Hello sissies! We?re buying a pre-owned house and lot and the seller will provide us CTC of the land title. We are also getting a loan thru pag-ibig or bank. Question is, do we still need to verify the land title ourselves sa Registry of Deeds? Or basta may CTC na galing sa RD pwede na? Nagveverify din ba ng title ang bank or pag ibig pag nagprocess ng loan? Ayoko lang ng unnecessary expenses and added lakarin..

^naka mortgage ba yung property na bibilhin nyo at the moment? if yes, no need to verify in my opinion, kasi hindi naman yan maipapa mortgage kung hindi nacheck ng maayos ng institution who provided the loan (bank or Pagibig or SSS).

Kung clean title naman yan, I would suggest yes to proceed the validation with the Registry of Deeds para macheck mo kung may annotation ang title or wala. baka naka sanla yan or what di ba? para sure na rin.
