Question na din, bakit ganon, may nakita ako na sample calculation online na Avida property less than 3.2 mio, may VAT pa din? Just wondering kasi I thought VAT exempt na yun kase pag tinitignan ko yung SMDC wala naman.

Baka hindi lang updated iyong computation sis. Kelan lang kasi nabago iyong VAT exemptions. Minsan kasi ang mga nakapost online ay matagal na so much better if you request the latest sample computation for an available unit. Minsan din kasi, baka hindi na available iyongnakapost online. At least, ma-adjust din ang mindset mo sa payment amount.

question lang po..i bought a house and lot there and supposedly turn over ko this month but apparently when i visited my house the other week, mukang malabo mangyari na ngayong buwan. sabi ng mga construction workers kasi pinapatayan daw sila ng kuryente, generator lang daw kasi yung gamit since wala pang meralco lines.

bakit kaya ganon? feeling ko tuloy male-late yung turnover ko..

hi sis may_julian and sisses out there need help..the agent we have in Avida New Manila is neglecting her/his obligations. Feb.21 kase when we paid 20k reservation fee, filled up the forms and gave it to the agent (we were in the Avida office). Until this time, there is no Actual/Official computation.

Anyone knows where to file a complaint or escalate?

Also, is it possible to get a full reservation refund (there is no customer service). The BIR form1904 given to us, we have to personally go to BIR RD to have it verified and stamped. The agent said that "malayo kase ako sa BIR office" and said : "pakidaan na lang un mga papers/requirements dito sa Avida office) by the way we are from down South...

@may_julian, sis can your hubby help us or still give us discount? i have read that he can give 3% from NET selling price..

Reservations are non refundable sis and good only for 30 days. So, i verify niyo na kahit doon mismo sa office kung saan kayo nagbayad ng reservation ano na ang status ng account niyo kasi baka macancel if hindi kayo nakapagsubmit ng mga required documents.

nun saturday nabigay na ang official computation then nag apply na sa PSBank nun monday pasado na daw.. kaso taas interest nila. 7.50% for fixed 5 years...

another question mga sisses, gusto ko palit ng agent kase un agent namin "deadma" the computation we got came from Avida..the agent apparently is not an "in-house" agent.. any thoughts? couldn't bear the idea the agent will get a commission wala naman ginawa un e. hatid sundo pa namin nun pinuntahan un unit nun Feb.21 and after we paid in cash.. may checking account na kame ngaun LOL

Wala naman talaga silang agents lagi galing from accredited brokerage firms nila.

You can request to have your agent changed.

^^sis angelholics, pwede lang mag iba ang agent mo if hindi ka pa nakakuha ng unit sa current agent mo in 30 days. Protection kasi iyan ng agents.

Sinubukan niyo ba magsubmit sa ibang banks like Security Bank, BPI or China Bank Savings? Usually kasi, sila pinakamababa interest rates.

anyway march17, we were able to give the 20% DP and the bank guarantee.. sobrang hinabol namin and pulled all strings dahil sabi ni Avida hangang March17 or else 20k reservation fee is forfeited.

sabi ng agent before, 10% DP + bank guarantee ready to move-in na.. what we did is 20% DP na nga sabi samin pede makapag move in by August? kase wala pa daw Contract To Sell.. samantalang sa SMDC, 10% DP ready to move-in na.. oh well..

Hi Sis, sorry late reply. This is my other account, hindi ko na maopen un isa(may_julian), i forgot my password. So sorry to hear about your bad experience with your agent? Ano na status ng account mo ngayon sa Avida? My husband said na trabaho ng agent yung magpa verify ng TIN sa BIR.

kame din nagpunta pa sa BIR to have the form stamped kase sabi ni agent dapat daw in person. i know nakakainis.

for the status, waiting period pa din para sa CTS or Contract To Sell daw, ngayon naman we have to wait kase umalis na si boyps and will be back in July. Sabi ng avida as per agent na no point daw ang SPA (para sana ako ang pipirma sa CTS) hindi daw yun pwede. kaya we have to wait til boyps is here.. Imagine after 1 month from March 17 that we gave the 20% DP cash and the bank guarantee, un sinabi ni avida from home office Avida Centera and the agent (freelance) na ready to move-in ay hindi totoo...

i got tired of ranting hahaha kase epal lang ako dahil wala akong SPA. though pwede naman SPA through email or scanned document? do you have any idea sisses?

BTW, sa May na kame start ng bayad sa housing loan. boyps loaned it as single pero next year magpapakasal na kame. I believe ma update naman un since wala pa sa kanya un title ng condo so by the time bayad na namin un condo..legit married status na kame hehe

I'm set as SPA and it was done in person. Bagal talaga Avida.. Almost 2 years na yung bank amortization wala pa rin turnover. Partida dumi lang yung dapat nila turnover sa amin.

ohhh nooooo CTS is Contract To Sell? sabi ng mother ko dapat ang nakalagay sa title ay Spouses. nagbigay ng half the amount of the condo un mother ko pero ni place muna namin for 5years para pag natapos na un 5year fixed rate housing loan sa bank, sa repricing period makapag fullpayment kame. 


Actually kung may pera lang si boyps na half the amount of the condo pwede sana kame fullpayment ...

btw, hindi pa din nakakalipat or makapag pa renovate sa avida condo. last month, mother and i went there and hindi kame pinapasok dahil hindi daw kame or ako ang owner or buyer nun condo.. to think na sisilipin lang un unit para ma visualize sana pag pina renovate.. palit tiles lang naman and lagyan ng built-in cabinets

if hindi pa kayo legally married ng partner mo, it is really risky na hindi ka kasama sa title ng condo and to think you are giving the money.

I did not want to butt in but since this is a public forum, sana hindi ka ma offend sa sasabihin ko.. if love ka talaga ng boyfriend mo, ipapangalan niya sayo ang condo mo dahil mother mo naman pala ang nag bayad ng half the amount. Kumbaga mas may karapatan ka dun sa condo, kesa sa boyfriend mo dahil mas Malaki ang contribution mo.

If you placed the amount sa fixed deposit as I understood your previous post, I hope nakapangalan sayo yun bank account na yun dahil pera mo naman yun, as long as hindi pa kayo kasal, wala talagang conjugal property.

Bilang babae, please protect yourself too and think of your mother and yun worry na madudulot sa kanya pag nalaman niyang hindi nakapangalan sayo or hindi ka part ng title.

For those who buy at Avida settings molino. I have a few questions:

1. Do you have the original copies of the documents that you sign like application for registration etc coz our broker only give us scanned copy coz she say Avida will keep all the copies and only scanned to us so that they can track which are the documents they already sent to buyers.

2. What are the payment terms? Kc minamadali kmi ng agent to pay for the 20% DP e d pa ng approve [textspeak!] bank loan namin e 20%-80% [textspeak!] scheme n kinuha namin

3. Also, we asked for the engineering layout through their customer service AMICASSA but until now we haven't receive it.

We have paid the Reservation fee of P20k pero now we're having so much problem prang ayao n namin Ituloy
