hello mga sis, need your inputs/tips on what to do.

my hubby and I bought this foreclosed property, so nasa amin na ang clean title, although hindi pa namin napapa-transfer, we plan to do it this coming June 2011. this property has a 150sqm lot size and existing house around maybe 90-100sqm bungalow type. gusto naming ipagawa na ni hubby para makalipat na kami sa malaki-laking bahay (btw, we're living now in a small place parang townhouse, and we owned this one na rin, though naka-mortgage sa pag-ibig, thru my name).

now, we're thinking san ipapa-mortgage ang property para makapag-loan for housing construction, pag-ibig or bank? (btw, since hindi ko co-borrower si hubby sa existing pag-ibig loan ko, pwede syang mag-loan ng sarili nya sa pag-ibig).... the only reason bakit ko ipapasok sa bank if ever is dahil mas mabilis ang processing nila, for pag-ibig naman matagal... for the requirements (BOMs, house plan, design), yung sister in law ng kapatid ko architect, so she will take care of this one na... the thing is nag-iisip kami kung san kukuha ng loan, pag-ibig or bank, san ba mas advantageous?

tsaka if ever mapatransfer ang title sa June, say ma-release ang new title by July, kelan dapat ako ideal kumuha ng building permit?

Hi super Bratinella! Would like to ask sana your contractor's name.. My hubby and I bought a 30sqm condo studio type in QC.. We're planning to have it a 1bedroom partition, then kitchen cabinets, ceiling, electrical etc.. na affordable sana.. Can you suggest one? Many Thanks in advance

would you know sis, kung gaano katagal sa Pag-ibig bago ma-approve?

^ sis ako sa experience ko, after mo i-submit ang required docs, mga around 2-3 months. i submitted around Nov, got my verbal approval by end of Dec (tinamaan kasi ng bakasyon ugh!), got the loan agreement in January. now may another set pa ulit ng docs na kailangan i-submit. kakasubmit ko lang lahat last week. waiting na ako for the first release...

^ang tagal din pala noh... hmmmm baka magbank na lang kami kung ganito sa Pagibig... tsaka naisip ko, kung sa bank pwedeng joint kami ng husband ko, pag sa Pag-ibig kasi may existing na ako eh, so sya lang ang pwedeng mag-apply.

Sinabi nyo pa sobrang gastos, good thing na maraming tao sumusuporta sa amin at they are very willing to help. Kasi they are seeing us a couple na nag sisimula pa lang kaya ang mga support at help na nereceive namin sobrang thankful kami.

Without them di namin alam kung paano namin masisimulang ang improvement ng house namin.

mga sis, have you guys tried to make house renovation for second floor only? actually, ours is a roof deck na, and 30 sqm lang size ng first floor. How much it cost kaya?

^approximate average cost daw is 10l per sqm

sis lovemyself is that for mine, i mean 10K per sqm. Kahit meron flooring na, walls nalang ang kailangan. thanks

^sori its 10k average cost for whole house construction. so maybe it would be way cheaper kung walls nalang kulang sis

Mga sis,

I have questions with regards to permits and construction costs/labor costs. 

You see, my ybrother finally got the complete houseplan at while I am typing this post, andun sya sa munisipyo for the building permit.  My 1st question,  may bayad ba ang building permit? Kung meron, mga magkano kaya? Pasensya na wala talaga akong alam dito. 

It says in the plan na material cost is 1.5M+++ and labor cost is around 700k++.  In your experience, is this actually right?  Or may paraan para makapag cut down ako sa gastos?

^meron sis.. ang computation is based sa bill of materials na pinakita nyo. not sure pano nila kino-compute...
