House Contractor-all about them!

hi mga sis..
sali ako dito. me and my hubby are planning to start na rin ng aming dream house. lot area of 150 sqm. naghahanap din ako ng feedback regarding mga construction com or contractor.. saan b dpat mag-umpisa ng computation ng expenses. syempre dpat pati permits d ba..excited at the same time medyo scary na rin sa pagpili ng mga taong gagawa. syempre dugo't pawis ang puhunan para mapag-ipunan. nakakatakot story ng isang sis natin dito. puro major-major problem nangyari sa bahay nya.  i saw the works of AB Garcia. mukhang ok at makakatotohanan nman mga designs at na-construct niya na bahay.. tip nman dyan mga sis s mga nag-start at nakapagpatayo na ng bahay...

^sis, we had several meetings with AB Garcia but we did not pursue the construction of our house with them (di swak sa gusto namin yung approach nila). Charged to experience na lang yung design fee (na ordinary drawing lang naman) na nashell-out namin. Now we are in finishing stage...medyo mabagal pero so far smooth naman katransact ang house contractor namin. We hope maganda ang end result.

Please research sis, I just read sa pex forum a post from one of AB Garcia's client...

Hi sisses! Never pa ako nakapag transact with house contractors pero we are planning to buy this house and it needs renovation. Pwede po makahingi ng kahit figures lang sana so I would know how much yung dapat iprepare at minimum? Tia!

tip lang po: wag kayo papayag ng per square meter na estimate. maghingi kayo ng detailed estimate. masyado mataas ang amrk-up ng per sqm ang charge. yan po ang experience ko.

mostly ng contractors now estimate by square meters. ano ang alternative dito?

detailed estimate sis. if you search more and ask around more you'll find someone who has a genuine interest in helping you build a decent home with just (and i know this is subjective) and justifiable profit and not about the branding nor being in the standards of the industry.

hi mga sis. we are planning to buy a lot in a subdivision and pay it for 5 years then kami na lang papagawa ng house. paano nga ba computation pag magpapagawa ka. sabi kasi nila amount X sqm, so yung total ba nun, yun na yung expenses like sa gagamiting materials, labor and so on? thanks

may nabasa ako sa isang thread, i forgot the nickname ni sis e pero ang ganda ng napagawa niyang house sa sampaloc, 3 storey pero nasa 1.5M lang yata nagastos. ang ganda ng house. nakakainspire.

nakakatakot na kasi bumili ng house and lot tapos andaming problema sa house, kesyo daming sira agad and so on so mas maganda na lot muna bilhin namin.

really sis? a 3 storey house for only 1.5 mil? we need to know who is the contractor, anf if house plan and permit processing are all in. very much interrested with this, as im only planning a 2 storey house in novaliches, and im collecting some ideas and referrences about this topic.

hi pwede pajoin?  we also had difficulty in looking for a good and reliable contractor for our condo unit, luckily we found one.  our unit is now near completion.  they are very good and pulido gumawa.  we're really happy with their work specially my hubby who is very mabusisi and maselan talaga. the best way to look for contractors is on forums like these also. we found ours in a forum for condos who had members with first hand experiences with them kaya reliable.  hope this helps

hi sis amethyst! suggestion lang, if you need the design yun na lang pagawa mo tapos yun magooversee ng construction better kung di iba sa yo, yun di ka lolokohin if you get my drift.  mahirap na kasi, yung taong sinasabi mo even if you're paying him that's no assurance na he can be trusted wholly with your pinapagawa.  in our case kasi kahit magaling and reliable yun contractor my husband sees to it na he's there to check things out. di mo din talaga maiiwasan magkaproblema lalo na pag ang nagsuspervise sa site alam nila di mo kaano ano.

ongoing ang house extention-renovation namin ngayon, suggest ko lang na wag ng maghire ng inetrior designer, kami nga nagbase ka mi o inspiration namin yung mga nasa leaflets tapos nirevised lang namin tapos yun pinakita namin sa contractor tapos nagsusuggest sila

Magkano ba standard rate ng house construction ngayon?  Yung kunuha kase naminna house and lot gusto namin palakihan yung floor area sa developer. Pumapatak na 24k per sq. mtrs. Yung estimate ng engineer, so yng contract namin madadagdagan ng another 300k.. Nagsearch ako sa sulit may 15k, 18k pinakamahal na yung 24k? Napapaisip tuloy ako kung papagawa ko na lang sa iba yung gusto ko ipadagdag, parang ang mahal ng 24k per sq. mtr

^wow, thanks for the feedback sis, ang mahal nga ng sa amin  kaso pag di ko pinaextend kumuha ko sa labas sayang naman yun panibagong gawa at sira na naman..

Malaking savings din kung around 14-18k lang ang range. Yung 24k basic pa yun, kung gusto ko high end materials for sure papadgdag pa sila nalungkot naman ako bigla..

ako yun sisses. madalang na kasi ako maligaw sa thread na to.

yup it cost 1.5M 3 storey but mind it is only 90+sqm floor area ha? but anyway kasama na din lahat ng fees na binayaran namin sa city hall yan. started construction last May 2012 and finished Oct 2012. pm me if you are interested. and nakaktuwa sa kanya , tlagang binabalikan nya pag may mga reklamao kami. and now, pinapaayos namin yung mga cracked sa wall. maulan kasi nung construction time kaya siguro ganun. pero lahat ng nagpunta sa bahay, nagsasabing malinis daw pagkakagawa. sana talaga matibay ang pundasyon..

Nakakaloka... repaint lang inside and out ng house namin is 200k na. Buddy pa namn ng asawa ko un  contractor.  We are not going ahead with him. Mashadong mahal. Im reconsidering sa iba magpagawa.

sis mahal tlaga ang magpapint. pero ilang sqm and floors ba yan?

@jp_jameop pwede ba malaman sino ang contractor mo?  Maganda na yan sila na lahat mag process ng papers, kumbaga all-in na. Balak ko kasi bibili na lang lote, then pa constract na lang, kasi ang mahal ng ready made at parang tipid at hindi matibay. Can you post pics your house here? Thanks
