Building Permit

Hi sisses. I don't know where to post this question so I just started a new topic.
Does anyone here know how much a building permit from the city hall would cost? Nagpapa-extend kasi kami ni hubby ng kitchen namin sa may backyard, mga 2x5sq.meters lang naman. On-going na yung construction, when all of a sudden pinatigil ng engineer ng village yung contractor namin. Sabi ng engineer ng village, need daw namin kumuha ng building permit sa city hall, before kami makapagpatuloy ng constrction. So pinag-inquire namin ang contractor, then sabi ni contractor, it would cost like P18k+ daw. Kasama na daw dun ang processing fee, and yung bayad sa architect na gagawa ng blueprint. Kaso naman, parang super mahal naman ata nun diba, considering na 10sq.meters lang na extension ang pinagagawa namin, ni wala ngang 2nd floor yun. Ganyan ba talaga presyo ng building permit?

happened in antipolo city hall

reasonably priced na yang permit na sinasabi sa iyo ng contractor mo. if you are in doubt, ikaw ang magasikaso tapos pasama ka na lang sa contractor mo.

kasi sis, bago pirmahan ang building permit, kelangan ayos na itong mga ito:

1. title ng lupa
2. amilyar
3. blue print duly  signed by engineers (structural engineer, electrical engineer, sanitary engineer, and architect)
4. kung [textspeak!]-anong photocopies ang hihingiin
5. cedula
6. ITR ko pa nga hiningi eh
7. copy of cost of materials signed by the engineers and architect

yun lang natatandaan ko. pabalik balik pa nga ako nun sa city hall kasi puro reject yung blue print  yun pala ang gusto lang nila sa kanila manggagaling ang architect.

ngapala, isa pang pwedeng mangyari is pagmultahin ka. kasi nag umpisa na yung house construction nang wala pang building permit. maepal minsan ang nasa city hall...

Thanks sa reply sis. Gosh, really? Pagmumultahin pa? Oh my... nagstart na pa naman yung construction namin, pina-stop lang ng HOA coz wala pa kaming sticker from the developer na nakapagbayad na kami ng bond. Eh ang mahal-mahal naman kasi ng bond. Imagine, 30k bond for a 10sq.meter extension na wala namang 2nd floor. Haay... ang sakit pala sa ulo magpagawa lalo na pag sa subdivision ka nakatira!
Actually nag-inquire na kami sa city hall ng Antipolo. Binigyan lang kami ng forms na fi-fillup-an. Tapos we're asking them if meron architect duon na puede magpa-plotting, wala naman sila maibigay. Ang sabi pa nga sa amin wala daw sa kanila nun, dapat daw may sarili kaming archi-eng'r.  Haynako, ang gulo naman nila!

so sa antipolo ka rin pala nagpunta. hehe

kung wala silang mabigay na architect sa iyo, bakit kaya sila nagsabi sa akin na sila na ang bahala sa lahat basta sa kanila manggagaling ang design for 50k? hmmmm.... tama ang move ko na wag ako ang makipag usap sa kanila kundi ang chief engineer ng manila city hall dahil tauhan nya ang kinuha kong architect and engineers.

by the way, ang nagsabi nyan eh yung payat na engineer sa city engineers' office sa antipolo. table nya yung nasa gitna. katabi nya yung electrical engineer na pipirma ng blue print mo for electrical lay out. if my memory serves me right, yung nagsabi sa akin na engineer is a structural engineer.

anyways, mag tanong ka na rin sa ibang kakilala mo if me multa nga. kasi sa compound namin, yung walang napakitang building permit, pinagmulta ng 8k, but this is for 40 sq meters naman. kaso lang, pinagmulta na nga, nag push through pa rin ang building permit at mga papers before building permit will be issued.

im not building my house in antipolo but my place has the worst corruption na yata when it comes to building permits. ours took about 3 months before nakumpleto. take note, taga city hall na ang naglakad nun ha. now, need na namin ng electricity para makapagwelding sa roofing pero more than 1 month ng nasa city hall yung application namin e iisang pirma lang naman ang kailangan. haynako... sakit sa ulo... may karma rin kayo!

payo ko lang sa mga magpapagawa/renovate ng house, kuha na kayo agad ng permits before construction. meron at meron kayong neighbor na maiinggit at magsusumbong kung wala kayong permit. maniwala akong nagchecheck yang mga nasa city hall.

