Hi friends, Ano ba pinagkaiba niya kapag through loan? Parang rent-to-own lang din yun right?

I think it's similar in a sense that you are going go be paying off the house on a monthly basis.

The difference is the loan is with the owner of the property instead of with a bank. I think the interest is much higher kasi parang private financing ito.

^---yes, mostly condos offer in-house financing and bank loans. Mid-rise siguro yung meron ka tie-up na Pag-ibig.

Di po lahat.  You should always check with the developer kung meron silang in-house, bank tie-up or pag-ibig.
Pero wala naman sila ka tie-up, pwede mo naman i-loan sa bank or pag-ibig.  Ang mahirap ay ikaw ang mag-aasikaso ng papeles, bukod pa sa mas mataas ang equity na kaylangan before ma-approve ang loan mo.

May agent, kung bibili ka sa mga developer.  Walang agent kung bibili ka sa private owners selling their real properties.

As I said, depende sa developer.  You should ask the agents ng mga nagbebenta kung ano ang ka-tie up nila sa binebenta nila sa iyo.

Based on experience, ito ang alam ko na meron in-house financing, dahil sila pa lang ang na tanungan ko. Ayala-Avida, Cityland, Charle's Builders, Sta. Lucia.

DMCI, SMDC, etc? Di ko alam.  Di pa ako nakabili sa kanila.   ;D ;D ;D

Sa akin lang ito, based on my experience.  Ayoko sa Pag-ibig.  Ang hirap mag-asikaso.  They would always put you on the 30yr loan, kahit pa ayaw mo.  Or dahil yun sa developer.  I don't know, pero mahirap i-navigate at mahirap magpa-reduce ng years of loan.
Di rin visible kung paano na-compute ang monthly amort mo.  Kasi bukod sa principal + interest, meron pang MRI, Fire ay Pag-ibig contribution na kasama sa monthly amortization.
I don't know kung magkano ang interest ng 750K loan ko.  But, if I pay for it sa 30yrs nila, aabot sa 2.2M ang total na babayaran ko.

Mas gusto ko sa bank.  Transparent sila. Ipapakita kung paano i-compute ang loan mo.  I know how my loan is computed and I can compute it up to the last cent.

I pay the insurance in full for every anniversary ng loan. So, it's separate and I know that it's not bloating up my loan.

I can also pay much more than my loan amount anytime for any extra amount without penalty or needing to pass any document.

Inaantay ko lang matapos ang initial 30checks ko sa Pag-ibig at mailabas ang copy ng title para mailipat ko na sa bank ang loan ko.

Let me know kung nag work, I didn't know na pwede i transfer sa bank ang loan. :) Interesting info.
