Di namin alam yung sa ownership type but ok lang kung ganung no. of years because we're not planning on staying in the unit for long.

I would agree na for convenience talaga usually ito but for families or long-term settlement, not so.

wala ka na habol kasi leasehold means you agreed to rent it for 50yrs. then ibabalik mo na sa owner ng lang yung property. kaya before buying read the fine print.

yup same ang freehold sa perpetual ownership. by the time na ide-demolish na ang building all unit owners can decide to sell the land or build a new building but of course kayo kayo rin ang magbabayad ng pagpapatayo.

regarding master deed it is amendable. pag na turnover na ang condo, unit owners can agree to amend it.

after 50 years or such kung kelan man yun, mag-uusap usap ang lahat ng condo owners with the association and will decide kung anong gagawin... either to sell the lot na kinatatayuan ng building or itayo ulit.

kung madecide nilang ipatayo ulit, sang mang-gagaling ang pera na pampatayo ng building ulit? enough ba yung sa insurance? or does a condo owner need to shell-out an amount pa?

in the event na bumagsak due to eathquake, what about yung san ka titira during the time na ginagawa yung building? di ba i-po-provide ng developer/association yan, because of the assurance na 50yrs old ang building then suddenly bumagsak?

^condos are required to get insurance policies for their buildings. depende sa developer/management kung ano ang covered ng policy nila. may different types of insurance for condos, some policies only have insurance for the building and outside your unit, kaya its your responsibility to insure your unit (lahat ng nasa loob ng unit mo ang covered and you can get one with loss of coverage which will pay for your expenses while unit is being repaired). some condos have an "all in" insurance policy that covers everything including your expenses (rent ng apartment) while your unit is being repaired.

^also kahit hindi na magtayo ng bago, yung lupa pa lang e mahal na. Condos are generally located in a good area. Eventually, magmamahal din ang lupa sa area na yun. So it really pays to look for a condo na perpetual ownership and not yung may 50 years limit lease lang. Some here have confused such as one and the same hence the sweeping generalization.

Some are just misinformed about the nature of condo ownership.

A house in sta rosa vs a condo in makati..id go for condo. Id go for location and convenience over space. Condo structure depreciates, but theres more demand on the land where a condo sits on than a house built in obscure location,.

^ I agree. This really boils down to what's important to us and what we can afford. I'd go for a house and lot in makati, sure, but I couldn't afford it.

Time spent going home to a house & lot in the suburbs is just not worth it for me. Even when I spend 12 hours of my day at work, I still have time to sleep because it only takes me 10 minutes to get home. The depreciation cost is compensated by the transportation costs and I also get more 'me' time.

I'm also not a very sentimental person, I don't have to have an ancestral house that will pass on to generations. If my future kids would want a house, they should buy their own

I'm living in a condo right now. Dati I don't like the idea of living in a condo but then my mom insisted na  instead of buying a house mag condo na lang daw kami because of security daw and sabi niya sosyal daw kung sa condo kami. haha 

But right now, okay naman na ako staying sa condo. dito kami sa Cypress Towers. matagal na kami dito. ilang taon na rin.

Convenience is really what prompted us to get a condo instead of a townhouse in Antipolo proper. The condo that we got is in Pasig and though it is so much smaller than our house now or a single
Detached townhouse in Havila, we chose the condo pa din. We computed the cost of gas (Antipolo to BGC/Makati) plus the additional travel time, it's just so not worth it. Another option that we looked at is Nuvali but the gas and toll expenses plus the travel time again made us cross it off our list for the mean time. I'm not willing to move to a remote place just for the sake of getting a piece of land and a slightly larger space tapos end up suffering because of travel and extra expenses.

