller, mabigat din sa bulsa ko ang33K. hay, but i'm glad na nasimulan ko na magbayad. first step to reaching one of my goals for this year.  :)

Tapos ko ng bayaran ang equity namin,tapos na rin kami mag seminar ngayon magiintay na lang kami ng take out ang tanong kung kelan yun hehe pero di naman kami nagmamadali.
