I need your inputs mga sis:
1. May deliquent account kc kmi ng husband ko sa hsbc ako at metrobank sya. Sa tingin nyo i can or we can still apply a housing loan sa pag-ibig?
2. If no ang answer sa #1. If ever masettle ko ang accounts ko with hsbc, can i pursue na kaya? Or kailangan clear din status ng husband ko pra ma approve ako since marrier kami?
3. One of my optiona is we will apply the loan through my MIL na ofw. Sa tingin ko ma aapproved pa sya knowing na 57yrs old na?

1. i am also a cc defaulter, i didn't encounter any problem
2. i'm not sure if it will affect your pagibig loan appliction, kasi up to now hindi pa ko bayad sa cc ko and yet nakalipat na ko sa house ko na loan sa pagibig
3. ang alam ko sa pagibig loan application, borrower should be at the age of 60 or 65 by the time na bayad ka na dapat otherwise adjusted [textspeak!] monthly or terms

hi sis stormy_princess i think walang paki alam si pag-ibig with your account sa cc...if kay bank ka magloloan for housing purposes yun for sure hindi ka maapprove. mas thorough kasi ang investigation ni bank as compare kay pag-ibig. And may mga kakilala akong defaulter and yet nakapag loan kay pag-ibig ng housing, ngayon nakatira na sila sa mga sarili nilang bahay. Hindi big deal kay pag-ibig kung default ka.

wow ang affordable. sis saan to? meron na ba na RFO na? Accessible ba ang lugar for public transpo?

sis sa Legian 2 yan, in Imus Cavite. Yung nakuha kong house nung 2012 pa so mura talaga ang DP. Right now nasa 75K na DP, currently ginagawa na yung Phase C.

As for transpo, accessible naman sya, may tricycle palabas ng NIA road, where Legian is located then bus lang na pa Cavitex.

since na thru Pag-Ibig financing ang kukunin kong bahay san ba papasok na si Pag-Ibig na magbabayad?

Sa downpayment pa lang or sa monthly amortization na?

^amortization na sis... ang downpayment or equity usually either sa developer mo na babayaran or directly sa seller, staggered or cash.

it takes a while actually, hindi lang 1 month. i-clear mo sa kanya sis. eto ha bigyan kita ng usual process sa housing loan, based on my experience.

jan 2012 - tripping
march to august  2012 - 6 months payment ng DP ko
sept 2012 - fill up ng makapal na docs - loan application, contracts etc, submission of PAG-IBIG loan req's
oct 2012- submission of my PAG-IBIG loan application (may kabagalan pero normal na daw ito)
dec 2012 - scheduled for PAG-IBIG orientation
jan 2013 - received notice that PAG-IBIG loan was approved.
june 2013 - move in

some experienced sooner, others later pa nakakuha ng approval. pero isa lang ang sure, dapat approved na ang PAG-IBIG loan mo before ka makapag move in sa bahay. unlike before daw na while processing pa ang PAG-IBIG pwede na lumipat. wala na daw ganun ngayon. hope it helps. :)

try ko sana mag-ask baka may ganito kayo experience. yung father ko kasi retired na eh may balance pa kame around 120k sa house namin to full pay it on mortgage. ayaw na kami i-allow ng restructuring ng NHRMF. Full updating nalang daw wherein i-settle namin yun arrearages namin na 50k tapos proceed with the monthly namin na 1.4k for 5 years. another is to full pay it worth 110k.

i am wondering if accept ng pagibig yung housing loan na 110k para sa pagibig nalang ako magbabayad. sa father ko yun name ng house pero retired na siya eh so ako nalang magbabayad sana

ask ko lang po pag na approve na ni pag ibig iyong housing loan si developer ibibgay na title ke pag ibig diba?

hindi maaprove ang loan unless di i transfer ni developer iyong title ke pag ibig?

hi sisses, may idea ba kayo kung how much ang nagiging equity? yung gusto ko kase na house is forclosed ng bank, pumayag naman sila na through pag-ibig financing, ang problem ko lang is kung magkano kaya ang aabutin ng equity. yung property kase costs P1,341,000.00. syempre ang pagtransfer ng title nyan mabigat na sa bulsa so I'm thinking if kakayanin ko yung equity. :-\
