sa mga kumuha ng condo normally ano yung process sa pagkuha ng unit?
possible na 1 day processing lahat? yung pagpili ng unit, issuing of checks and signing of contracts etc?

May tanong ako. Paano ang property ownership? Perpetual ba or after 50 years babalik sa developer yung building kasi sila may-ari nung lupa?

^All AYALA residential condo developments are perpetual ownerships. Whether joint venture or not.

It is clearly stated on the Contract:
Title and Ownership of Subject Property: “...The Seller shall execute a Deed of Absolute Sale conveying unto Buyer all its title, rights and interest in Subject Property...”

Conclusion: it’s perpetual ownership

My brother talked with a unit owner sa Avida. Sabi nung owner, perpetual ownership daw yung sa Avida except in Makati.

in our case, inannounce muna sa lahat ng agents/brokers na we're getting the unit before kami nagbayad ng reservation fee. tapos after 2 days nagbayad na kami reservation fee then after another 3 days saka kami nagbayad ng spot DP while signing the documents. medyo kinabahan kami kasi ang tagal dumating ng OR mga 1 month yata pero ganun pala talaga. i think pwede naman maprocess agad ng mabilis depende kung handa na yung checks at bayad mo atsaka lahat ng requirements.

girls, question lang or if there's an avida agent here, I need some input lang. I was about to purchase a unit and paid the reservation na, then all of a sudden my agent told me may changes sa payment scheme ko. YUng 36 months na stretch payment for the DP was suddenly revised to 24 months. Does it always happen? I had the sample computation before I paid for the Reservation and I do know na it's just a sample computation and subject to change but I didn't know na may ganitong major changes that could happen.

Yeah, Big difference. In fairness to the agent, she was really nice and accommodating naman but I somehow felt a little misled coz I didn't expect major changes sa terms. Pertinent infos should be shared sa buyer agad agad. Sana before I reserved it, na inform na ko. Reservation fees are non refundable, right?

I'll talk to my agent pa din and see what are my options. Still waiting for a reply pala. Like what you said, 36 to 24 has a big difference talaga. Sabi nga kasi, na disapprove daw yung 36 mos na term.

Parang feeling ko tuloy, nawalan ako ng option. It's either I'll continue sa pag acquire and swallow yung 24 mos or not get it all -- and say bye bye to my 10k na reservation. Pero parang sad ending on both options

Sis are u sure u have 36 months for BGC 34th? Yung sample computation that was given to me was 24 months naman for 34th and 36 months for Cityflex. 30 months for Intima. Had I known may 36 months ang BGC 34th, dun ako kukuha. Hindi ba isang sample computation lang mga agents?

Yung sa Cityflex sis, this month ka lang nagreserve? May new memo effective this October baka naabutan ka for Cityflex. Tell your agent to seek for another approval para yung 24 months ma-extend upto 30 months since super new lang ng memo. Maybe she didn't see the memo before sending out the computation. Ako kasi nakapagbigay pa ako ng 36 months for Cityflex before its effectivity.

How did you know the agent pala? Nag-walk in ka ba sa site or through hotline/website?

^ sorry mga sis lalo ako na-confuse kasi sa kabila sabi meron daw 36mos sa 34th kay sis lizzie wala naman... Malaking pera kasi involve dito e, affected much ako kasi Im interested with this property but yung incident kasi na nakapag-reserve ka tapos biglang nagbago payment terms e ibang usapan na yun.
Kasi sa kahit anong investment kakapain mo rin naman financial projection mo bago ka sumabak sa bayarin unless may pang full payment na cash..

Sana maayos mo pa yan ng agent mo sis.. Ako wala pang nakakausap e pero plan ko this quarter pero kung ganto nakaka-turn off kasi.. It's your first step to having a business relationship with the company tapos ganyan na how much more sa next?

Anyway, yung agent was referred by a colleague. I spoke with her na last night and I was asking her anong pwedeng gawin. She told me she will try to make an appeal but walang guarantee na I'd still get it.
