Hi mga sis may mare- recommend ba kayo na nag aayos ng building permit? Paranaque area po? may contractor na po kami, pero medyo mahirap mag process ng permit.

Pwede ba hindi kumuha ng contractor? May plans na kami all signed by architect and engineers. We want sana na yung architect namin ang magiging project manager na magvisit lang atleast once a week, then we will hire a foreman na pakyawan and mga tao na arawan. Kami lahat bibili ng materials. Possible kaya yung ganung set up? Makaka-save din kaya kami sa ganitong set-up?

Just to warn you guys, dont deal with LFV builders sila yung nang scam sa amin, actually, isang tao lang ata yan or group sila pero he goes by the name of Mel Espina. He can always change his name so make sure you check the validity ng office address and telephone kasi we found out yung address nya, non existing. Learned about him from his OLX ad. Di na namin hinabol kc buti small lang naman na downpayment namin. Ingat lang talaga, lesson learned talaga sa amin itong experience, so careful na talaga kami ngayun.

Sa tingin ko, kung may architect ka na and mga workers na mapagkakatiwalaan, okay na kahit wala ng contractor para makatipid ka as long as may sufficient experience na yung architect nyo sa construction work na pinagagawa nyo. kasi minsan kung bagong architect lang na wala pa masyado experience, maraming na ooverlook sa construction. example, mali or nakalimutan maglagay ng water proofing, or hindi na level ang tiles kaya may parang pot holes sa finishing etc.

I'm from valenzuela, me pinapa-floor slab ako na area 164sqm
quote nya is 90K pesos.

1. Alis ng 2 puno ng buko
2. Tibag ng 1meter pader for gate widening
3. Tibag ng 2x2meters na bahay-bahayan (don't know what to call it) basta squre lang sya in hollow blocks
4. Papatagin un lupa
5. sesementuhin un lupa after mapatag.

sabi nya pagkapatag nya (papantayin ang lupa) maglalagay sya ng gravel then semento na without bakal.

Just want to know your inputs sis.

Patulong naman mga sis. Yung neighbor namin, nagpa construct ng 3rd floor so lahat ng tubig, sa min ang bagsak. Then may crack sa wall sa ground floor CR namin. Pa refer naman please ng reliable and affordable contractor. Sa Pasig yung location. TIA!

I didn't get a contractor since my family business has contacts for the workers. However, OMG grabe kailangan bantayan because if not ang bagal bagal nila. Labor is expensive pa naman.

Right now I am on a minimal workforce with 1 carpenter, 1 carpenter helper, 1 mason, 1 mason helper. Their combined payroll is about P1700 in a day. The plumber is on a contract basis. The electrician and painters haven't stepped in yet.

It is so much easier with a contractor because they absorb all the headaches and scheduling of the workers. Plus sila yung nagbabantay to make sure the workers work fast.

So unless kaya mo bantayan yung workers, it would be better to get a contractor. If not, baka malugi lang sa labot cost. To think ha, I visit the construction site every day and check the progress and give instructions (I have experience as an interior designer) And yet, nababagalan ako sa pace.

Yes labor and materials without bakal
1 car lang naman nakapark , so far ok naman.
pero kung hindi ipi-pinpoint un mga palpak hindi gagawin ng contractor ko.
magaling lang sa singilan.

Hi, I'm an avid reader of female network. I just want to ask if someone here is living in Los Banos Laguna or know how much is the construction cost in LB. I know that contractors based on Manila needs 20% of the total cost for jobs outside Manila. Mas maganda siguro na dun na lang ako makahanap ng house contractor. My house specs are as follows. Flat house of about 100 to 130 sqm. 2 bedroom, 2.5 bathroom. kitchen, living room dining (this would be an open plan), a storage room/laundry area. 2 car garage. Lot would be 233 sqm. max budget is 2M (not sure kung kasya to for the specs I mentioned). Thanks in advance.

Hi sis bmac1986! Sa pagkakaalam ko sis halos di naman nagkakalayo kung magquote contractor ng manila vs taga ibang lugar. Ang pinakabasehan din kase nila ay yung finish ng bahay kung elegant, semi elegant o simple Iang. Subukan mo sis magpaquote sa 2 or 3 contractors. Hi ncato1214. Noted. Siguro magmumura din kasi walang outside of MM rate yung mga contractors sa provinces. Ill take note of your suggestion. Still looking at least 5 contractors to choose from outside MM near LB para makapamili. Thank you.