hehe sis stormy we decided to bought na? Una, low rise condo lang sya.. 3 floors lang sa may 2nd floor lang kami.. Tapos malapit pa sa relatives ni hubby, I moved in last May after the wedding. OK naman sya sakin kasi malapit lang sa mga pila ng shuttle at ang baba ko mismo at sa tapat na din.  Malapit lang sya sa SM Masinag. So far, happy naman kami we have our place we can call our own. Pastart palang naman kami so ok na din. We dont need a bigger place since may bahay ako sa probinsya(pinagawa ng parents ko) at may bahay din sya dun (ancestral house). So since we are here for work lang naman ok naman na yun. In case manganak ako baka iwan ko din sa probinsya ang baby ko kasi ayoko ng environment dito siya lumaki e. so every weekends nandun kami. So far naeejoy naman namin... Sakto lang saming dalawa ni hubby.. Mahal naman kasi ng iba e tapos sobrang layo na e. Eto parang nagrerent lang kami hehe!

Mas prefer ko sa House. simula ng nag grade 3 ako till present nasa condo na kami nakatira. iba parin ang peace sa House and lot na may garage and garden. higit sa lahat, walang monthly dues hehe

Sa opinion ko mas okay ang bahay talaga habang buhay na iyo yon. Samantala sa Condo parang inadvance mo lang ang renta mo for 60 years. Okay ang condo sa mga single at hindi pamilyado. Kung madami ka pera pwede ka bumili ng condo at bahay

My husband is a real estate broker sabi niya depende daw sa condo na kukunin mo yan. If condo mas ok kung bibili ka sa makati area kasi kahit anong mangyare hindi mo man tiran mapapa rent mo parin return of investment wise, check. If titiran mo edi good yari ka nga lang sa monthly dues. Pero kung iisipin mo kung pinasok mo na lang sa insurance yun monthly dues mo edi by the time may savings ka na for your kids. nasasayangan lang talaga ako.

But for us we preferred to invest in house and lot. We bought house and lot in marikina. pero hindi siya sa village, sa commercial area with 4 lanes ang nabili ko kasi nakikitaan namin ng potential eh. like maging maginhawa or yun mga commercial streets na kilala sa kainan. ganun. naka bili kami 2.8 M for 230sqm na property na ngayon pinaparent ko hehe, na yung nag rent pina renovate pa niya edi ayus. pero ngayon kami ay nag rerent muna sa apartment 6k/month in lower antipolo haha! same village with my mom kasi pag may mga time na need iwan ang bata at least may pag iiwanan ako. I dont have a maid so ako lang talaga sa house.

My husband works in makati maaga umaalis hassle sa traffic pero may shuttle naman eh so keri lang. basta ang mahalaga dyan kung san kayo convenient, kami eventually sa marikina parin or lower antipolo bibili ng property kasi may potential naman na mag bobonggang develop na dito. tapos ngayon mura pa lupa after 5-10years boom mahal na! edi sana nag invest ka na, hindi naman bahain dito e. mag kaka LRT pa.

Yun lang naman ang akin ah. peace!

House! But budget won't permit us to get a good one at a convenient location so condo muna binili namin for now. Startup pa lang naman ng marriage life Once we're settled financially, we'll get a house naman. By then, we'll either sell or rent out the condo.

nung nasa 20's pa lang ako sobrang inlove ako magkaron ng condo, pero ngayon na meron na kong sariling family, preferred ko na sa house, yung meron ka kahit maliit na lawn.

I prefer owning a house than a condo unit.  It's nice to live in a condo especially if you're single and have a very busy life, kasi you can get a unit na malapit sa work and restaurants, dry cleaners, etc.  And most condos have guards and security cameras so usually safe naman kahit wala ka sa bahay.

Downside is mas mahal ang condo unit compared to a house, especially if you want to get a unit with plenty of space for you and your family.  There are condos pa that have very strict rules about pets or guests.  And I've always thought about what would happen in a fire.  Pag house kasi you can build a high firewall para less chances na magspread yung fire from your neighbor's house to yours.  E ang condo isang building kayo, so mas mabilis kumalat yung fire.

And yung house, you own the house and the lot it stands on.  Pag condo depende sa terms ng contract--yung iba only gives you the right to live in your unit for X number of years, yung iba naman entitles you to split the proceeds from the sale of the land with the other condo unit owners.
