sa pagibig sa pagkakaalam ko dapat sayu naka pangalan yung lupa or house kung gusto mo mag loan sa pag ibig hindi pwede sa nanay mo kasi pag di ka makabayad wala naman habol ang pagibig dun sa property ng nanay mo kasi hindi naman sayu nakapangalan.

re sa SPA di ako sure na pwede SPA lang para ma transfer sayo yung title kasi mahabang proseso ang pag transfer ng title at malaki laki din ang gastos.

bale pag tapos ko mag seminar sa pagibig makikinig ako ng mabuti para ma i share ko dito hehe matagal pa kasi ako mag seminar eh

Nagkaron ng orientatio yung Pag-ibig sa office last May...sabi nila may lalabas na revised procedure for July 2012...lower interest and higher loanable amount yun ang sabi nila...

so I am waiting for this...:)

any recommendation of good developer under Pag-ibig?

sis ang alam ko noon pwede bayaran ng buo. yung ngauon na bago yung 12 months ang pwede bayaran as lumpsum. better attend ka ng pag ibig appoinment tapos magtanong ka doon kasi nagbabago bago sila ng rule. basta for now yan ang alam ko na recent

pa-join in. as someone mentioned na nagbabago un rule, just wonder if yung new rule is applicable din sa nagloan na before. I have an exisiting loan kasi sa PAG-IBIG and iniisip ko kung possible na magloan ng mas higher para naman sa house renovation. bale un previous loan ko idededuct sa magiging bagong loan ko. sana anyone could ask this pag may umattend ng seminar. TIA!

Tama, na-release na yan yung bagong rates ng pag-ibig at yung higher loanable amount.
Eh kahit naman taasan nila kung sa tingin nila di mo kayang bayaran, di rin naman nila tataaasan yung ibibigay sa'yo. :)

"Loans amounting to P400,000 and below will only have an interest rate of 4.5 percent yearly. On the other hand, loans above P400,000 up to P750,000 will have an annual interest rate of 6 percent, Binay said."

Sis ang alam ko bawal mag loan kapag may previous loan ka sa pagibig at dapat pag nabayaran mo na yung loan mo after 24months ka ulit pwede mag loan. Yun ang alam ko.

^ganon pala yun sis..balak pa naman mag loan ulit ng sis ko. pero tagal naman kung after 24 mos pa pede ulit mag loan after mo ma settle utang mo.

Under construction pa rin ang bahay na naloan ko thru PAG-IBIG Purchase and Home Improvement. Direct ako sa buyer. Napakabait nya talaga dahil sinasamahan pa nya kaming magprocess at hati kami sa lahat ng documentation & processing fees.

On the other hand, grabe sa sakit ng ulo ang interim interest. Tip lang sa mga magpapagawa ng bahay at uutang sa PAGIBIG, make sure na hindi kayo lalagpas ng 90days. Napakalaki ng ibabawas sa cheque nyo. Tipong 85k dapat ang cheque nyo, dahil sa interim interest, magiging P30k na lang.

Sana marelease na ang full cheque this July. Tatandaan ko yung combination ng advance payment+deduction from the interest= early releasing ng title. I need to inquire if it's really the interest or principal amount.

Finally, hindi naman mura magpautang ang PAGIBIG. Mahal ang monthly ng 12.50% interest for 2M, 15years term. When we tried 30years, 15% lang ang nabawas sa monthly amortization so we ended up getting 15years.

sis muntikan na kami nakakuha as in nag down na kami sa house pero hindi natuloy. kinonsider namin pag ibig, bank finance and in house finance. payo ko lang sis mag pa extend kayo ng down para zero interest yung bayad ninyo para kumonti yung loan. mas maliit na amount na iloan mas maganda. kaya paghandaan ang down payment ipon kung ipon.

hello possible ba makakuha ng pagibig loan un mga unemployed , then babayaran un pagibig in full amount of 1 year or 2 years.. example 4 years na walang work..
