this is also what my friend who works for Ayala Land told me.

I stopped my contributions to PAG-IBIG kasi when I moved to the Middle East and recently ko lang ulet na-activate. When I asked my friend if I can pay the lumpsum 24 months agad, sabi nya hindi na nga daw.

Sis, honey_iya, ano yung 12 months lang na namention mo?

^Dun sa 24 months sis,yung 12 months ang pwede i-lumpsum then yung 12 months huhulugan mo monthly. ewan ko lang now kung same parin,baka binago na naman.

 ^ Parang ang alam ko, basta may enough contributions ka, sure na approved ang loan application mo.

It is just a question of "how much" they are willing to loan you. Pwede kasing apply ka for 2M na loan. Approved ka nga, pero approved lang is 700K. Parang ganun.

^ ahh... sana naman maapprove yung amount na i-loan ko.. kasi paayos namin title at house ipaparent namin para may income parents ko.. pareho na kasi sila retired.. may bracket ba yun sis depende ba sa sweldo?

share ko lang din sa mga sis nandito regarding sa pag ibig loan if your housing loan is 15-30 yrs to pay tapos magkakaroon kayo ng extra money, ibayad nyo na po agad para madaling matapos ang loan period nyo. hindi po advance payment ha, sabay nyo po ibabayad sa monthly dues nyo tapos yung extra money eh sabihin nyo ideduct nila sa interest. ganun po kasi yung ginawa ko sa bahay na kinuha ko sa pag ibig kaya now nasa akin na ang titulo.

kasi po pag advance payment lang gagawin nyo, ganun pa rin siya katagal remember pag mas matagal ang loan period mo mas mahal ang interest. maganda po combination ng advance payment+deduction from the interest= early releasing ng title  ;)

sis ela, ask ko nag about dun, kasi ang alam ko if you loan for any amount, hdmf will compute it na yung loan mo at interest din. like lets say you loan 500K, so if interest is 200K therefore you wil pay 700K in years na you choose. and if you make advance payment they will deduct it on the principal amount, so if before your paying lets say 6k a month, therefore if pay advance it become lets say 4k na lang a month, and if you pay advance ulit, may tendency na maging 2k a month na lang. tama ba yun sis?

I've read somewhere na stop na daw ang lumpsum offer ng Pag-Ibig so hubby decided to work nalang ulit sa corporate world para magka pag ibig kami. I'm nearly done sa down payment and by January start na ng MA ko, naka in house kami sa Dolmar. I was just wondering kung maihahabol pa kaya ang pag ibig ni hubby considering 1 month palang sya sa work? He already had past contributions roughly 3 years din yun. Mabigat kasi talaga ang inhouse. I already asked our developer, and they said for approval parin ito, with matching documents. I already emailed Pag-ibig kaso wala pang response.

hi mga sis. i don't know if this is the right thread, pero tanong ko na rin.
Yung house and lot na nagustuhan namin ng hubby ko is available only thru in-house and bank financing. Gusto sana namin thru pag-ibig kasi longer paying period.  Pwede bang mag-bank financing muna tapos ilipat sa pag-ibig let's say after 2 or 3 years? paano kaya ang process nun?

^^ sis, not sure about that one ha kasi dati when I tried paying in advance lang napansin ko na parang hindi nababawasan yung loan amout ko. tapos may nag advice sa akin sa pag ibig na if may pera daw ako mas maganda kung advance payment ako tapos mag add ako ng 1 month amount ng hulog ko para ibawas sa interest, true enough naman mas madali ko natapos yung loan ko  ;)

nung before ko matapos yung loan ko, dun lang bumaba yung amount na dapat bayaran ko.

try nyo icheck yung loan balance nyo, if may time kayo makapunta sa pag ibig office mag pa print kayo ng statement of account saka records nyo para makita nyo kung magkano pa ang mga babayaran nyo saka para meron din kayo record.

meron na bang naka-experience na tumaas ang amortization sa pagibig due to repricing?
diba dapat kapag nag-advance payment ka, sa principal mapupunta at hindi sa interest?

mga sis, kung may pera kayo ngayon, tapos ita-time deposit at 4% interest, mas okay ba na ibayad na lang sa pag-ibig to fully pay the property tutal kumikita naman sa renta? im renting it out at 1% of the property value per month, so effectively parang 12% per-annum ang kita ko sa rental. naguguluhan ako...

re sa repricing sis, ang pagkakaalam ko meron talaga repricing kasi nagbabago ang value ng lupa at bahay mo so itataas din ng pag ibig ang amortization mo. dapat kasi sis, pag magbabayad ka ng sobra sabihin mo na iless sa interest. iba kasi pag mag aadvance ka lang, hindi nila ibabawas sa interest yun bale advance payment ka lang. dapat kasi pag may extra money ka, pay ka ng monthly amort. + excess money to pay para naman sa interest, tapos inform mo sila na yung excess eh deduct sa interest.

for me sis ha, mas maganda na mag pay ka na lang ng full sa pag-ibig kasi anglaki ng interest eh, sayang naman kung patatagalin mo pa. at least yun pag fully paid ka na, pwede ka na ulit mag save para naman sa ibang investment mo  ;)

what if kung home improvement loan ko thru pagibig?? kasi title nasa mom ko na kaka turn over lang, plan ko sana i loan ko sana sa pagibig. same procedure kaya kapag purchase ng H/L??

sabi kasi sa mom ko kung gagamitin ko daw title need lang daw ng spa?? para malipat sakin title.

parang naguguluhan ako pag mag advance payment hindi dapat sa interest ipapabawas dapat sa principal kasi ayun yung utang mo talaga para mabilis matapos.

sa pagibig sa pagkakaalam ko dapat sayu naka pangalan yung lupa or house kung gusto mo mag loan sa pag ibig hindi pwede sa nanay mo kasi pag di ka makabayad wala naman habol ang pagibig dun sa property ng nanay mo kasi hindi naman sayu nakapangalan.

re sa SPA di ako sure na pwede SPA lang para ma transfer sayo yung title kasi mahabang proseso ang pag transfer ng title at malaki laki din ang gastos.

bale pag tapos ko mag seminar sa pagibig makikinig ako ng mabuti para ma i share ko dito hehe matagal pa kasi ako mag seminar eh
