nagiisip na din kasi kami ni hubby to buy our own H&L 4 years na kasi kami nakatira sa side niya though wala namang problem with the in laws pero iba pa rin yung merong sarili :)

Magandang Investment kapag nag sisimula pa lang kayo at di pa malaki ang budget ay mga pre-selling ng mga developer. Usually after 2 years malilipatan na yun di pa hassle mag bayad ng downpayment.

Good naman talaga ang real estate as an investment mga sissies at maswerte yong friend ko sa unang acquisition nya Pre-Selling nya nabili din after 1 year turnover date saka nya binenta and to think yong increase eh ang laki at sobrang pasalamat nya sa agent nya at nung team.

any tips sa nagsisimula palang neto?

like saan ba dapat tumingin? anong klase ng real estate ba ang maganda ang turnover? low cost subdivisiob? or condo? given na starting palang at limited budget..

Hi sis! Depende sa comfort living nio yan. Some prefer condo, some prefer landed kasi. Ang pangit lang sa low cost subdivision, subspect ang mga ginamit. Syempre, low cost din ang gawa. Pero yung bahay namin tumagal ng 20 years ++ . I can say na nasa nakatira pa din yan kung paano mag alaga at mag maintain ng bahay. hehe.   ;)

We're planning din to get one unit sa low cost subdivision..Kaso medyo nag-aalangan pa ko..isip-isip din muna..

We also invested in Real Estate. Bought a pre-selling cond0 in 2010 by Alveo, pero this year pa ang turmn-over. Not sure kung ipapa-rent or ibebenta namin.

Sis personally, ako i would rather build a house designed by my architect within my taste din ha, dun sa lot. Kesa buy another house and lot.. hehe. Kasi when you build your own design sa lot mo, makakapili ka materyales, mga ganun. hehe.

Example ha, [textspeak!] sis in law ko bumili sa avida. She cant modify the outside of the house, kasi kailangan, pare pareho ang design. So sa loob sila naglagay ng deco stones, etc..mmedyo nakakahinayang daw kasi nasa loob, whereas akala nila, pwde iaccent sa terrace, sa windows, hindi daw sila pinayagan ng avida.. Ayun lang sis.

On the other hand, you can still buy the house and lot pa din then keep the vacant lot.. Investment pa din naman yun. hehe.

2 months pa lang kami married pero kakareserve lang namin ng townhouse na preselling. naguumpisa pa lang kami magbayad dun sa installments ng downpayment. although hindi naman to for investment, kundi titirhan namin. next year pa ang turnover, tapos 1 year ang downpayment.

pag mas maluwag na ng konti ang budget nagkaroon ako ng idea dito na bumili ng lowcost na bahay na preselling tapos benta ko after...o kaya naman pauupahan ko.:)

@gurlzat03 - ako din sis naninimbang pa. pero for both rental purposes. yesterday nagpunta (tripping) na ako dun sa isang low-cost housing and sa location alone naconvince na ko to buy sana. but i still have to talk with my husband. sa kanya naman kasi gusto nya bumili ng lote sa exclusive subd tapos pagawa kami ng bahay paunti unti.

para di ka namomroblema sa rental payments, dapat every year, ang condition nyo bigay sila ng postdated checks para wala nang tanungan every month. hulog ka lang ng hulog. siya ang may duty na magadvice sayo kung hindi pa niya napondohan ang check. kasi kung every month pupuntahan mo para maningil, kawawa ka.

eto yata yung challenge ng low-income rental. hindi sa snooty ako sis ha, pero this is something to think about. one time kasi pina-baraggay pa nya yung tenant kasi ialng buwan na di nakakabayad, and ayaw umalis. hay stress.

kaya minsan hindi worth it magpa upa ng low cost kasi maliit na nga kita, katakot takot na stress pa

^hi sis. bakit mo gusto malaman? maliit lang siya na project tsaka hindi naman famous ang developer. townhouse project siya. bale yung developer, architect siya tapos siya rin ang nagconstruct sa sarili niyang lot.
