Pag magpapatayo ka na pa quote ka sa hubby ko pvc windows and
Shower enclosure he he.. Di maganda model unit nila saka aluminum bintana nila.

Pati house& lot nila tumaas na din price..

Yun sonoma at nuvali same price lang naman..
Ang nagustuhan ko lang sa sonoma malapit sa labas.. Unlike nuvali 10kilometers pa papasok sa village
Napakalayo..although andun sa loob yun xavier school.

hingi lang ako ng payo mga sis...
me and hubby decided na bumili ng small residential lot sa pinas (overseas kami) dun sa place ni hubby. we have a certain amount of money on hand now. parents nya ang natulong samin maghanap hanap ng lupa doon according to our budget. and we agreed na ipapangalan na lang muna sa father nya ang lupang mabibili then pag uwi namin next year ililipat na lang sa name namin.
naka around 1 month na naghahanap sila in laws na lupa, wala pang swak sa gusto/budget namin. at puros mahal na raw ang mga lupa doon. meron namang mura pero rights lang ang meron walang land title syempre ayaw namin yun.
ang iniisip ko lang, sana i invest muna namin ang pera now, at least lumalago na sya habang waiting time. at kapag umuwi kami sa pinas (after 6 mos) makakapaghanap kami mismo ng lupa at medyo makakaipon pa para madagdagan yung pera... ang sabi naman ni hubby baka that time mas mahal na ang mga lupa doon.
ano sa tingin nyo mga sis?

Have you tried looking sa mga online ads? Baka makatyempo kayo dun.

Hindi naman agad nag aappraise ng mabilis ang lupa sa isang area unless my development na maganda

^tried searching online pero mas mahal ang lumalabas at may mga brokers pa. meron isang ideal lot sana, sent them an email pero wala pang reply...baka kasi mas gusto nila foreigner ang bumili  ???

Hi mga sis!

Has anyone here tried selling House & Lot Transfer of Rights only? We have just paid 10% of the total contract price. It's still NRFO. Property is at Crown Asia Fortezza Cabuyao Laguna. We are thinking of this options since my family will be migrating to Canada.

Hope someone can enlighten me with this process.

Hi question po.. sa pag acquire ba ng house and lot na rent to own and thru pag ibig, kailangan ba ng malaking money to start with? paano kung regular employee lang and source ng income is yung salary lang?

and what will happen kung hindi nakakahulog regularly sa rent to own properties? thanks in advance. :)

depende sa developer... pero usually 20% nung selling price ng property ang kailangan mo. minsan naman ilang months advance lang

Any tips on buying condo units? May nagbebenta kasi sa Global City, nasa pre-selling stage pa sya. No downpayment and 0% interest for 4 years. Pag pinaupahan daw yun 33k monthly.

I don't like investing in condo's kasi yung lupa na titirikan ng unit mo is not yours... yung unit lang mismo ang sayo. aside from that there's maintenance fee and association fee at kung [textspeak!] ano pang fee na you'll end up na parang nangungupahan pa rin even if you own the condo because you pay for the facilities.  lastly i don't like condo's kasi kung may calamity (except baha siguro) you are trapped whethere fire or earthquake... just my two cents

but as for the price kung 0% interest itanong mo how much pag ni settle in cash and you will know na hindi talaga sya 0% interest ^_^... as for the 33K monthly na rent if you know someone who will rent a unit for 33K in the future then it might be a good investment.

Hi guys!

I want to own a house and lot of my own, paid by my own money.

I'm planning to get one through pag-ibig loan, possibly 30 years to pay or longer (if it's possible). My budget is 8k-10k per month for this one, meron din kasi akong small-time business that i have to support financially din.

My questions are:

1. Based on your experiences, saan worth it (hindi nagbabaha ever!) and magandang property na pwede ang pag-ibig loan? Target ko lang is around Q.C., Makati, or Muntinlupa, pero every suggestions are welcome!


2. Is it possible na, 'move in' na agad? If not, alam ko na may 'move in' fee yung iba pero is there a way na ma-waive yun? Gusto ko kasi yung pwede ko na matirahan while I am paying for it, or ipapa rent ko so that may income din ako from that setup every month.


