hi sis mylife, sa pag kakaalam ko pwede yun pero hindi me din sure eh... dapat sa una palang sa PAG IBIG ka na mag apply para hindi ka na din maguluhan...

sis pre-owned po ang napili ko from a family friend.. actually bibilhin ko pa lang siya..

but i did a lot of research kaya po marami ako alam about pag-ibig housing loan saka tumatawag ako lagi sa hotline nila :)

...lagi ako nangungulit   :P

hehe galing mo naman sis mylife... yup dun nga yung nakuha ko.. dun lang kase mura and may daan din kaseng papuntang quezon city... mataas naman yung lugar niya natry mo na tumingin dun? sige ask ko si yung agent ko kung may alam siya sa may marikina... pero kase mahal na kase lupa sa metro manila eh... merong mga RIGHTS lang pero kase mahirap yung ganun... hindi ka sigurado dun..

sis mylife nung dumaan nga kaming LITEX mabilis lang, 20mins nasa eastwood na kame..
pre selling palang yung nakuha ko nakapag pareserve nako and yet yung pwesto nalang wait ko para malaman ko kung mag kano yung Down Payment ko monthly.. row house kase yung kinuha ko..

Share ko lang po yung experience namin. Kakaapprove lang po ng housing loan namin. Originally, gusto po sana naming kumuha ng 2 units then papatayuan ng 1 house kasi masyadong maliit [textspeak!] property. Sabi ni developer, nakapackage sya, dapat 2 units with 2 houses talaga. What we did, we look for unit na mas malaki ang lupa at sa awa ng Diyos, nakahanap naman kami ni hubby kaya instead of around 650k lang sana per unit naging 1M+ sya. Dapat meron kang atleast 30k monthly gross income  para makaloan ka ng 1M kay pag-ibig then mga 12k naman for 450k. We were given 2 options, take 1M para mas maliit [textspeak!] equity na babayaran namin or 750k pero mas maliit [textspeak!] monthly amortization. We took 750k payable for 10 years. We are paying around 24k per month for the equity for 14 months then aroung 10k per month for 10 years. Kapag 30 years kasi we will be paying around 7K per month. Feeling ko, mas ok na [textspeak!] 10 years lang kukunin ko na loan atleast after nun, we can still save or invest for another one for our retirement naman.  ;)

Since kay hubby nakaloan [textspeak!] H&L, pwede ba ako makakuha under my name for housing renovation? or dapat ma fully paid muna ang bahay before makaappy ng loan for renovation? Thanks.

^^ Sachism. ok sana sis kung isa sa inyo nagwowork sa bank kasi meron silang housing loan na mas mababa ang interest compared to outsiders. I would still recommend Pag-ibig kasi based sa experience ng kapatid ko, they applied for H&L loan last 2007, may times na nawalan ng work [textspeak!] hubby nya kaya di nila nabayaran [textspeak!] monthly amortization for 8months ata, after nagkawork [textspeak!] hubby nya at kapag-ipon, chineck nila kay pag-ibig kung pwede pa nilang icontinue, sa awa ng Diyos, nakuha pa nila ulit [textspeak!] unit. Naku, kapag sa bank nila naloan un, siguradong foreclosed na [textspeak!] property nila. So kahit papano, may puso pa rin si Pag-ibig.  :D

Ang agent na lahat nag-asikaso sa amin sis. Sinubmit lang namin lahat ng requirements na kailangan nila. After we paid for the down payment, within a month, nakapagsign na kami ng contract and start na rin ng bayad sa equity. I think, tinitingnan lang naman ng pag-ibig yung monthly salary at contribution. From there kasi alam mo na kung  pasado ka o hindi.

1. Pwede kaming dalawa ni hubby magapply right?
2. Need ba talaga nang agent to process our loan or pwede kami narin?
3. Matagal ba ang process bago ka ma approve?

****most of the time, kapag nakapag-submit ka ng initial requirements and paid 1000K for the processing fee, it will only take 15 days para malaman mo kung approve ka or hindi... AFAIK, ang matagal is pag process ng mga documents from governtment offices like BIR, capital gain tax, etc :)

Hi po,

Pano po kung ang loan amount mo is worth 2 million, then yung current salary mo is 60k per month. Kaya lang yung contribution mo sa pagibig is just 200/month lang? Pwede kaya yun?

Pasok naman yung salary bracket ko para maka loan ng 2 million kaya lang yung monthly contribution ko ay hindi. Paano po kaya pag ganun?
