napadaan lang ako to check any feedback for Avida Montaigne but your post got my attention @angelholics

if hindi pa kayo legally married ng partner mo, it is really risky na hindi ka kasama sa title ng condo and to think you are giving the money.

I did not want to butt in but since this is a public forum, sana hindi ka ma offend sa sasabihin ko.. if love ka talaga ng boyfriend mo, ipapangalan niya sayo ang condo mo dahil mother mo naman pala ang nag bayad ng half the amount. Kumbaga mas may karapatan ka dun sa condo, kesa sa boyfriend mo dahil mas Malaki ang contribution mo.

If you placed the amount sa fixed deposit as I understood your previous post, I hope nakapangalan sayo yun bank account na yun dahil pera mo naman yun, as long as hindi pa kayo kasal, wala talagang conjugal property.

Bilang babae, please protect yourself too and think of your mother and yun worry na madudulot sa kanya pag nalaman niyang hindi nakapangalan sayo or hindi ka part ng title.

the housing loan has a fixed rate for 5years and then the plan is to pay out the outstanding loan. however, madami na din naman akong threads na nababasa..OT dito pero un nga reality bites. Better to be ready sa future independently. With that, i might not opt to give the money to settle the remaining amount.

kase ayoko na din maging gulo pa un. willing na lang ako mag give ng money/share if his name and my name will be in the title :) which sabi ni Avida is hindi pwede UNLESS magbabayad kame ng panibago para sa title...

Hi Angelholics, i'm glad na naisip mo din to protect yourself. Maybe it is old-fashioned but I believe na the man should provide for his wife / family. And since hindi pa din naman kayo kasal, wala ka kasing habol legally in case magkaron ng problema yun relationship niyo in the future.

If love ka din ng bf mo, dapat maintindihan niya kung bakit hindi ka muna magbibigay ng share for the house habang d pa kayo kasal. Pag inaway ka niya, I don't think your relationship is definitely strong enough to merit sharing condo payments. Kasi as a man, he should protect you and dapat ma understand niya talaga bakit kelangan andun ang name mo sa title, or better yet, dapat kasal muna kayo bago siya mag ask na maki share ka sa expenses.

I hope napag usapan niyo though na hindi ka na mag aabot ng pambayad for now.

hi sis Anyss4 :) yes ok naman sa kanya na hindi ako mag abot hahaha kase un monthly amortization sa bank ay parang pang rent kung mag rent kame ng condo.. :)

update lang sa Avida kaka deliver lang nila ng Deed of Absolute Sale so kailangan ma inspect muna bago ma pirmahan un contract kundi AS IS what is un turnover ng condo..

as of now, may epal moments nanaman sila because we asked Avida personnel what are the things needed because we want to have a tile flooring.. pinag pasa pasahan nanaman kame AS USUAL..

i am targeting we should complete all stuffs before Ghost Month.. kaso anong petsa na haha.. but i am stil hoping

hi sis angelholics, ganyan din nangyari sakin 3 years ago. Medyo risky, but i decided na the title is under my name as primary and my husband is secondary. We both paid for the property while we were single and now we're married. :)

Ngayon ang problem namin is since we bought the property under our names na both SINGLE pa ang status, Avida needs to update their records that we're now MARRIED. Processing fee will be 5k each title holder just for civil status update. Ack.  :-\

question lang mga sis.... sa mga bumili ng house and lot avida

nun time na ititurn over na sa inyo yung unit, may inspection yan diba? meron ba dito sa inyo naka encounter na ang tagal na nga nila matapos yung unit then pag inspect nyo pa puro punch list pa?

after ng inspection gaano katagal pa para masabing totally moving in na kayo sa purchased unit nyo?

signed documents have to be updated (we already signed the CTS and DOAS docs) their signatories have not signed yet which is their negligence why is it taking too long; up to this time, HANGING status.

i insisted that the turnover should be before august 12. Ghost month starts on August 14. as of this writing with every 2 days followup wala pa din update.

nakakainis lang kase 3 months na kame nagbabayad sa bank ng housing loan and still napakabagal ni Avida na ibigay un keys for the turnover.

im trying to not stress myself BUT wont recommend anyone to buy from them after all the stress and the price isn't cheap to start with.

Welcome to our world.. 2 years paying bank loan and still no turnover for our properties. Sa relative ko they really need to move in so inaaway niya sila on a regular basis.
Sa amin malapit na ako makipagaway!

I never got these problems with Robinsons. No such fees, smooth turnover, ok pa maintenance. So disappointed with Avida!

i feel you.. nakakainis naman talaga.. pero ang wrinkles :)

and mas mahirap pa un sa case nyo kase 2yrs na nag babayad sa bank tas wala pa din turnover.. means mahaba patience mo sis :)

sa amin mag 1 year na kami nagpi pay sa bank loan pero eto nganga! pa din.. hirap i push ng ipush stressed ka na kakapush tapos baka magsuffer pa yung quality another nganga! na naman yun.

hi sis three8one, is your place ready for occupancy or was it built upon your 20% DP?

in our case, it is a condo and RFO..if they are true in their words.. we could have moved in last March upon giving the 20%.. anyway I have a friend who got a filinvest condo, he paid 5% and he was able to move in the week after :)

^ it supposed to be built after paying certain percentage of DP kaso sa case namin 40% pa nga ang DP and the following month it was fully paid thru our bank financing loan pero hanggang ngayon 1 year na hindi ko nakikita na matatapos upto next month..may friend ako sabi nya usually daw 18 months ang max na tinatagal. di ko lang alam kung by that time kasama na yung pag move in.

sorry to hear that mga sisses, i think you were not informed that you can request to hold your bank financing until turn over.

kasi kami after we paid for the DP, kinulit ko talaga si avida about the turn over date. then they advised me na pwedeng magbayad nalang ng MA (bank finance) pagka turn over na, to compensate for the delay. so from the time na tapos na kami sa dp until makalipat wala kaming binabayaran. all you have to do is send a request letter.

My friend told me the same eh too late na for our properties. Anyway, follow up follow up na lang.
Ganun din naman yun at least moving yung payments. Hassle lang kung kailangan na.

Hindi pa namin kailangan ngayon pero soon na so sana ayos by then.

as per advice ng sales ng avida by september daw matapos, hindi ko lang alam kung anong sasabihin ng engineering dept nila. hehe! medjo nakakadissapoint din pero were looking on the positive side na lang na once na matapos na yun may sarili na kaming bahay.. ganun na lang, basta keep going lang. hehe!

pano yung ganito sis? send ng letter sa bank na idelay yung MA since hindi pa naman natu turn over yung property sa owner ng developer? papayag kaya ang bank nun? eh nirelease nila yung payment sa developer so kami na lang ng bank ang magkausap dun diba?

^ sis three8one, sorry i think iggrant lang yung ganung request pag hindi ka pa nag start mag bank finance. nakapag loan na kasi kami pero hindi pa na release yung loan to avida kaya nahabol pa namin na ipahold muna, though approved na kami ng bank. kay avida lang kami nag send ng letter na hindi muna sila babayaran ng bank.

sa wakas nakapag turnover na bago mag start ang ghost month..well daming ka restrictions sa pagpapa renovate.. such a hassle pa rin ... anyway positive vibes na lang :)
