we're currently renting a unit at cluster 5.

Hi Sis!

How much is the rent? kasama n ba condo dues dun?

I've been reading lately from some Empire East agents na may promo sila for rent-to-own ng 1BR unit with no DP and 0% interest, pre-selling i think for their last Cluster at 4,500.00 a month.

But again, the location is a bit of an issue. I've been in Cainta during my childhood days since my Aunt lives there and I know how heavy the traffic is along Ortigas Ext. Though taga-Pasig talaga ang family ko, I know naman how hard it is to live beside Manggahan Floodway.

Mura sana pero mahirap kapag na-Ondoy ka na. Pwedeng hindi ka nga binabaha sa loob ng village pero pano ka naman makakalabas or makakapasok kung the vicinity surrounding the village is too flooded na.

IMO lang naman. Kung ako lang talaga e gustong gusto ko na magkaroon ng condo na sarili because am just renting now. Pero I really have to spend my money wisely. Di nman biro yung milyon na ilalabas natin.

hello. pa-help mga sis!

ive been here in cambridge for four years na and paying directly to the developer monthly.

last  december, i was not able to pay coz i got out of job and inayos ko [textspeak!] pagma-migrate ko sa canada. surprisingly, they have not sent me any notices nor demand letter at all. i requested for restructuring of my terms, i received no response from them.

na-approve na visa ko last week, and my sister has been bugging me to leave the country na. kaso i don't know what to do with my unit.

i called the collection department on this matter. my penalty is almost half of what i have paid! (naloka ako sa calculator na ginamit nila - no way i'm gonna pay!)

my problem is i don't know what to do with my unit.  i cannot have it rented coz i'll not be in the country anymore. i cannot also just return this, investment di  ba ang condo? besides, i need money going to canada hoping from the sale of my unit. kaso, sinong buyer ba ang magbabayad ng lumpsum amount sa unit na natirhan na?

zaisseux i advise you pay empire a visit asap. here's my suggestions:

1. request for a waiver of your penalty. make a request letter addressed to "the management". sa request mo kung pwedeng full waiver muna, kung ayaw, saka mo irequest 80%, then 60%, then 50%, then hanggang sa pumayag sila.

2. insist for a restructure of your balance.

3. apply for home loan with your bank to pay off your whole balance.

4. have the unit rented out. wala ka bang ibang kamag-anak na pwedeng umasikaso ng paniningil habang nasa abroad ka? bigyan mo nalang siguro sila ng porsyiento para hindi abala sa kanila.

5. sell the unit to a new buyer. the buyer will somehow benefit from this because he will still use the old contract price. if you got the unit 4 years ago, the contract price should have had at least a 40% increase.

6. ask empire if they have better suggestions for you.

7. if you want to give up the unit, empire will forfeit all your payment. hindi biro lahat ng mga nabayad mo for 4 years. so insist for a refund kasu there is this maceda law stating that a 50% refund will be granted to buyer provided buyer paid unit for not less that 2 consecutive years (without palya).

Nag view kami ni hubby ng unit dito yesterday. I really want to get one as our first investment and I think the place was good enough para sa middle class family like us. Mukhang ok naman yung neighborhood and I like the idea that they plan to put up a central park. Usually kasi sa mga condo na nakita namin, clubhouse with pool and function rooms lang ang amenities. Yung ino-offer sa min na unit will be available next year. Hubby is having seconds thoughts pa, gusto pa daw nya tumingin ng mga mas malapit but same price na condo.

Tama ka sis nixmusic, I like their plan of putting up a central park. We are looking forward na nga na matapos na ang buong CV so we could enjoy the community. Especially the central park.

Galing kami ni hubby sa office nila this morning to have a unit reserved kaso wala na daw available sa Cluster 26 so wait pa kami magkaron ng reopen sa Cluster 27 or 28. I'm really looking forward to moving in next year. Is it true na Php2.5k/month ang parking? Meron bang kagaya ng ibang condo na you can buy the parking space?

^sana makakuha na kayo ng unit from what i know you can buy a parking slot at 600K.

Nag-inquire ako awhile ago upon seeing an ad on sulit. and i was shocked na almost 15k lang ang monthly for a 90sqm loft type na.

We're still waiting for a unit to be reopened. How was CV during the habagat days? Nagbaha ba dito?

I grew up in Dona Juana Rosario and I know this area well. some classmates I had in Elementary school lived near Floodway. hindi ko bet ang paligid so we chose either Rochester na lang (which is near my in-laws property at Lexington San Joaquin) or yun ngang Kasara (which is near C5).

how is transpo from CV going to MOA? Hindi ba super layo and hassle?

we just moved here yesterday and will stay for a year (maybe) kasi rent lang 1 year contract. may daycare ba dito? may toddler kasi ako.

Ive heard about it too, and one of the foreigners  also informed me na binigyan na nga sila ng check ni EE kasi nakarating na sa country nila [textspeak!] tungkol sa document issues ng TCV (Bakit daw niloloko mga retirees nila). Only that he did not accept the check kasi he wants na dapat bigyan din ng refund [textspeak!] mga Filipinos demanding for it, too.

Balak ko na sana ipa-rent na lang unit ko after I migrate. However, due to some issues sa license to sell, permit churvah and other docs ni TCV, a government body (sorry sis, I'm not certain which), may have the right to demolish the buildings eventually (just like what Ted Failon did sa Boracay). Kaya pala kahit di ako nakakabayad, di sila nagdedemand ng payment.

Sa tagal magkaron ng reopen, we're considering na sa Kasara na lang kumuha ng unit. We'll talk to our agent muna to know our options.

Finally nakakuha na rin kami ng unit! 3 years pa turnover but hubby and I decided to get it na lang instead of Kasara (which I think mga 5 years pa turnover). We'll go for the 100% TCP payable in 5 years 0% interest payment para sandali lang tapos na ang bayarin. Now time to save up for interior design expenses
