Hi! I'm a tenant in SMDC Green Residences. The units are indeed small compared to the other condos in the same area, but I think the price is much more higher with them because of the amenities and accessibility. We have Savemore and a couple of restaurants downstairs, and it's beside DLSU.

Same tayo sis, binebenta na din namin un unit at naghahanap kami ng buyer. baka may kilala ka pa na buyer sis? na-ready na din namin yun SPA , just in case may buyer na. We extend yun pagbabayad ng downpayment since hindi pa naman tapos yun unit.

A friend brought up an SMDC project earlier to me na pre selling pa na offer din sa kanya so I got his agent's number and inquired. I got interested cos I'm sure it will really be a profitable one cos it's near universities and hospitals. I recently got a condo in Sucat last month and I can already have it rented January next year so kahit mabigat, gusto ko talaga consider ito. Thing is, I got the condo in Sucat at only 1.7m 33sqm while this SMDC project is 2.7m but only 18sqm! It's so small and I find it outrageous and turnover is 2021. Monthly will be only at 9k at 0% interest payable for almost 4 years. Sobrang decided na ako to get a unit next week buti na lang I saw this thread. I know that I can find another unit with that price na mas malaki floor area and I won't wait that long para kumita na siya.

hi , ask lang po ako kung may idea ba kayo about i-freeze or stop yun payment sa condo? habang naghahanap ng buyer? posible ba yun? nabanggit yun before ng agent namen, kaso hindi ko naman siya matanong ngayon dahil nasa ibang bansa siya. balak namin siya i-meet pag balik niya.

Sa mga may unit sa Shell and Shore na pinaparent, ilang months ang hinihingi niyo for advance and security deposit, and how about yung agent commission?

^ I have a unit at Shore sis. Pinarent ko sya ng bare with aircon/heater. I asked for 2 months deposit and 2 months advance for 1 year contract. Agent commission was only 10,000 cause family friend namin yung nagrefer.

My thoughts exactly sa studio units ng SMDC. Alam ko naman na condos of this size are not unheard of kahit sa ibang bansa, pero the price di ba. Parang you're primarily paying for the location only. Minaximize talaga nila yung makukuhang profit, keber na kung liveable naman ba ang ganun kaliit.

Hi, we purchased Grace Residences unit and parking space 3 years ago. The appreciation value was higher than we expected. It's in Taguig area, we got it bare pa but the price then was very affordable.

Agent commission is usually equivalent to one month rent.

If chinese mainlander ang tenant, we usually get 6 months advance. Pumapayag naman.

I asked around for preselling projects of SMDC projects in Makati, turn over is 2021 and cheapest is 5m for a 20-21sqm only...whaaaat?!? After reading all the feedbacks here, I might stay away from getting SMDC condos.

I do not recommend SMDC condos. As a lawyer, I have been handling cases na-involve mga disputes between a unit owner and SMDC (minsan kasama ang condo corp). Awang-awa ako sa mga unit owners na nanghahabla sa kanila. Kahit mali na si SMDC, hindi iyan makikipag-areglo.

I handled a case kung saan si unit owner kinasuhan SMDC dahil ayaw ibigay sa kanya ang title kahit fully paid na siya. Ilang years siya naghintay bago niya nakuha iyong title. Umabot pa sa point na kinasuhan niya si SMDC sa HLURB. Saka pa binigay sa kanya iyong title nung nag decide si HLURB in favor of the unit owner.

Common sense lang naman. Syempre kung fully paid na si unit owner, automatic ibibigay sa kanya ang title. Pero itong SMDC matigas masyado.

^whoa! Thanks for sharing sis.. ganyan pala sa SMDC yikes! Ang tanong sis, anong valid reason ni smdc at ayaw igrant ang title sa owner? Baka mamaya nakasangla pa pala sa iba yun property kahit bayad na kaya wala pa maiproduce na title hehe.
