Ang quote sa akin sa pagpapagawa ng large wardrobe with mirrored doors and entertainment center/bookshelves ay 100K. Masyado bang mahal yun?

hi sisses, may nakausap kaming contractor ng hubby ko kanina, 100k ang quote nya sa amin. ito yung scope of work nya:

-pasara ng likod kitchen (hindi siya slab) sarado lang.
-tiles
-paint
-kisame
-division sa room
-cabinets
-countertop sa kitchen

yung 100k niya labor and materials na 2-3 weeks ang lead time.

ok na kaya yun o mahal masyado?

House Renovation last 2011:

• Nagpataas kami ng flooring because of flooding na din
• Windows went up as well
• May second floor pero yung itaas ng sala at kusina, we decided na bubong na lang muna (masyado mahal kapag pati yun may itaas
• Naglagay ng hagdan for second floor
• Refurnish ng 2 old rooms (paint, tiles, and cabinets sa masters bedroom)
• New room sa itaas (paint, tiles, and cabintes, new windows)
• Second kitchen sa 2nd floor
• New gate (bakod)
• New kusina (1st floor)
• Installed house roofing, alulod atbp. (wala kami nito dati)

Overall gastos: 1.5 million for 312 sqm.

Natipid: We use old windows, old doors (refurnish lang yung iba) and screens, old gate (Yung door mismo), old toilet bowls, shower heads, old haligi, at yung mga nabakbak sa Dirty kitchen namin (Mga nabakbak, inilagay sa pagpapataas ng flooring.

@lilstar Ang mahal nung pagawa mo sis. naku yung mukhang aabot din kami ng 100k+++ kasi wala pang gate un at papalitada sa harap ng haws malupa kasi e.

^ yup sis mahal nga talaga kasi naghukay pa sila medyo malalim din kasi yung hinukay nila para sa poste at septic tank. So far ayun pa lang ang napapgawa namin kasi nag iipon pa kami. Ang hirap na din kasi mangupahan.

For Pakyawan - You get a certain labor budget established from the start of work, mabilis and trabaho but you have to be very strict with the quality of work to be delivered. Minsan kasi ang contractors they rush since kung mas konti ang araw mas konti ang bayad sa tao nila.

For Arawan - Depende to sa mga taong makuha mo, pero madalas ambagal kumilos, andaming di kumikilos. But you can have somebody monitor the workers, yung trusted mo talaga para mapush nya lahat para magtrabaho. Mas matagal kasi ang trabaho mas may kita syempre ang mga trabahador.

In my preference as a contractor, pakyaw is okay specially if you are on a tight budget.  Yun nga lang eh i have subcontractors or workers na trusted ko talaga and i know their capacity, speed and quality. Iwas din kasi sa added works ang pakyaw if naexplain mo talaga yung dapat gawin.

For 240SQM kulang po ang 1.5M. There are houses sa subdivisions na kaya ang 100SQM sa 1M (actually 800k nga lang, overhead expenses at kita ng contractor yung iba) para yan sa simpleng bahay at fair to medium end.
