^sis usually nasa around 10% to 20% ang equity, pero depende nanenegotiate naman  yan ng staggered din, check mo rin sa bank.

normally ang equity goes like this:

Equity = TSP (Total selling price) - Appraised amount (of bank or Pag-ibig)

Here's my experience. :)

I got a house a year after i graduated from college, 2007.
Paid the developer 2 years.
Nagkaroon ng recession so dapat after 2 years nakuha ko na yung house pero the year after pa.
soon as natake out na yung house, nagbabayad na ko sa pag ibig.
Started paying since 2010 until now.

When i checked the statement, 25k palang ang nababawas ko sa PRINCIPAL ng house.
so 3 years na ako nagbabayad ng INTEREST palang. :)

yes sis puro monthly amortization lang. Para sa principal i need extra money talaga e wala naman ako nun!

nakakalungkot lahat ng perang naihulog ko interest palang! lol

^ganun nga talaga. kaya ang 500k nagiging 1M+ eh. Sad talaga sa tulad nating walang pangbayad ng cash. Ang isipin nalang natin sis, atleast meron tayong masasabing atin talaga. Hehe!

sis geishaslut, mukhang complicated yan. kung ako ang buyer di ako papayag na hindi naka-hati ang title nung property. magastos din kasi ito eh, sa case mo, mukhang walang pera na panggastos yung mayari para mahati yung property nya, at dun sa 50% mo pa kukunin.

kung gusto nya ibenta yung isang portion ng property nya, ipahati muna nya. from there tsaka kayo mag-transact, pero wag ka na ma-involve dun sa proseso ng paghati ng property.

Sorry sis aicute ibig sabihin kunwari 10k per month ang bayad mo kay Pag-ibig peronlet's say 50% niyan e Interest Rate lang? So konti pa lang nababawas sa actual loan amount? Magkano ba yun loan amount if it's not too much to ask?

loaned amount ko sis is 750k. Since tayo naman ang magbabayad sa developer e ng ibang amount diba.

so ayun, sa ilang taon kong pagbabayad, kaloka, baraya palang ang nababayaran ko sa principal ahha.

hi mga sis, just need your advise. a relative of mine is selling their house and plan ko i finance through pag ibig. i believe, upon application, they will appraise the value of the house and approximately, 80% of the value of property could be the loanable amount. tama po ba? and upon application ba, kelangan ng naka name s akin yung property? also, meron kaya seminar about this process? yung usual kasi nakikita ko e pag yung in construction pa lang yung bahay (like from house developer). tia :)
