^ooopss parang I beg to disagree... kung magco-compute ka ng 25-30yrs to pay for example, hindi ka makakamura dito, baka ang ibig mong sabihin mas convenient magbayad kasi hindi malaki ang amortization mo. pero kung susumahin mo mas makakamahal ka dito, dahil the longer the paying period the higher the interest rate. so kung may extra savings ka naman, bakit papaabutin pa ng 25yrs di ba.

My mom bought 2 houses via Pag-Ibig. The first one she already paid in full, the second still in the process of paying for it.

Wala namang hassle, maayos naman. :)

tama nga sis, sa M.A [textspeak!] sinasabi ko. mas makakamura ka monthly pero mas mahal nga kung
cocompute mo as a whole. Mostly ito kasi ang tinitingnan ng iba kasi they don't have savings,
at mabigat sa bulsa ang pagbayad. Although, yun nga, kung may pera ka naman,
you can opt for bank funding. depende lang talaga sa capacity to pay mo. Take note also na,
not everyone ma-aaprove sa bank loan, while sa Pagibig-if you're employed- depende lang
sa bracket mo.

Ang ayaw ko lang sa bank, pag magaadvance payment ka, fixed pa rin yung babayaran mo monthly.
mababawasan lang monthly payment mo. Sa Pagibig naman, pag magaadvance payment ka,
liliit M.A. dahil parang magdidivide ulit siya.

Ginawa kasi to ng sister ko, akala niya liliit babayaran niya. sayang lang advanced payment niya

Agree...the longer the period, the higher the interest. In 2m worth of house finance through PAG IBIG, lets say you pay 20% downpayment and the balance is payable in 15 years, the interest almost equal the remaining principal you are paying.

Kaya nga ang choice ng iba, lot na lang tapos unti unti patayuan ng bahay habang nagkakapera.

ito ngayun ang inaayos namin ni hubbby...sana maging okay naman pag process namin sa Pag-Ibig, mag pass lang kase kami mga requirements sa developer namin, tapos sila na mag file sa Pag-Ibig.

kagad ng deadline kung hanggang kelan processng of papers at what date niyo kailangan

dream din namin ito ni hubby, kaso mukhang malabo pa ang pag attend namin ng seminar sa Pagibig kasi inuna pa namin uyng educational/life plan ng anak namin, 5 years to pay din yun. Kaya makikibasa muna ako sa experience niyo mga sis :)

^^sis usually kase talaga pag sa Developer kumuha ng house & lot, sila talaga nag process, after ng down payment sila mag file ng loanable amount kung san gusto ng client, kung in-house, bank or Pag-Ibig, need lang gawin ng house buyer eh may comply sa mga requirements, so talagang naka depende sa kanila kung kailan ang turn-over ng unit, syempre pag na grant na ng Pag-Ibig yung loan... ;)

^sis "attendance to the housing loan counseling is no longer required", hindi na sila nag coconduct ng Seminar sa Pag-Ibig, sa Pag-Ibig mismo galing yan. ;)

^ sis sa mga accredited developers lang ba yan? Pag ang developer mo ay hindi accredited sa PAGIBIG, ikaw pa din magfafile? May nakaexperience na ba nito?

^hindi ko sure sis kung may accreditation, yung kaseng Developer namin may options sa kanila, in-house, bank or Pag-Ibig...kami na lang pumili ng Pag-Ibig

^ganun ba sis, dumaan pa ba kayo sa broker? actually sis yung agent namin under sya ng broker, then sa broker namin pass mga requirements pero sa Developer kami nga issue ng cheque for DP sa house & lot

mga sis.. bibili kasi kami ng mom ko ng lot. ano mas maganda? ipasok sa pag ibig before o after malipat sa name ko? kasi magpapatayo kami ng apartment. baka mag short kami kaya mag loan kami sa pag ibig. may nakapagsabi kasi samin mas maganda kung hindi pa nalilipat sa pangalan ko yung titulo para daw malaki maloan sa pag-ibig. parang nag loan daw para mabili yung property yung lalabas. kelangan kasi namin medyo malaking loan para lang mapaayos yung property. yun kasi gagawin namin source of income para sa parents ko. please advice. TIA mga sis! ^_^

^hi sis, i think u can pay the 24mos if u can afford it so u don't have to wait for another year. that's what my friend did a few years back so she could apply for a housing loan.

^Yung 12 months lang sis ang pwede AFAIK,yun kasi sinabi nung nag seminar kami last year :)
