sis tiggerlily, very active ka pa rin thanks sa lahat ng inputs mo sa thread. i have been planning to reconstruct our house here in rizal since last year. i got discouraged kasi when i attended the pag ibig seminar, i found out that i couldnt make a loan since may balance pa pala ang house namin sa sss. but now, im about to pay the remaining balance. after that, real estate tax in arrears naman. then, pwede na siguro. i have a cousin who's an architect who volunteered to make the house plan for free. may idea naman na ako on what designs and house arrangement i want. sabi nya rin, for an average material, it will cost me around 10,000/sqm. sana lang matapos na ang plano before this year ends para makapagloan at makapagpagawa na next year

 After backreading kasi on this thread I'm pretty convinced na labor contract na lang yung arawan. My husband and his family has background in construction but I don't plan to get his tito as foreman. I would request them lang to make epal and miron and chu-chu since one lot lang pagitan ng bahay nila and the lot we just bought.

hi mga sis! magpaparenovate din kami ng condo unit we got another unit adjacent to our present one para yun na gawing dining/living and kitchen area, while our unit now is exclusive for bedroom and closets na lang.

ang saya mag-research online about designs! so far, may concrete idea na kami ng gusto namin but ive yet to know more about the types of paint finish and flooring.

You think okay ba sa living/dining area yung matte or eggshell finish na wall paint? ano ba pros and cons non vs. the glossy?  then for the flooring, you think okay ba sa kitchen/dining area ang hardiflex / laminated wood flooring?

^^^use semi-gloss for walls. kapitin ng dumi and flat finish. if show kitchen lang (like no major washing of dishes and the like) i think ok lang laminated wood flooring but if the kitchen is for everyday use and with heavy washing, it's not recommended. in time magwa-warp flooring mo lalo na pagnagka-leak sink mo (na minsan nangyayari talaga). never mop your laminated flooring with wet cloth or mop, dapat damp cloth lang kasi mamamaga yan in time.

I just finished talking sa napusuan namin na architect, we closed the deal dahil they gave us an option build now and pay later. Ok din ang price. We will start the construction within this week, since ready for turn over na ang house namin, after that sila na bahala sa mga materials, labor as in we will just have to pay once we see developement/tapos na ang plan.

We will start the construction within this week, since ready for turn over na ang house namin, after that sila na bahala sa mga materials, labor as in we will just have to pay once we see developement/tapos na ang plan.

sis ano pa yung papagawa nyo after ng turn over ng house? kayo ba yung sagot sa finishing ng house? ganyan din kase case namin...mag start na yung construction ngayung February, then after nga ng turn-over kami ng bahala sa finishing...parang gusto ko rin mag consult sa mga architect na ganyan...maliit lang naman house namin...

Mga sis ganun nga ang set up kami ang mag fifinish ng house, mas ok na rin kasi we have the option to choose our designs. Magpapaextend kami ng kitchen sa likod then house interior, tapos fence. Ganun lang. God willing next week ang start kasi ready na talaga for turn over ang house namin kami na lang ang nag dedelay...(baliktad)

Mga sis, para hindi OT, I canvassed prices ng mga Home Depot vs Construction stores. Malaki pa rin difference. So if you have cash, mas malaki savings. I noticed though that construction shops don't have treated KD woods.
