^pwede po yun bale ang mangyayari after mo mag loan. Iincreasan ng pagibig yung monthly contribution mo sa kanila. Basta 24 months kang ng nagbabayad montly ng contribution. Pwede kana mag loan.

^ ah, ok.. Salamat po:-) Akala ko kasi, kelangan 24 months dapat ang contribution ko na pasok sa bracket. For ex. dapat for 24 months, 950/month ang contribution ko eh. hehe

nope kahit minimum contribution kalang pwede kana magloan kung magkano ang kaya based on your salary. TApos saka iiaadjust ni pagibig yung increase ng contribution mo once na napprove na yung loan mo.

Yung 24months contribution, yung active po ba? Pano po pag halimbawa naghulog ng almost 3yrs, tapos na-stop at maghuhulog ulit, kelan na pwede magloan?

yung equity ata yung binabayaran kay developer sis, then monthly amortization yung kay pag-ibig. Yung equity yun na ata yung downpayment mo which is payable for a certain period of time. Eto yung pagkakaintindi ko sa amin, kasi we are paying din sa equity ng baha ngayon.

may kinuha kaming house and lot in cavite naka pag ibig loan na sya pero ang contracted rate lang naman is nasa 500k total price na sya.. question can we still get a lot through pag-ibig housing loan? pwede ba yun?

^sis, pagkakaalam ko, dapat mabayaran muna yung isa before ka ulit makaapply ng loan. Kung ang h&l nakapangalan sa yo, si mister pwede makaapply for the lot.

MGA SIS, HELPPPP!

We are buying a housde & lot na 1.8M ang selling price. I-aapply ko to sa PAIBIG and payag naman yung seller. Magbibigay ako ng 50k na DP para magawan na ng Contract to Sell. Pero sabi ng ahente, Capital Gains Tax lang daw ang sasagutin nung seller, ako daw sasagot nung mga gastos sa paglipat ng title, etc. May sinasabi syang 3% at 6%.  Ano yun? Na stress ako kanina kaya di ko natanong, pero sabi nya hindi raw sagot ng seller yun kasi daw yung bayad ko sa bahay na sa PAIBIG manggagaling ay hindi pa mapapasa kanya till malipat yung mga titulo, etc. Hala, ang dami din palang gastos kahit sa PAGIBIG, huhuhu. Kanina lang 1k na yung pagkuha daw ng mga papeles sa Registry of Deeds (certified true copies). Pls enlighten me, huhuhu! TIA!

^here's how it goes:

since ipapasok mo sa Pagibig ang loan mo, Pagibig will require you to transfer the title first before they release the FULL loanable amount which is the payment to the seller.

normally, ang seller talaga ang nagsho-shoulder ng capital gains tax, depends sa negotiation nyo (6% of the TSP stated in the Deed of Sale), together with this, the other fees that you will shoulder are the following:

1. documentary stamps (P15 per P1,000)
2. BIR clearance fee with stamp (minimal amount lang ito)

then after paying these to BIR, you will get the CAR, this document, you have to submit to Registry of Deeds for the transfer of title, you have to pay the following to the City Treasurer's Office of your municipality:

1. Transfer fee (0.8% of TSP)
2. Service Fee and doc stamps
3. Registration Fee  (1.5% of TSP)

then wait ka na lang for some weeks for the release of the title.

Upon release, Pagibig will require you to annotate the title, there's a certain fee for this as well, I forgot the percentage, pero significant din ang amount na ito. After paying, wait ka ulit ng ilang weeks. Upon release, a Pagibig representative will be with you to claim the title, hindi mapupunta sa iyo yung title, kukuha ka lang ng Certified True Copy ng title, yung original na title na annotated, kukunin nung taga- Pagibig, at dun mag-po-proceed ulit ang processing ng Pagibig loan mo.

by the way, let me add pala... upon execution of your deed of sales, meaning pag na-notarize na yan, magbibilang na yung count ng BIR for you to pay the Capital gains tax, you are only allowed around 30days to 45days to pay, otherwise mapepenalize ka.

If someone will get a housing loan thru PAG IBIG may surveyor pa ba na pumupunta sa bahay to measure the house and lot?

Yung kapitbahay kasi namin may kinuhang aroung 2meters width and 10meters length sa side ng bahay namin. magkakaproblema kaya if magloloan ako?

Hi mga sis. Ask ko lang pano kapag renovation lang ang i-loan? Ano mga requirements? Pwede rin bang ako lang ang magprocess pro pag ibig ni hubby ang gagamitin ko. Ofw sya and wala sya dito ngayon. Gusto ko na sanang ipagawa un bahay namin at makalipat na. Thanks.

^sis, ipa-check mo yung property mo from a geodetic engineer, malalaman mo kung anong point to point ang area ng nasasakupan ng property mo. kung may 2meters nga na makitang kinuha ng kapitbahay mo, they have to give up that portion to you.

may pinatayo sila sa part na yun.. garahe at part ng kwarto... do you think we have to pay them since masisira yung structure, para lang mabawi yung part ng lupa?
even my tita's who visited us nagcomment na bakit biglang lumaki yung lote nila...eh dati daw maliit lang talaga yung lote nila...

^i don't think you have to pay them... if I were in your situation, I wouldn't. in the first place, iyo yun bakit kailangan mo sila bayaran. and I am sure they are aware na, kung alam lang nila ang area ng property nila, that they got a portion of yours.

ipa-geotic engineer mo yan sis.

at the end of the day, they really have to give up that portion of land.

imagine 2meters x 10meters... 20sqm yan, isang condo unit na yan ah!!!

question sis: bakit nung nagpapatayo sila ng structure dyan sa property nyo di kayo umalma?

we were living in Cavite then and si lola was teaching in Manila.
