this is informative. we are planning for a new construction of our house probably this year.  and if about to start im sure mag-post din ako ng questions.

^^may binabayaran din ata yung mga engineers eh. yung sa ofcmate ko sis, P2.5M ang cost ng BOMs na nisubmit nila, lahat lahat na binayaran nila sa pque munisipyo P15k daw, sariling sikap nila ito ni-file ah, yung isang ofcmate ko naman umabot ng P20k or P25k ata kasi pinalakad daw nila.

What's BOM?

^Bill of Materials (BOMs)... grabe di ba? at depende pa sa city hall nyo kung pano ang patakaran ng pagkuha ng bldg permit, san loc mo? worst daw sa QC. etong 2 ofcmates na sinasabi ko were both from pque, in 3wks to 1 month nila nakuha yung bldg permit nila. yung uncle ko sa QC naman, mga around almost 3months daw nakuha, may nakausap din sya na kasabay nya kumukuha, 6months na hindi pa rin naiissue din ang bldg permit, at meron pa dun na tapos na ata ang bldg hindi pa rin nai-issue, grabe red tape.

if kakilala nyo yung architect or yung gumawa/gagawa ng house plan nyo, pwede niyang pababain yung cost BOM na isa-submit sa pag-apply ng building permit para mababa din yung permit cost.

^sis, hindi ko kasi alam na yun palang bldg permit is dependent sa materials cost na nasa plano. had i known--naku, talagang pinakiusapan ko sana yung gumawa ng plano.

sana lang di ganoon kalaki babayran for th epermit

^naalala ko tuloy yung isang agent ng bank na kausap ko, nag-iinquire ako sa housing loan nila. tinuruan pa ako "mam, yung isa-submit nyo sa munisipyo mas maliit dapat ang amount, yung isa-submit nyo dito sa amin dagdagan nyo" hehe oh di ba ang bait =)

^^yan din suggestion ng cousin ko na architect. hehe. at so far marikina daw hindi kurakot sa munisipyo. you'll only pay what you need to pay

If you're still saving up for your dream home and you have started on a monthly savings for this(and eyeing an Ayala property), try to avail of Ayala Land Homestarter Bond.  These are bonds with 5%p.a. interest rate, for a term of 3 years.

Try to inquire with a BPI branch.  I am not affiliated with BPI ha, I was just informed by a branch manager and I have read about the bond offer in the newspapers.  This is a great alternative to bank savings if you're building up a home fund.

yung sa building permit na quote sa akin mga 40k daw kasama na ang lagay!
kung ako na lang kaya ang maglakad ng papers haayyy...sayang din ang mas-save ko db?

kamusta mag-canvass sa hardware stores? accommodating ba if tatawag ka lang and will they give prices sa mga itatanong mong materials?

^i recently canvassed prices of bakal for the construction, tumatawag lang ako, i jotted down the prices in my excel sheets, and compare prices of hardwares, now I know kung san oorder pag nagumpisa na ang construction hehe... oo naman they would accomodate, target client ka ah

^lam mo one time na traffic sa amin, habang pausad usad lang ang takbo ng mga sasakyan, kinuha ko mga phone numbers ng mga hardware dun sa amin. pagdating ko sa office, pinagtatawagan ko haha!

^ pwede!  ano ba dapat unahin? bakal, then cement then sand, blocks etc? mas maganda kasi yung mahal na materials muna mabili natin hanggang sa pamura na ng pamura... kaso may mura pa ba ngayon haha

^pang-structural na mga materials ang mahal sis, like steels may sukat yan 16mm, 12mm, and 10mm tapos for the concrete and masonry works, this includes: cement, sand, gravel and blocks... kung may detailed Bill of Materials ka na, you'll see these items.

my father informed me na kelangan na paayos yong bubong namin kasi nag-le-leak na, so grounded na yong sa ilaw.  nagpapaayos na nga siya ngayon ng mga saksakan.

tanong ko lang, pag bubong ba, gano kaya magagastos, sa kitchen area lang naman, average size lang naman siya, di ko alam pano i-describe e, hehe
