^ try to check or verify the property with the Municipal hall, dapat updated ang taxes (assessor's) and check if sila nga talaga yung may ari nung property or kung pwede patituluhan yung property.

Ganito rin kasi yung nakita kong property tax dec lang at walang title kaya nag nagbasa basa ako kung ano pwede gawin, baka pwede iapply sayo. hth.

^Yes sis, Pasig location is good. Malapit sa business districts like Eastwood, Ortigas, BGC.

thanks sa input nyo mga sis i decided not to push through in buying the condo masyado ngang pricey and the broker i know told me students lang target market ko if im going to rent it out dapat daw may iba pa aside from that in short di daw magada ang location coz 50% of condos in that area daw hindi narerentahan which i also read in skyscraper forum. i think sa stocks na lang muna ako mag-iinvest rather than ihulog ko sya sa condo na di pa naman maggegenerate ng income. will just look for RFO condo in the future..

i saw an existing convenient store na "for assume" worth, let's say 100k, and may monthly rent pa ng 15k. for assume ba means na we'll buy their existing business and kami na yung owner and mag-mmanage nun, but will still pay a monthly rent? so parang franchise in a sense?

anyone here tried foreclosed properties? i'm interested but need to study first ;-)

six years ago, my hubby invested in a foreclosed property waaay before we got married. it was a very basic cityland unit in santolan, pasig. he got it for 900k, 2 bedroom, 30+ sqm. this was 6 years ago ha. since then he has rented it out, and never nawawalan ng tenant kasi mura ang monthly -- around 8k.

he told me he will get all his 900k back in 3 more years if he adds all the monthly rent. tama nga:

8,000 monthly x 6 years = P576,000 na ang bumalik sa kanya.

so he needs P324k more to pa to get his P900k capital back.
 
P324k / P8000 = 37.5 months or 3.1 years.

so after 2017, pure profit na yung condo.

if you are willing to wait 9 to 10 years to get your capital back, okay 'tong ganitong model.
