ask ko lang po what if may extra money na gusto kong ibayad sa pagibig loan, pwede po bang sa pinakamalapit na pagibig branch na lang magpunta? or dapat sa main office sa makati? or dapat kung san ka naka-register?

Ano ano po mga requirements? Pwede po kaya kame ni hubby dito? kasi if combine namin earnings namin mga 20 to 30 thousand ang income namin monthly. Pwede po kaya kame? Saka pwede ba kaming mag lumpsum  para maqualify kame? Thanks in advance :)

Hi sissies, I have a question and it bothers me a lot since we're planning to avail a rent to own unit. I've been employed for more than 3 years sa previous company ko and they paid my contribution while I was there. But I resigned, at 3 years na din akong hindi employed so hindi na nabayaran contribution ko. Will I be eligible for a housing loan? Considering that I've paid the minimum 24 months required contribution?

^^yanmae as long as active member kayo ng pag-ibig with a total of at least 24 months. my wife is earning somewhere within your range and we were able to do a housing loan around 750K payable in 30 years.
^anne i think you should be an active member for at least 6 months yata or 1 year. and a total of at least 24 months contribution.

you can go to pag-ibig website and check their FAQs to confirm or best to call their hotline

@sis whitebishop thank you sis. ang sakit kasi sa puso pala pag nakikita mong sa interest lang napupunta yung payments kaya gusto ko na makabayad ng malaki as much as possible  :P

^sis cream_puffs. you shouldn't feel bad about the interest. ito po kasi ang concept dyan... debts are not entirely negative. there's a a good debt and a bad debt. i thin investing on a property is a good debt since it appreciates it's value over time. the interest rate is simply for the inflation rates. para sa akin if you can use the money to invest it in something else to gain much more than the interest rate of pag-ibig. invest mo na lang dun. it's a misconception minsan na maganda ang buhay na walang utang. while it's fundamentally true but the richest people has millions/billions of debt but that doesn't mean that they are not successful or happy or poor. just my two cents. the whole idea is cashflow. if it is reducing the debt is what you want then okay naman pero if you can invest it elsewhere and beat the interest rate of pag-ibig. much better. just to share, my wife and I took a loan at PAG-IBIG for 30 years an amount of 750K.  we pay somewhere at 5K a month. sounds nonsense because we can actually pay for that whole amount, but what we are earning/saving we are taking to other investments and the 5K a month is just considered a monthly expense.  after 30 years we know that the Lot price appreciation can cover for all those interests we paid. ^_^

I agree with whitebishop, that investing on property is a good kind of debt. kasi nga its value appreciates over time, lalo na if you get one in a good location. saka isipin mo na lang, sa panahon ngayon, mas madaming tao na mangungutang para makapasyal abroad, makapagpalit ng bagong gadget, even makakain at the newest and hippest restos...pero ikaw, your utang goes to a home you can call your own for the rest of your life, mapapamana mo pa sa anak mo. :)

paying mortgage on a monthly basis is definitely not easy, mabigat pa nga sa bulsa (in our case we pay around 12K monthly). Pero lagi naming iniisip, we can spend the 12k every month na hindi man lang namin napapansin san napupunta, at least ito ngayon, sa bahay. :)

hello sis, you can pay sa nearest branch.  we have our pag-ibig loan at makati, and paid extra at their imus branch.  you would just have to ensure that your amortization is up to date, and the extra money will go to your principal loan.  after a month, you can ask for update of loan status.  they will show you a piece of paper with the number of years or months na deducted in your terms.

may point ka maam, but personally I prefer na magbayad na lang kung may extra sa panahon kasi ngayon ang hirap makahanap ng pag iinvestan na company kung tatago mo naman sa bank ang liit ng interest di nya kaya i compensate yung rate sa pagibig. Saka for security purposes na din kung bigla mawalan ka ng work ala na pambayad.

Meron ba ditong nakapagloan na ng condo unit through Pag Ibig? Would you know kung anong mga condo ang pwedeng iloan sa pag ibig? Kasi usually, they advertise na cash,deferred, in house and bank financing lang ang inilalagay nila sa payment options.

ex: sa AMAIA projects kaya pwede i-apply sa pag-ibig loan?

kung lot po ang bibilhin pwede po yan kausapin mo muna si seller kung ok lang sa kanya na i loloan mo kay pagibig pag pumayag go. apply ka kay pagibig then pupuntahan ni pagibig ang lugar to appraise kung magkano ang kaya nilang ipaloan sayo. pag mangyari na ex 1m asking price ni seller and kay pagibig 700k lang ang upraise you need to make a cash out for the balance.

ang hindi ko lang sure kung pwede ka pa ulit makapag loan ng pampatayo mo ng bahay considering na kunyari na approve na ni pagibig yung loan mo para sa lot. pag i loloan mo kasi is for construction ng house dapat yung title ng lupa is nakapangalan sayo.

maam depende po yan sa developer eh kung pwede sa pagibig. Ang alam ko na pwede idaan sa pagibig if your familiar ah yung kassel jan sa paranaque and yung villa alicia its not kind na typical na condo na high rise and bigtime developer ah.

hi sisses! noob question, sa mga nakagamit na ng amortization calculator sa pag-ibig site.. ano po yung repricing period? hindi ko alam kung anong dapat kong piliin. :P

1. repricing period is after that number of years e magbabago ang interest rate based on the prevailing market rate so pwedeng tumaas or bumaba ang interest (i suggest you read more about loans regarding fixed rate and variable rate)

^ in addition to sis caramelli 's question, so as long as naipasa lahat ng requirements e sure na maa approve yung loan? Yung house kasi ng Tita ng husband ko bibilhin namin and we are planning to get a loan from Pag-ibig worth 1.5M. We are planning na ipaayos na yun habang naghihintay kami ng approval. Para kapag na approve na e lipat na agad kami. Worry ko lang is baka hindi ma approve?