3. Do i need a lawyer pa po ba?


4. Please share your experiences, advice, suggestions, and recos to me, and para mabasa din ng iba. I want to max out my sweldo in a good way, sayang kasi eh because I am still living in my parents' house, and I don't pay the bills (electric, etc) so sa akin lang talaga yung munting sweldo ko, so gusto ko sana na mamaximize ko siya.

Don't want to tell my parents kasi ang gagawin nila, sila bibili ng property OR if I will insist na magbayad eh sila ang bibili tapos sa kanila nalang ako magbabayad. I want to do this on my own, because I think kaya ko talaga, siguro last resort ko na yung pag hingi ng help sa kanila. Nahihirapan lang ako kasi I don't know where to start, natatakot din ako na maloko or magkaron ng super wrong decision.

I posted this here kasi I want an unsolicited advice. Pag kausap ko kasi yung mga brokers...I don't know...I felt that they are only after my money. :( Ang bilis mag salita and everything, considering na new lang ako sa ganitong investment. Any tips on how to deal with them? May appointment din kasi ako this week with mr. c to talk about investing sa isang property through pag ibig.

hi, everyone...gusto ko lang po sana magtanong...meron kasi kaming h&l in Sta. Rosa, it's been turned over to us lastyear pa...nakabank financing sya for 15yrs and we're currently on the 2nd year of payments...question is, if we'd like to sell this house and lot, what is the best way to go about it?...kelangan ba bayaran muna namin yung loan sa bank before selling it or can the buyer assume the balance?...sorry for the question, hubby and I are both very new to this...how do we set the price for it?...thanks in advance :)

piece of advice lang ah...

pag sa pag ibig ka mag loloan mas linient sila in terms of pag na dedelay ka ng payment pero interest wise i know mas mahal sila kaya my friend hindi na tumuloy ng pag ibig

ok sa qc pero need mo lang talaga hanap ng lugar na di bahain sa makati naman more on mga condos.

you can only move in kasi pag naka pag down ka na ng certain percentage pag RFO na kasi kukunin mo you need to pay 10 -20% ng price then the rest pwede mo na i loan. (usually kasi walang pumapayag na RFO na tapos parang nag rerent ka lang sa kanila iyong ganon ang dating)

kung may lawyer ka mas maganda pero pag bumili ka naman ng house and lot may documentations na ibibigay sa iyo and pag i loloan mo naman kasi maka aasure ka na clean ang title noon kasi hindi ka naman nila i allow na mag loan pag may sabit docs nun

house and lot lang ba option mo? to be honest sis pag ganoon ang buget mo medyo malabo iyong like mo na h&L with the area na prefered mo

**regarding sa mga broker sis you can feel naman pag pera lang ang like sa iyo na for the sake na makabenta lang...

to be honest into real estate kami pero hindi namin pinipilit we are asking kung ano prefer nila and buget kung may mahanap kami present namin kung nagustuhan nila get nila pag hindi let go. then we will wait na sila mag contact uli samin hehe

sis maganda yan plan mo na pag invest sa real estate kasi hindi perishable and also nag aapreciate ang value unlike buying a car but you need to be very careful wag ka papadala sa pagka excite mo na mag invest kasi 10-30 years matagal tagal iyon na bubunuin mo..

ask ko lang pala do u intent to buy one for investment or titirahan mo din in the future?

I've invested commercial spaces in 168 mall, so far so good lahat may tenants, although pag mahina benta bumababa ang rent (tumatawad sila, no choice ako pinagbibigyan ko kaysa no tenant). Kaya lang may condo units akong nabili sa 168 residence, so far wala akong makitang renter or buyer. 2 months ago ang turnover, they started charges CUSA na. Hanggang ngayon dipa rin sold out ang mga condo units nila. Hirap ibenta kasi ang dami nang condo sa divisoria. Lugi ako, tulog pa ang pera..  :-( what should i do?

I have 168 commercial spaces kasi, so far lahat naman may tenants, so when they offered pre-selling ng 168 residence 4years ago, which is sa taas lang naman ng mall, i thought it was a good investment.

san sa dalawa ang mataas ang interest?

just in case lang kasi madis-approve yung bank financing loan ko
i dont have a choice but pumili sa dalawa..
