We invested in a condo last 2012, this year ang turnover. We're paying 100% of the total contract price for 5 years na 0% interest. Saves us money (dahil nga walang interest) and the hassle of doing all the works that comes with housing loans (dahil no need to get a loan). We decided to avail at that time para matapos na yung renting days, nakakapanghinayang din kasi since more than 6 years na kami nagrerent ng apartment. We'd want to invest in a house and lot after ma-fully paid yung condo (which is 2017).

Sis, depende sa location nung apartment mo. Naku, isa pang stress pagpapakabit ng meralco. Dito sa paranaque pipila ka, kung gusto mo mabilis medyo magdadagdag ka. Then yung metro na gagamiting nila, depende din sa laki nung bahay mo.

Not sure sis pag house and lot na ready to move-in. I-clarify mo muna sa agent. I heard naka-tap ka muna sa developer nyan, it will take time bago makabit yung sariling metro mo. Kung per door ng apartment, yung maliit lang naman ang kailangan. Sis, kung invest ka sa apartment, i would suggest kung kaya mo pagawa ng tag-1 bedroom- mas ok. Yun ang mabilis paupahan. Kung may time ka mag-check ng metro, pwede naman isang metro lang sa lahat, then may sub-meters.

May available 10 units pa iyong sa Macapagal nila na project sis. Turn over will be on December 2015. Joint venture ang ginamit na term. I am also thinking of buying low cost houses priced at about 450K, the lowest in the industry today, and rent it out later. I am eyeing on properties with a larger-lot-area-than-the-usual-size offered in the market with house constructed already so it can be rented out immediately with option to improve later on.

I also like lot only, both residential and agricultural. But looking at my current financial standing, investing in real estate will take years before I get my ROI. So, right now ni roll ko muna funds ko for faster and higher returns.

I'm planning to rent out our residential property for like 3 to 4 years. ROI is slow but I think it's stable income. 


It has tenants with 16k income, garage and a second floor (estimated 8k income) the 2nd floor needs new paint.


You can use the garage and the second floor or rent it out too and get the monthly rents.


It is located in Mandaluyong. Along the road. Not flooded part of the city even with ondoy years ago.

My fiance's family is into real estate. Yun ang nagpaaral sa kanila and allowed them to afford the standard of living they enjoy na walang kahirap-hirap. Ironically, as a couple we don't have any investment in real estate yet as we both chose to dabble in other things. So now that we're about to start our own lives i am thinking about putting a part of my savings into this para i'm very well diversified. Anong booming ba in terms of returns, na makukuha ko in less than 10 yrs?

Hello mga sis,
I recently booked in a condo for a 3-night stay at the fort. Before, sobrang wala kong interest to buy a condo, whether for personal use, or as an investment. However, nung nagbook ako, dun ko lang nakita na ang dami pala nagbbook sa mga ganon (or, maybe because of the location nga).
Now I'm interested into having one as a business. I'd like BGC due to its tourist-friendly location, & at the same time, I can take advantage of its location since I work in the area. So pwede ko magstay during off-peak. I intend to buy and sell it in the future, then rent pag pwede. To be honest I'd also love to keep it in the future since sobrang lapit nga lang sa work ko. Avida 34th I think is a good bargain na at its preselling stage. Anyone who has considered this condo?
Also, this'll be my first time to explore condo that's I still have a long way to go on research

sis i suggest that you check the area yun yung unang una [textspeak!] titignan mo when investing in condo. pag very in demand kasi ang location tumataas. i have a separate post here im connected with Shang Properties same company with Shangrila Hotels.  very booming ang real estate madami talaga nag iinvest just look for the right developer lang and location.

maganda yung terms of payment nila, out of 5M, yung 1M payable sya for 4 years. tapos ang turnover nya after 4 years, and dun na magstart yung bank loan sa remaining amount. After 4 years, pwede na namin sya parent, and yung rental sa unit ang pwede gamitin para masustain yung bayad sa remaining 4M.

Iniisip ko lang kung maganda ba maginvest sa Azure, kase first time namin magconsider bumili ng condo.. baka masyado kami impulsive, kase kaya namin magbayad nung 4 years, and even after nun.. kaya lang, di kami sure kung ok ba yung condo nila or maganda ba ang income nung mga current na nakakuha na. kase according dun sa agent, sila yung nagmamanage ng rental ng units.
