pwede kaya ang unit swap/change sa avida? for example i have an avida studio in manila na RFO na and i want to swap it for a studio in makati pwede kaya? then dagdagan ko na lang nang hulugan if there is a price difference?

He's an engineer but the property they bought was from DMCI. weird dba un pala dami prob sa ayala properties. pansinin nyo rin minsan un malls nla. dati bago pa lang un market2x pro un tiles sira agad. saka ang tagal nla mag upgrade. kase ako pinapansin ko lahat. sa maliliit na bagay mo mapapansi n kase

Kasi nabasa ko sa Skyscrapercity na hindi daw perpetual ownership pag Ayala tapos sinabi din yun nung agent na nakausap namin sa Robinson's Land. Yung brother ko kasi balak bumili ng condo sa Avida.

ouch! may nag inform naman sakin, perpetual ownership naman ang ayala. bought a unit kasi under avida. will ask our broker again about it.

^Nakakalito din kasi yun din sabi ng agent ng brother ko kaya naisip ko magtanong dito kasi sa Skyscrapercity, panay sabi hindi daw perpetual ownership pag Ayala.

i asked my hubby and he said na perpetual ownership daw kasi hindi na daw pwede iyong kagaya dati na after 50 years hindi na sa iyo iyong unit.

nangyayari kasi iyon dati dahil lets say that the developer will only "rent" the lot then usually after 50 years need na uli sa may ari. now before tayuan ng condo ang lupa need na pag mamay ari na ng developer ang lupa para hindi na iyong isoli thing after 50 years

Dapat, for every month na na-late sa turnover, may rebate sa monthly ammortization, or at least may penalty sila, that's the only way to keep them from slacking

Yung avida wala pang turnover yung bank guarantee dapat naka-ready na as soon as your last check for the amortization has been cleared! I can only imagine wala pa yung unit mo you're paying interest already!

Kaya I dont see any reason kung bakit male-late sila ng turn over ng projects in the aspect of project financials.

Yes sis, may VAT yung parking. You can choose between Single or Tandem Parking. Avida Parking comes with separate Title as well.  Yung value ng parking, tumataas kasabay ng value ng lupa ng Ayala

Since you're working in Avida, may I ask how does a buyer go about the bank guarantee? Any tips would be appreciated. Thanks!

For the Bank Guarantee:

If unit is RFO (Ready for Occupancy) - if mag-aapply ka na agad ng Housing Loan, pwede na makuha yung Bank Guarantee as early as 2 months, pwede ka na mag-early move-in sis kahit nasa downpayment stage ka pa lang (installment/stretched downpayment)
The bank guarantee serves as a legit contract between the bank and developer, na babayaran ng bank yung developer kahit di ka pa start sa housing loan.

Kami na din nag-pprocess ng bank application. We will ask for the requirements from you and refer t to our accredited banks. We have our accredited banks (BPI, BDO, RCBC, Security Bank, Metrobank, HSBC, PNB and PSBank) Terms for Bank Financing: 5, 10 and 15 years. Pwede din hanggang 25 years for PNB.

^If pre-selling, 3-6 months bago ka mag-start with Monthly Amortization, dapat apply na natin sa bank to secure the Bank Guarantee.

If yung client yung gustong mag-process sa home branch nya, okay naman yun, we also offer assistance. We can refer you naman since may kilala kami sa banks.
Even if you apply sa home branch, sa main branch din ng bank didiretso yung application pero we can help you lalo na if may kausap ka sa bank mo