                       2 x 5sqm  -- baket hindi mo napalusot as REPAIRS?

Yeah, I know -- it is not right to encourage non-compliance with regulations.. but if it is a mere extension that is going to respect set-back requirements...  and yours is a single-detached house ... hay naku, mas madaling palusutin the entry of your materials and the laborers as "repair" requirements.

^Nung una sis ganun nga ang pinalalabas namin. Everytime hihingi ako ng working permit at gate pass sa HOA ng village, ang sinasabi ko is nagpapa-flooring lang or minor repair lang. Kaso may bagong engineer dun sa village namin na ma-epal,pinuntahan yung house namin and nakita nya na backyard extension ang pinagagawa ko. Pag daw kasi enclosed na yung extension yung may walls na eh dapat daw may building permit. Kaso naman 10sq.m lang yun, tapos babayad pa ko ng building permit, bukod pa dun sa bond na 30k para sa developer! Jusme, nakakalula ang mga gastos!

yung sa nakausap kong engineer sa city hall na sabi eh 50k for everything eh mukhang gusto nga lang nang lagay pero nung nakausap nya na yung engineer din sa manila, umayos na rin sya.

with tha idea of repair, ok lang yan kung makakalusot kagaya nang sabi ni sis aquacharly. pero totoo yung sinabi na once enclosed yung ipapagawa, it is considered renovation na at kelangan na nang building permit.

sana masolusyunan na yan. meron pa palang mga bond bond yung mga ganyan. ngayon ko lang nalaman

Naku ang sakit nga sa ulo, biro mo 1 week nang na-tengga yung pagpapagawa namin kasi nga ayaw nang papasukin yung mga carpenters sa village until hindi kami nakakuha ng building permit. Yung mga materials nakatambak ngayon dun. Last week pa naman mejo umambon so fear ko lang baka mabasa yung mga cement dun, 10 sacks pa naman yun sayang naman. Nagpa-plotting na nga kami sa architect may nakita kami dun sa malapit, sana matapos na agad pati blueprint para ma-submit na sa city hall.

sa cement, ilagay nyo sa areas na hindi masyadong mainit at hindi rin mababasa ng tubig. sayang din yan, nasa 2500 din yan kung masasayang lang

My building permit (processed in Las Piñas) cost me almost P32,000.00.  Less than P10.00 lang ang sukli.  :-\

It was processed by my engineer/contractor.  Representatition expenses were for his account na, so medyo nakamura na ako sa lagay na yan.  Documents were submitted July 28, while permits were issued August 10.

^ e malaki naman pala sis. So maybe reasonable na yung 32k. Kasi sabi ng architect na nakausap ko, yung bldg permit cost is computed based din kung gaano kalaki ang area. Eh yung sa amin nga 10sq.m lang ang floor area eh, tapos wala naman 2nd floor, backyard extension lang. So goodluck naman sa 18k na building permit na sinisingil sa'min diba.   :o

sa akin sis, 50 square meters lot area at 70 square meters na floor area will costs 50k po

^Oh my!  Hayaan mo na sis, bawi-bawi lang naman tayo.  Minsan nakakamura tayo sa ibang bagay, minsan naman napapamahal. :)  Ganun lang ata talaga sa construction!  Some lessons we have to learn the hard way - charge to experience ika nga.  Hirap ng mga first timers no? :)

may nakapag-apply na ba ng building permit dito sa bacoor? sa mga nababasa ko parang ayaw ko na pagawa yung extension namin.  Sa subdivision din kase kame kaya kailangan pa ng kung ano anong permit.. haayyy..  :(

share ko ang na research kong guidelines para sa building permit may plans din ako pagawa ng 2nd floor with roof deck. Mahal nga kung isispin natin bakit pa tayo magbabayad ng mahal sa government habang kailangan lang natin inspection sa house project na papagawa kung naka sunod sa building code of the philippines.
dapat may congressman or senator na i review itong batas gastos na ito kasi pabigat pahirap sa atin parang sobrang unfair ng batas sa atin.
