payo ko lang sa mga gustong bumili sa Avida mag isip muna ng mabuti para hindi magsisi.  ;D and one more huwag magtitiwala sa mga baguhang agent at broker baka mapahamak kayo.  And if you have any complaints I'm sorry but you cannot speak with anyone.

i know i have replied to this before... uulitin ko lang, i so agree!  dami ko sobrang na-encounter na problems sa avida... from the purchase (the supposed agent i talked to forged my signature sa bank application) then nagkaprob sa unit.  then now, sa parking...  na-damage car ko...  :(

Hi, ask ko lang upon reservation ng condo unit, ano ba papers ang hawak dapat ni buyer? kasi nagpareserve ako amaia skies (i know hindi siya avida but under ayala din naman so baka some her could help), pero photocopy lang ng computation and provisional receipt lang ng reservation fee hawak ko? ganun ba talaga? Provisional receipt lang ba talaga not official?

Medyo duda pa nga ako kasi nagpa special request ako ng 20% 36 mos na term (inapprove naman) 2 photocopy binigay sakin ng office, isang 20% 30 mos at isang 20% 36 mos pero sabi ng agent ko sure na daw yun kasi may SRF na nasubmit sa office nagENCON na daw. I dont even get the terms she's using! hehe

And yung sa bank guarantee pre-approval, nakalagay kasi dun sa sa computation na all requirements has to be submitted within 60 days for the pre-approval nga. Nasubmit ko na kaso si bank (chinabank-tie up bank ni amaia) medyo alangan siguro sa gross monthly income ko, 24k lang kasi, hinihingan ako ng co-borrower, eh sabi ko wala ako pwede maging co-borrower, tapos sabi na lang ng agent ko, sabi daw ng nakausap niya na bank officer OK na daw yun kasi after 36 mos pa naman daw talaga yung bank guarantee, by that time baka mas mataas na daw salary ko at hindi ko na kailangan ng co-borrower. Sakin lang, parang ang lax naman nung approach. Diba kaya nga ngrrequire ang developer ng pre-approval kasi sigurista din sila na may sasalo na financing institution kay buyer??? Or baka inilalakad na nila ako sa in house financing ng di ko alam? nakakaduda... help mga sis!

^Medyo nkalimutan ko na yung sa'min but later na yata dumating yung OR sa reservation fee, but same day kami nag-iwan ng PDC for 36 months na down payment and lump sum payment kasi di kami nag-apply ng bank financing.

Sis make sure na maapproved talaga ng bank yung financing mo after 3 years kasi maraming case na they gave-up their units after paying monthly down payment for 24-36 months kasi di na-approved ng bank  (nabasa ko to sa SMDC na thread, I'm not sure if nangyayari ba to sa mga Ayala). Minsan kasi gusto lang ng agent kumita. Employee ba mismo ng Ayala/Amaia yung agent mo or independent siya? Sa'amin kasi is employee talaga siya ng Avida so mas mataas yung trust namin sa agent na yun.

^thanks sis. Another question, natatandaan mo pa ba kung may iba pang charges ka na binayaran before turnover aside dun sa 6% other charges and yung sa usual bank loan take out process? Thank you sis.

Ano ba ibig sabihin ng credit life insurance? Eto din ba yung MRI? May pinapanotaryo kasi sakin agent ko waiver of credit life insurance. Di naman ako sinasagot kung ano ibig sabihin nun. Iba ba to sa fire insurance na kasama na daw sa 6%OC?

Hi girls. Nabasa ko yung mga comments niyo and It is sad to know na nagkaron kayo ng bad experiences buying at Avida. I just like to tell you girls na nasa agent yung problem. Madaming manloloko na agent talaga makabenta lang. Kung kailangan niyo ng better agent to serve your need I can help you. My client's interest and need is my top priority.

MRI ang pagkaalam ko is insurance para kung biglang namatay yung owner while on mortgage will satisfy the loan.

