Sis Did you ask the seller where the title of the property he/she is selling? Either she is losing the title or the title might be mortgaged or is part of a loan.  That may be the reason why she is selling at a cheap price. I suggest you tal with the seller and ask for the real deal.  If she has a tax dec means there is a title somewhere out there.

Yung property along pasig lang. Di ko sure kung gift yun ng government sa mga nakatira noon and now yung binebenta ng heirs.
Pero walang TCT only tax dec and lahat daw halos ng nakatira dun talang title kasi mahal daw
mag pa title pero kung gusto ko naman daw mag pagawa pwede naman.

Mga sis is it smart to purchase a land sa san rafael bulacan while im actually working in makati? My mom is convincing me kasi since mura pa ang lot dun but i was thinking it was quiet far from work. Maganda pa din kaya syang investment kahit di namin matirhan agad? i mean in terms of value appreciation.

For me, hindi sya investment kung di mo mapapakinabangan. Assess first youre very needs, kase aanhin mo ang lupa kung di mo naman magagamit, divale ng sa condo atleast malapit sa lahat.

^ganyan din ako sis, my mom wanted me to buy my tita's lot. 455 sq m sya. so malaki.
pero nasa province. then i assessed the lot and madaming business na katabi like restaurants
and other coffee shops. it is inside a subdivision.

so i said yes, i applied the lot loan using Pag Ibig. Oh boy it took so long kasi ang dami process etc.
Then I have to have the title of the lot to be transferred in my name. tapos ang dami babayaran.

Study and read very well. ako kasi nabigla sa mga dapat ilabas na pera. akala ko madali lang pero
inisip ko na lang, investment p din yun and magkaka SM na nearby sa amin so, yung value nung lot
mas tataas. Bargain ibinenta sa akin yung lot( clean title) so isip ko na lang, sacrifice lang talaga
kesa sa mga pagshoshopping mapunta. I plan to have it leased or malay natin pag mas umasenso,
mapatayuan ng apartment. Im 26 and nakakaloka pa lang mag ayos ng mga papeles sa lupa.

  Thanks mga sis sige isipin ko din muna, siguro depende din if i have spare money na pweding gastusin, but tama din si sis chefron mukhang tennga lang money ko dito yung sakin kasi parang palayan na yung mga katabi is gingwang ng kabahayan. Pero titingnan namin sa sunday pag okay na ang weather, then ill decide by that time.
  Hindi pa ako ready magloan sa pag ibig hehe parang tedious nga, baka dun muna ako bumawas sa savings and earnings ng business.  Yung mom ko kasi gustong bumili ng lot sa bicol eh wala naman kaming kamag-anak dun haha, so naisip ko mas malapit na sa bulacan, she's looking for a place na kasi to retire, gusto nya buhay province

ma.jewel1987- Sis think about buying the san rafael bulacan lot muna. If you are just going to keep a provincial lot as investment medyo matagal pa bago mag appreciate ang value ng lot.  Better if you are going to use the lot so the lot value will appreciate.

lettuce grace - Suggest ko lang you can try looking for the zonal values from bir zonal values on the inet.  Meron dun makikita mo kung magkano but that is for real estate tax basis.  Usually market values are slightly higher in the province and a lot higher in metro manila.

Was thinking if its good to buy a property without a title but the owner is paying taxes every year
and this is the reason why he's selling the property far from its zonal value and location value.
What are your thoughts on this.  thanks

If tax declaration lang ang hawak nya mahirap yan sis mabusising magpatitulo ngayon malaki laki din ng ilalabas mo dyan para mapatituluhan lang yan sakit ng ulo yan, Promise!

^ thanks for answering sis. At least ngayon may idea na ako. Nag hahanap kasi ako ng property na around 2.5M sa Mandaluyong kaya napupunta ako sa awarded na property pero some of them naman may title na.

depende sa set up nung developer..some kase ginagawa, condo ang set up ng papers.
pero dapat kase titled talaga ang lot and house.

^Very interesting, yan pala ang isa sa mga plans ng Double Dragon. I just bought Double Dragon shares because of City Mall, meron pa pala silang hotel-slash-investment plan. I like the management, I like the location -- it might be a good investment.
