Hello mga sis! I am really uncertain what I will choose:
Housing Loan for Home Improvement (either through Pag-ibig or bank) or Personal Loan through Bank.
Yung house kasi namin around 90 sq.m lang. Hahatiin namin sya, bali 30-40 sq.m yung ieelevate at lalagyan ng second floor. Prone to flood kasi lugar namin. Yung kalahati papa rentahan namin. Bali yung may second floor lang talaga ang gagawin.

Basically 100K lang ang meron ako ngayon. 200K ang desired loan amount ko payabale for 3-5 years. Hindi naman kalakihan yung loan so medyo hesitant ako na mag pag-ibig. Kung personal loan naman, malaki interest pero madali ang process. I hope you guys can give feedback. Salamat ng marami!

^same question.. And if i may ask na rin, if home improvement loan through pag-ibig, kelangan ba nakapangalan sa maglo-loan yung titulo ng house and lot? How about sa bank loan ganun din? Thanks

Hello. Newbie po. We bought a house on Eastwood Residences sa Montalban. Sadly, walang mga bakal yung bahay, even poste. Ipapa-renovate na namin yung bahay and gusto ko sanang patibayin na rin yung bahay. Obviously di naman namin pwede patusukan ng bakal yun.  Any advice po kung pano pwede naming gawin? Takot ako pag lumindol eh... Baka dumapa bigla. TYIA!

Hi eraMamu you mean wala talagang mga bakal ang bahay nyo? if that's the case, kailangan yan ng total renovation kasi ang mga poste ang sandigan ng buong bahay. If walang maayos na poste at mga bakal ang bahay, nakakatakot talaga yan sis. Mahirap mag paka siguro.

oo nga sis eh... pero baka di na mapareconstruct, medyo short sa budget kaya isip na lang kami magposte para sa 2nd flr. parang isasandig na lang namin yung mga pader sa matibay na poste para kahit papano eh maging matatag sya kahit konti.

Hi mga sis, rainy season na, i'm worried about our roof deck wala pa waterproofing. Would you know po kung how much ang magagastos waterproofing ng 50sqm na floor area? and which type and brand po ang maganda? Thanks po sa mga sasagot.

Ganyan din kami yung house na binili namin core type so we need to install tiles, repaint jobs, close the area for dirty kitchen and ceiling.  To be honest we have no idea samin malagyan lang ng divider yung 2nd floor namin, mapinturahan, kisame at matakpan lang yung service area sa likod ok na pero yun pala dami pa gagawin. Yung flooring namin inimprove namin, yung tiles ng kitchen, cabinets, dividers and lighting. My dad helped us in overseeing a lot of things to do sa bahay kaya kahit papano nagkaka idea kami pano gagawin sa house.

Gaano kalaki yung floor area ng bahay nyo sis saka ano yung mga needed nyo na ipagawa? Kasi pag bare type andaming mong gusto gawin then ccheck mo rin yung budget for the home improvement

Does your roof deck have cracks?

These are the things you need: Primer Paint (Could be Titan Superflex or Acrytex Cast #1711), Elastomeric Paint for the Waterproofing (Could Titan Superflex Elastomeric, Putty for uneven areas and cracks (Could be Acrytex Cast #1711) and Reducer (Acrytex Cast #1750).

If your roof deck is 50 sq m you'll be needing 8L of Primer (440 for every 4L ,8L of Putty (P 280.25 for every 4L), 16L of Elastomeric (P 2,280.25 for every 16L or 575 for every 4L) and 1L of Reducer (385 for every 4L).

Meaning total material cost will be roughly around 6000 to 7,500. Labor depends where you're located.

There are contractors that offers Php500-800 per sq. m all in. So 25K to 40K for your roofdeck. That should be done in less than 3 days including the initial cleaning. You also have to ask for warranty just so you're secured. Usual warranty is 1 to 5 or even 10 years depending on the material they'll be using.

Nag scout na din kami ni hubby sa mga stores and we found recommended brands. We bought ThoroSeal Php 530 sa 4 liters and magic seal around Php 400 naman. The other day, si hubby na ang gumawa ng waterproofing namin yung sa Malalang part muna, that night na test na agad kasi biglang buhos yung ulan and ok namn. d na tumulo. We are currently working on the minor parts na. hopefully maging ok naman. Mahal din pala mag pa water proof.

We bought a 22sqm studio. We will be having it repainted and the bathroom retiled. Ang paint just your normal white/cream, nothing fancy, same din with the bathroom. Iniisip naming kung sino man ang gagawa sila na din ang bibili, kumabaga, sila na lahat. Mga magkano po kaya ang magagastos naming kapag ganoon?

totoo nga yung sinabi ng ibang sisses dito na during constrcution,
need mo maglabas ng maglabas ng pera na parang nagtatae lang.. hehe..

at negative na kami hindi pa tapos.. hay..
hindi rin pala biro ang materyales, ang mamahal!
pero buti nalang ok yung gumagawa, kasi yung tito ko at assistants nya..

advise naman... yung pinaka kisame ng second floor namin na yung dingding ay kadikit ng dingding ng kapitbahay may tumutulo..  ilang beses na namin pinaayos sa karpintero pero ganun pa rin, para tuloy may waterfalls sa dingding namin pag umuulan.. sabi ng karpintero kelangan daw lakihan ang alulod kaya lang mababa ang kisame namin sa gilid kasi parang triangle and korte na bubong namin... tsaka sabi din ng karpintero since mas mataas yung dingding namin kesa sa kapitbahay walang pagkakapitan flashing (I'm not sure kung tama ang term ko), yung bakal para maprevent nya pagpasok ng tubig sa bubong..

pinag iisipan ko kung papataasan ko yung bubong para maacomodate nya ang malaking alulod or ipapaslab ko na lang sya.. baka kasi sa unang option ko eh ganun pa rin ang mangyari, nakakahinayang yung ilalabas na pera..

Hubby and my father in law are DIYing our ensuite next year to save on labour costs. I think we'll save HEAPS on DIYing the reno instead of hiring tradesmen to do it. My F-I-L is quite the handyman kasi and my hubby is not too bad himself...

anyway, plan is to paint the ceiling, install downlights, a frameless shower screen, a rain shower head, new toilet suite, new tiles (floor to ceiling) and maybe a new sink? Kasi if we don't redo the sink, it won't go with our new colour theme
