House/Lot Buying Guide

Hi mga sis.

Wala akong makitang thread for selling naman.  May tips ba kayo for selling a property?  Kami po ng brother ko ang owners ng house and lot. May tips po ba kayo sa pagpaassess ng competitive market value, pagpost ng ad sale for direct buyer or pagkuha ng broker?

I want to start having my own place. I'm just torn if I should just rent or get an actual house. I have convinced myself that I don't want a condo. I lived in a studio type condo for some years and the lifestyle just doesn't suit me. Ive tried driving around the past weeks nakakapagod maghanap. hay

1. what websites or ads do you refer to? I am using Lamudi and my property.ph for now. I've used the filter apartment and nakakainis na moron pa rin natalist na apartment sa condo. spamming  urg

2. do you look for a broker? who will offer you listings available in a certain radius of your preferred choice?

Me, too. I've lived in a number of apartments and condos over the years, and I also prefer staying in an apartment. I live in a condo for the security lang talaga. I'm still renting because I haven't found The One (within my budget, LOL).

I check out ads and also walk around the area where I want to live. I've seen a lot of nice places na may sign lang sa labas. Minsan din recommendations from friends. Tinyatyaga ko na lang talaga puntahan as many as possible.

Usually sa condos ako nakaka-encounter ng brokers, but I don't actively search for one. Basta kung sino na lang ang contact person nung nagustuhan ko.

where do you check the ads? i mean where is the good resource aside from olx lamudi and myproperty

Sorry, forgot to mention in my previous post. Same sites lang din ako halos sa 'yo, and sa olx nga lang ako may successful na nakita (where I'm staying right now, still stuck in a condo). Kapag apartments/houses, I just find it better to do the leg work and scout the area, and also ask for referrals.  If you're up to it, you can even ask subdivision guards, employees of establishments, etc., around the area you want and find out if they know anyone who's selling/renting out their place, or at least if there's a resident broker around. Nagawa ko na ito dati, and there were so many suggestions, mga walang for rent/sale signs. Sa totoo lang I don't really prefer agents, minsan kasi ang pangit ng deal or namimili pa sila ng ipapakita, but I think it's your best option if you're tired of looking already. Wala nga lang ako marerecommend.

ah pwede ba yun sa guard ng subdivision magtanong? oo nga kasi sabi nila minsan nasa loob daw ng subdivision. so para lang ako ngayun nakikichismis. "meron ba sa subdivision niyo? " Ang hirap magikot nakakaubos ng gas pati. so far i still dont have luck. yun isang apartment na medyo pasok na sa criteria namin (medyo) nakuha na. so hanap na ulit. i never realized mahirap pla humanap ng bahay.

someone suggested considering getting a rent to own na lang. look daw sa mga foreclosures baka meron naman na pasok sa budget ko than to rent.

where do you find these agents? yun iba daw kasi house owners hindi na nagpopost derecho na sa broker para hindi na sila maabala

Nahirapan kami maghanap ng Rent-To-Own scheme na mura. Swertihan maka-abang nung mga nagmamadaling sellers na ok ang payment terms.

Sa mga bangko pinaka-ok tumingin ng foreclosures. Kahit anong branch, meron sila niyan.

Pag online, Google gamit namin hehe "house for sale in <location>"

sa olx namin nakita itong townhouse namin. ayaw din kasi namin ng condo. iba ibang agents kinontact ko for tripping. mga 2-3 weeks lang kami naghanap kasi alam ko na kung saan mismong area ko gusto tumira. ang hinanap ko na lang is kung saan exactly sa mga ongoing developments.

we looked for a pre-selling townhouse complex. nakita naman namin na gawa na yung kabilang side. we paid half of the 20% downpayment by installment for a year. then lump sum of 10% once it was constructed.

I'm almost done with my dp na and expecting for a turnover of my unit this june. Cavite area, malayo layo din pero mas gusto ko na to kesa magrent. for me sayang lang bayad ko if mag rent ako, yun lessor lang kumikita hehe

Sana may makasagot.
May nakita na kaming H&L na pasok sa budget namin and here are my concerns:
1. Based on our chat, di updated ang tax payment nila pero ang sabi ni owner-seller may mag-aayos daw ng remaining balance nila sa tax kapag may nakuha na silang buyer.Nasa abroad kasi si owner.Under the seller acct naman ang cap gains. What docs do i need to ask sa seller regarding sa tax payment nila?
2. TCT is under the name of owner nung dalaga pa sya.May kailangan ba ako aside fr CAR at DOAS na docs when processing the tranfer ng title? Wala kayang maging prob sa pangalan nakalagay sa TCT?

another question please. mahirap po ba mag apply ng pag ibig pag ikaw mismo ang nagaayos or dapat may broker ka?

hala! pasensya na ngayon ko lang nabasa na may tanong ka pala, baka by this time nabili mo na yung property na gusto mo ;-)

anyway to answer this, hindi mahirap mag-apply, punta ka lang dun sa Pag-ibig. nag-attend lang kami ng seminar sa pagibig then that's it. Sariling sikap ko lang pag-a-apply dun.

about naman po sa BOMs (bill of materials), signed and sealed, complete design, with signatures ng mga engineers. paano po kung ang gusto ko mag labor is mga kamag anak ko... wala na po bang magiging problema yun sa engineer?

iba naman sis sa pag mismong gagawa na. yung BOMs, design/layout at materials pa lang ito. independent ito sa contractor. ang gumagawa neto ay architect, na may mga kilalang engineers na rin, so ibibigay nya sa iyo complete lahat ng design and layout pati BOMs.

hi, ask ko lang, yung buyer will buy the property in installment.  Married sya, pero ayaw nya ipaalam sa asawa nya na bibili sya. Pwede ba sa contract to sell at deed of sale, hindi indicated yung asawa nya?  Yung pera na ipambibili - from her work as OFW.  Yung husband daw kasi kinukuha mga properties nya. married sila, pero ofw kasi sya.  Thanks!

Hi mga sis.

Ako yung nagtanong last time regarding tax declaration na incomplete.  Merong structure sa likod na part ng lot pero yung bungalow lang sa harap ang nakadeclare sa tax declaration. 

Hindi ko pa napupuntahan sa munisipyo para magtanong at magpareasses.  Bukod sa penalties ano pa kaya ang impact pag may hindi nakadeclare na structure sa lote?  Bayad naman yun amilyar.  Magiging problem ito kapag ibebenta yun bahay?

fully paid palang yung downpayment. Hindi pa kami ng start ng monthly sa bank.