^ sis thanks for answering though I'm on downpayment stage pa lang. 1.6m lang naman yung unit. Necessary ba to get credit life insurance for 20% down na nasa 300k din? If yes, do you have any idea which reputable insurance companies here in phils offer these? Thank you

AVIDA buyers, IPA VERIFY NYO YUNG TCTs ng nabili nyong property from AVIDA!  Yung property na nabili namin from AVIDA, nagkainterchange ang technical description sa title i.e., yung TCT namin ang description ay yung lote sa katabi namin and vice versa.  Almost 4 years na kaming nakikipagdeal kay AVIDA and yet hindi pa rin maibigay ang clean and correct TCT sa amin.  Hindi sila professional, very inefficient. Puro delays! Imagine nagkamali na nung una, pag file sa court para ipa correct eh nagkamali ulit ng attachment ng technical description. soooooooobrang bagal !!! and ang admission nung staff nila, buong Block ang may problem. kami pa lang ang naunang nakadiscover!!   hindi ba dapat initiative ni AVIDA to inform the other property owners? asan na ang corporate social responsibility nila? at ang moral responsibility?

^Why sis, what are the problems you encountered, if i may ask?

We found out mali ang technical description sa Title ng property namin. Nagakapalitan kami nung adjacent property. After verification ni AVIDA, they confirmed nagkamali nga. So we entered with an agreement with them na aayusin nila, to correct the technical description and give us a clean TCT. Four years na pero wala pa rin clean TCT. Hindi kami pumapayag kaya another process na naman, mga 8 months daw. Pero yung una nga may agreement kami dapat Aug 2013 nabigay na nila yung clean TCT, pero until now March 2014, wala pa rin. And grabe, during those 4 years ang hirap makipagdeal sa kanila, parati slide sa commitments nila, at puro apologies eh paulit ulit lang. hindi naman naayos !

Question for those who availed of loan with their tie-up banks

Sabi kasi kailangan ng owner tulungan si bank na ifollow-up si Avida sa title, alam niyo ba sino dapat ang contact dito? Yung agent ba ang mag-ayos nito?

Paano niyo din pala ginawa yung pagbayad ng annual tax?

Naku, interesado pa naman ako dito. After reading the comments, parang napagiisip na ko.

Question na din, bakit ganon, may nakita ako na sample calculation online na Avida property less than 3.2 mio, may VAT pa din? Just wondering kasi I thought VAT exempt na yun kase pag tinitignan ko yung SMDC wala naman.

@j.adore may mga brokers ang avida sila ang mag-aasikaso ingat din dahil may mga super irresponsible.  Iiwan ka sa ere. Epecially yung broker na asawa ng manager. I just forgot the name nakakagigil siya.

@laey kung ako sayo sis go for dmci na lang. Masakit sa ulo ang Avida lagi lang nilang pinagmamalaki ayala sila pero hindi rin naman maayos ang management and whenever you file complains walang mararating paiikutin ka lang nila ng paiikutin

Actually.. Yung agent namin di na sumasagot :'( Nagpalit pala siya ng numbers di man lang nagsabi. Buti may relative ako na broker tapos siya din yung agent nila. Nakuha ko na yung new number kaso dedma pa din.

Sa friend ko may ganyan din na experience. Biglang nawala communication hindi sure kung nagresign ba or what tapos may kailangan pa ayusin.

Kakaloka lang! Buti pa yung sa Robinsons, mega asikaso. This is our first and last purchase sa Avida hmpf!!

^so sad sa mga experience nyo mga sis. So far naman yung agent ko ay employee talaga ng Avida, may iba kasi na independent agent lang na iiwan ka sa ere lalo na if nakabayad ka na ng reservation fee kasi nakuha na nila commission nila.

In my case my agent invited me sa fb few years back when we reserved our unit, kaya if may mga tanong ako dun ko nalang siya mini-message sa fb and responsive naman. Nag-email din ako sa costumer service nila and nagreply naman kaagad.
