yup mas mura nga ang foreclosed pero parang malabo yung tanong mo sis
bank then pag ibig then foreclosed.

alam ko kasi ang procedure ng sa bank kapag foreclosed or buying any property.  lagi kang maghahanda ng 30% equity.

sa pag-ibig hindi ko alam kung paano ang systema nila.

marami na akong nakitang foreclosed property.  kapag bank ang nag-foreclosed sa kanila rin mabibili.  BDO lang ang alam ko na pwedeng ifinance ang foreclosed property ng ibang bank.

^^same procedure i-a-appraise din muna yung property ng Pag-ibig.

any idea kung paano naman if naka-loan pa sa pag-ibig at assume balance daw sabi ng nagbebenta.  legal ba ito or malaki ang chance na ma-scam ako?

^samin din, ganyan, nakamortgage pa sa pagibig and the remaining unpaid balance deducted sa naloan namin to pay for the TCP na napagkasunduan namin ng seller.

i remember nga sis younis, nagpm nga ata ako para magtanong ng procedure kung pano ang system ng pag loan pag assumption of mortgage, thanks nga pala   ;)

tama ba ang thinking ko na mas makaka-mura ako kapag ganito? kasi ang babayaran ay iyong dating appraised value ng H & L? or i-appraise sya ulit?

^i-a-appraise ulit yan sis. makakamura ka kung magiging maganda ang deal nyo ng owner.

like in my case before, the owner sold the house at P1M, ang naka-loan pa sa Pag-ibig was around P450k, so I paid the owner P550k, then yung P450k inassume ko with Pag-ibig.

Pag-ibig appraised the property for P900k lang, then they approved a P2M loan for me. inaalok ako na isagad ko daw ang loan kahit P1M pwede ko daw ipang-house improvement. pero hindi ko inavail. ang inavail ko lang yung P450k na loan.

^sis ask lang, di ba 70% of the appraised value lang ang pwedeng ipaloan ng pagibig kung hindi brand new, if the appraised value of the property were 900k, that's 630k lang diba? pano naapprove ang 2M? ano ng loan ang tawag dun? thanks

^---malaki siguro ang payment capability ni sis younis.  Pag-ibig also considers your financial standing.  Kung malaki ang source of income mo.  Lahat naman kasi 200 per month lang ang contribution unless na palalakihan mo talaga.

Naku ibig sabihin di ko pala pwede isabay yung pag car loan ko baka di ako aprubahan ng pag ibig. May nakita ko loan table sa pag ibig site nga ba yun, yung table kung magkano pwede mo maloan depende sa net at years to pay..

sis babyseth, marami silang tinitignan na factors kung bakit pwede ka nilang ipa-loan ng maximum. isa na yung contribution at lalo na capacity to pay, kung gagawin mong co-borrower mo husband mo, mas lalaki pa yung probability na mas lakihan pa nila yung loanable amount na iapprove.

husband and wife are always taken as one... automatic na co-borrower ni wife si hubby, kasi magiging conjugal property nila iyon

i'm not sure for siblings or parent & child, kung i-consider ni pag-ibig na co-borrower sila   ???

^nope. hindi automatic na co-borrower ang spouse kapag nag-loan sa Pag-ibig yung isang spouse. But its true conjugal ang property kahit ang nagloan sa property eh yung isa lang.

kapag naging co-borrower mo husband/wife, kayong 2 ang naka-loan sa Pag-ibig. In my case, ako lang ang naka-loan, hindi ko co-borrower ang husband ko, in effect, pwedeng mag loan din ng separate ang husband ko.

^this was not our experience last year. pag-ibig said that the spouse is automatically the co-borrower.

here's my experience.

i got a townhouse at cavite worth 800k when i was 21 y/o that's 2007.
Paid downpayment for 1 year  sa developer
house should be ready by 2008. Nagkaroon ng problema dati sa real estate.
1 year ako hindi kailangan magbayad kasi di pa ready for occupancy yung house.
2009 i started paying again sa developer na naman.
2010 i started paying sa PAG-IBIG.
i was able to loan 650k thru pag -ibig housing loan.

so 2 years plus na kong nagbabayad that's 120k total na nabayad ko.

when i checked my account statement, ang utang ko sa pagibig house loan na 635k.

In short, sa 2 years kong pagbabayad sa pag ibig, 15k lang ang nabawas sa total loan ko.
Yung 105k ay napunta sa interest at insurance. :)

^tama ganun talaga. kaya kung at the end of the year may pera kang extra, ibayad mo na sa loan mo APPLY TO PRINCIPAL dapat gang mag zero sya.
