hi turn over ng condo naming this october and we are planning na to get help from a designer, no worries sa contractor since yung brother in law ko is a foreman. question how much kaya yung design and maybe supervision ng 50sqm unit? please guys help naman para may idea kami.. yung iba kasi is 500-1200 per sqm ang maharlika ha!

Sis von, were you able to find a decent contractor? How's the workmanship and the experience.
Im also planning (way way ahead) for our 48sqm condo unit. Its semi furnished but we will probably need addtl cabinets for our bedroom and bathroom pero i dont know how much it'll cost (labor+materials)?
Can you share how was it like with yours? What is included na in your 130K budget?

Our 32sqm condo was turned over to us and we started na with the paint and wood works. I got a contractor who works in the same company as I do. Yung wood works package for the condo is 104k and the paint job is 8k including the materials. Ang wood works ko lang naman are the following:

- built in closets, hanging shelves for the 2 bedrooms
- 6-drawer cabinet in the living room
- hanging shelves in the kitchen and sink cabinets
- hanging shelves and cabinet in the bathroom
- full length wall mirror (2 panels) with dark wood frame

The paint work is very smooth and nice, maayos ang pagkakagawa talaga. My daughter's bedroom is purple but I had them do purple and white stripes on one side of the wall. Master's bedroom is mocha and living room/kitchen is dark mocha.

Hi. I would like to ask lang kapay may problema ka sa contractor mo what govt dept puwede mo silang ireklamo aside from of course filing charges against them?
 Yung contractor kasi ng house namin ang tagal na nung renovation na nag start last Nov. till now di pa tapos. Tapos walang pinapadalang tao at materials.Pag tinatawagan mo naman di sumasagot. Dami pa nilang gagawain sa contract We plan to sue them na breach of contract at estafa.

Hi dearlysaulo, may contract ba kayo ng contractor mo? marami ka pwede lapitan na gov't agencies and departments and usually kapag ganyan babayaran ka na ng contractor per day na delayed sya. Kaya lang importanteng may contract kayo para malakas laban mo.

Hi sis, tanong ko lang, ano-ano ba ang owner's expense pag nagpatayo ka ng bahay? Plano na namin magpatayo ng bahay and almost nagkasundo na sa presyo ng builder. Kaso parang mahihimatay ako sa other expenses. Ang building permits, construction bonds, license(?) shouldered ba talaga ng owner? if yes, nasa magkano ba ang minimum?

Parang sa gagastusin namin, mas gusto ko pa bumili ng house and lot. Hayyyy!

Hi bratty,

Permit will be charged to you. Construction bond may also come from you. This will protect you and is important so that your contractor won't just leave you behind unsatisfied. License (what's this?) you mean license to build of your contractor?- this should come from them.

Minimum will depend on the house you want to be built. this is usually 20K-25K per square meter.

Do you already have an Architect?

Yes sis, general contractor sila, archi, civil, mech, plumbing, electrical, etc.

Ang daming babayaran grabe at dami din requirements. Di ko ko alam kung madaya lang talaga yung management ng subdivision kasi yun nga dami nila requirements na kung tutuusin sa kanila dapat galing ang documents. Parang 10k yata agad sa mga relocation plan, lot plan at yung sa terrain.

Sis, yung construction bond should be shouldered by the contractor? Tama ba? Kasi nakita ko yung draft contract, performance bond ang shouldered nila. Sabi ko sa mother ko, linawin nya although refundable naman yun construction bond pero kung may violations yung contractor, dun ibabawas ng management ng subdivision ang penalty.

Ano ba ang going rate pag nadelay sila? Parang sa kanila wala pang 1% sa total contract price, feeling ko tuloy di sila confident na matatapos ang construction in 10mos.

Sakit sa ulo kahit di pa nasisimulan.

Unfortunately, it looks like we were scammed. Still hoping and crossing fingers na sana hindi kami naloko since we already paid a downpayment. We're supposed to start the next day pero di na sumipot. No reply sa text and email. We can no longer reach his mobile "subscriber cannot be reached" and no one answers sa landline. *Sad* We prepared the house pa naman for construction, dunno what to do. Haay, what a waste of money.

^si hubby marami siya kakilala in terms of construction. kaya lang may contract pa sila ngayon sa officemate ko, bathroom redecoration (palit everything) and pipeline installation - 2 week ata yung contract niya.  meron din siya tao sa wood-carpentry and painters.  you can pm me the details and i ask him if pwede.

hi archeamor ! Thanks for replying. Yup, we do have a contract with them. Till now may mga hindi pa natapos, at nag advance ng pera sa amin inspite of the fact that we are already paid them in full. Nag advance kasi naubusan na raw ng pera eh hindi pa tapos bahay so inabonohan muna ng father ko para matapos lang. Nag issue ng check contractor ayun lahat tumalbog. So we sent them a demand letter kasi idedemanda na namin. Saan kayang mga govt agencies o depts ako pwedeng magreklamo para wala na silang mabiktima? Thanks

Naku sis, same experience tayo, naloko din kami ng contractor. Nung nanghihingi ng downpayment 7am pa lang nasa bahay na namin, tapos the day after nanghingi ulit ng dagdag para 50% na lang balance namin. Nung kinuha yung additional payment ng umaga sabi babalik ng after lunch para magumpisa na, ayun hanggan kinabukasan hindi na dumating tapos pag tinatawagan hindi na ma-contact. Binalikan namin yung nagrekomenda, ayun hiyang-hiya, siya na lang yung nagbayad nung nakuha samin, kung hindi kasi isasama talaga namin siya sa idedemanda pati yung store nila.
