House Contractor-all about them!

Mga Sis, we're planning for additional floor (second floor). Bale yung house ng parents ko papagawan ko ng second floor pero sarili na namin yun, yung buong lot area kasi is approx 105 pero di naman lahat yun e gagawin second floor.

Siguro mga aprrox 62 sqm, 3 bedrooms and average construction materials.

Where do I start? Nakahanap kami ng architect and guess what ang singil niya sa professional fee is 90K? Parang  gusto ko ibato yung contract, hehe. Ganon ba talaga kamahal? E di naman kami mayaman, pinag-ipunan lang saka yung iban baka loan namin. Ang budget namin is more or less 800k lang.

June start na sana ng construction. Can you suggest contractors? Taguig area kami, isa pa lang nacanvass namin yung architect na 90k ang PF. TIA!

Hi sisses! Noob question po.. when you say contractor ba, kumpleto from architects to engineers na? Meron kaya nung isang firm nalang ang need kontakin para hindi na iba-ibang tao yung kakausapin? Sorry, noob kasi ako sa ganito. Thank you!

^thank you sis! iniisip ko kasi dati, baka iba yung engineer, iba architect, tapos iba rin yung mag coconstruct ng bahay mismo. iba pa rin yung sa plumbing saka electricity, ang dami..

^sis pwede rin na hiwalay yung architect sa builder/contractor, magpapadesign ka sa architect ng house plan at ibang party ang magcoconstruct
. In our case, package na lahat, may pros and cons din

^personally I want different sub contractors for different job types (masonry, electrical, plumbing, caprentry, painting/waterproofing)... may kanya kanya rin kasing specialty. but that may be more expensive and will tkae more effort.

^exactly sis, kaya nag-package na rin kame. Madaming coordination pag ganyan and in some cases, conflict arises.

True. Andyan yung nag-aantayan kasi hindi pa daw ginagawa ni A yung work niya kaya hindi makagalaw si B and C or yung turuan kung sino may kasalanan if may sablay sa palpak sa gawa. Sometimes navo-void din yung warranty ni A kasi ginalaw ni B na walang paalam. Things like that. Parang magka-kapatid lang na nag-aaway, hehe!

Do you know any contractor who specialize sa pag gawa sa mga small spaced condo? While waiting kasi for the turn over ng condo namin, gusto na namin maghanap ng murang contractor. Kailangan lang naman is yung partition ng rooms and cabinets sa bathroom and kitchen.

we got a distant relative as contractor for our house, ok naman and good quality and very good price. although it is better to have a designer design it kasi mas classic pieces nila though they can make mga shabby chic style naman

Gusto ko sana pagawa yung banyo namin, baka may marecommend naman kayo.. sa batangas yung location eh.. kasi mag nag offer samin 30k labor lang for 2 bathroom, di bayun mahal masyado? Maliit lang naman yung banyo. Basics lang.. installation of toilet shower and sink. feeling ko kasi ang mahal di naman mala kwarto yung laki ng bathroom namin.

may alam ako nagpapagawa ng bahay sa westgrove in laguna.  i am not sure kung pwede banggitin yung name ng contractor.  sikat syang builder kaya nagulat ako when i found out na 10 months na raw yung ginagawang bahay at nahinto na raw.  ang rason, naubusan daw ng pera yung contractor.  now naghahanap na sila ng abogado kasi balak na nila i demanda yung contractor.  and to think na yung ginagawang bahay dito sa tapat namin eh same contractor din.  papano kaya nangyari yung ganung naubusan ng funds?  na divert sa ibang project?

 i want to get an estimate of how much magagastos ko to construct a house, 100 sqm yung lot area, i am planning to do 2 floors with one car garage.
Although this is not rush, i just want to know how much. please pm me naman baka may kalilala kayo who can give me an estimate.

is it normal for new walls na mag mukhang may water stain? it's been raining hard the past few days, kahapon lang namin nakita sa wall na may water stain siya mukhang ugat yung itsura. by the way, it's a new house, we've never lived in the house. nasa finishing touches palang kasi sila. I'm worried sa foundation nung house, normal kaya to?

I don't know where to post my question and ayoko na rin kasi gumawa sana ng different thread for it. Sa mga may idea about this please let me know if I should be alarmed o kung normal ba. Sabi kasi nila normal daw kasi it's a newly painted wall. Ewan parang di naman dapat ganun. I was thinking baka pangit semento ginamit? I really don't have an idea. Yung safety kasi and maintenance expenses naiisip ko kasi what if it rains that hard again.

hi gil, the problem with the watermarks on your newly painted walls is the lack of waterproofing.

hi turn over ng condo naming this october and we are planning na to get help from a designer, no worries sa contractor since yung brother in law ko is a foreman. question how much kaya yung design and maybe supervision ng 50sqm unit? please guys help naman para may idea kami.. yung iba kasi is 500-1200 per sqm ang maharlika ha!
