I just recently acquired property thru pag-ibig, sa Eastwood residences, Rodriguez ako nkakuha, ok naman yung place, presko and maganda. Ok din yung verdantpoint as developer, mabilis ang turn-over, saka after ng down payment, gawa na agad units. After turn-over, you can pay agad sa mga pag-ibig branches if hindi ka maka-drop by sa office nila. Hindi kagaya sa iba na required ka mag-issue ng post dated checks for 24 months. Wala yun sa kanila, just make sure you keep all your receipts. Madali din sila kausap.  :)

Right now I'm eyeing for a house and lot pero mukhang malabo na magpapagibig financing sila.


Anyway kapag release na ang check dapat nakapangalan sayo db?

If I only knew na pwede pala taasan 'yung contributions mo dapat pla ginawa ko na dati. And since 100 lang ang contributions ko, malamang kapag 1m 'yung value nung bibilhin ko, I should have enough funds to shell out na hindi makokocover... I'm 23 years old and ive waited this long para makapagloan but looks like i'm back to square one when I read your posts here. Negosyong apartment sana papasukin ko pero right now mukhang malabo na mangayari 'yun

I'm planning to increase my contributions to 1k per month and probably wait again for a year. Ipon muna ako at mag-iisip ng other investments na pwede pasukan.

Saka hindi naman ako naghahanap ng house talaga. Pang negosyong lupa talaga hinahanap ko. Haaay.

when you loan the check issued will be under the name of the seller.
ang alam ko sis na factor for loan is yung age mo and yung capacity mo to pay. yung contribution mo as long as regular yung payment mo sa pag-ibig it should not be an issue.

Tama ganon talaga.  tama din sabi ng other sisses dito, by that time, yun na value nung bahay. or more pa nga.  actually kung icocompute mo, it's only about 6% interest per year.  choice siguro na lang yan if you choose a shorter term, pero lalaki ng onti ang amortization mo.

Thanks sis. =) Pano yung procedure in applying a housing loan from PAG-IBIG? Do we need to go to any Pag ibig office muna to check what requirements we will need? Tapos sila na mag explain pano? Kasi I read from another thread na wala nang seminar daw e.

hi sisses! correct me if i'm wrong, ang first step para mag apply ng housing loan through pag-ibig is to look for a house muna? meron kaya silang list ng properties na ino-offer din sa mga members nila? ang hirap din kasi maghanap ng house and lot.

Hahah Tama pala sila. *sigh. Looks like pahirapan ng hanapan ng bahay ngayon. My contributions for the past 3 years is only 100. If i only knew na pwedeng taasan or depende sa contributions mo 'yung malo-loan mo, I could've done it a long time ago. Anyway, better late than never. Tataasan ko contributions ko this year and hope na I can loan at least 1m or more by next year. :'(

Mag-aabang ulit ako next year.  :-[

^^^ako ata ang sumagot kay sis kiz_me1109 na wala ng seminar sa kabilang thread   ; our housing loan application kasi was approved last september 2012, and we got a house and lot na still mortgaged pa sa pagibig,so kami talaga ang nag asikaso ng paper works, hindi ako sure sa process ng application pag developer assisted   ;)

in our case kasi, ilang months din ang nasayang kasi akala namin, pag hindi kumpleto ang requirements, hindi pwedeng pumunta sa counter ng housing application procedure, kaya dun muna kami sa inquiry section nagtatanong, pero unfortunately, hindi accurate yung sinasabi nila.  yun pala, pwede pumunta directly dun sa counter at sila ang makakapag advise sa yo ng tamang procedure at requirements based on your type of application.  pero you can prepare na din some of requirements kung available na rin (you can see the list on their website), hindi naman nila itutuloy ang procedure kung kulang based on their given checklist, talagang magpapabalik balik ka pag di kumpleto   :)

after you completed the requirements, they will schedule the date of inspection for appraisal of the property, since hindi naman brand new ang inapply namin, layout lang ng bahay ang pinrovide namin.  I think hindi sila mahigpit sa layout, kahit simpleng drawing lang ng bahay,basta malinaw ang dimensions at naiintindihan ng mag aappraise   ;)

Then after that, just wait for info from paigibig for the Notice of Approval, dito mo na malalaman ang granted amount of loan.  In our case, hindi namin iniexpect na mejo malaki ang appraisal amount, so we requested na mas lakihan pa ang applied amount of loan, so another 2 weeks of waiting time again to prepare the revised NOA. We also prepare another deed of conditional sale pala, kasi dapat mas malaki ang amount of loan or same amount indicated sa deed of conditional sale kesa sa applied amount of loan.  Once you received the NOA, magbibigay sila ng checklist for the requirements again para sa processing na ng payment of loan, dito na nila hihingin ang notarized deed of sale, TCT transferred on your name, BIR forms at mga documents na binigay nila for notarization, once completed, wait again for their text or call for the pick up of check.

Ang nagpapatagal talaga ng process eh ang pag asikaso sa mga government agencies like BIR at register of deeds.  Sa amin mas tumagal ang pag asikaso, since naka mortgaged pa sa pagibig yung property, sa pagibig mo rin kukunin ang TCT before you can proceed sa RD, kelangan mong magpabalik balik para sa schedule nila  :(

Pwede ba magbayad ng sobra for pagibig housing loan? We purchased h&l sa cavite at 5k per month for 30 years to pay.. parang ang laki nga ng interest kaya sana magbabayad ako pag may extra money

^yup pwede yun irerecompute nila yung loan mo... but then again ang hindi ako sure is kung pwede i shorten yung maturity from 30 years to lower. does anybody know?  I doubt that this is possible. it's either pay a lumps sum or wait for 30 years.

ang alam ko hindi pwede i-shorten ang number of years, or maybe this is case to case basis, eh kung P100k na lang natitira sa loan mo then I think pwede ipa-restructure. pero kasi nung tinanong ko ito sa Pag-ibig before, ang sabi sa akin, hindi daw pwede. so kahit every year kunwari may pera ako, magbabayad ako dapat daw laging APPLY TO PRINCIPAL para nababawasan yung principal, gang mag 0 na ang principal.

sa lumang patakaran ng pagibig pwede magpa restructure ng terms pero once lang, pero ngayon bago na di ko sure kung pwede magpa restructure. Now iba na din rate nila meron ng repricing ek ek eh. Palagay ko nga mas ok pa din yung dati na fix yung interest rate regardless of how many years to pay. Inaantay ko na lang din matapos yung equity na binabayaran ko para malaman ko na talaga kung ano na process sa pagibig now.

^pwede pa rin sis pero isang beses nalang daw. Pero sabi nila hindi daw nila ini-encourage iyon, mas okay daw ang APPLY TO PRINCIPAL. Halimbawa daw kasi 5k lang ang monthly currently, then napromote at kaya na magbayad ng 10k per month. So magpaparecompute daw para mas maikli ang term. Then after ilang mons/yrs, natanggal sa work or may nangyaring biglang hindi na kaya ang 10k per month. Eh hindi na pwedeng magparecompute ulit, ayon. Madami daw kasing nabablack listed na ganun ang case, sayang naman daw kasi.

mga sis, let say complete H & L na ang bibilhin ko.  same ba ng sa bangko, i-appraise muna nila ang property, then 70% to 80% lang ng appraised value ang pwede i-loan sa pag-ibig?

napansin ko kasi mas mura kung foreclosed ang bibilhin ko na property or iyong binebenta ng mga aalis na ng bansa.
