Sis momlory, mas better if wait nyo na turnover para mamaximize nyo value appreciation. if gusto mo na talaga isell, call customer care para sa assistance on how to transfer unit ownership. parang add/delete lang yun if hindi pa naturnover (around 30k payment nung sa amin).. or get an agent kaso usually may payment sila pag sila maghanap ng buyer.. hope it helps!

Sis girlush, pag may title na iba na process nya.. magbabayad na yan yung seller ng capital gains tax pag binenta yung property.. hindi na yun pwede sa customer care.. yung regular process na ng pagbebenta ng property since nasa inyo na title.. kasi fully paid na ng bank yung remaining balance nyo..

Actually, ang purpose ko sa pagkuha ng unit ay para paupahan. Pero magbabakasyon muna ako doon habanag wala pang tenant.
Hopefully, maayos ang pamamalakad sa MPlace.

I know some people staying at Blue. Sabi nila, pray that you never have a maintenance issue because the chances of getting it fixed within a reasonable amount of time is very low. This includes defective tiles, leaks, window issues, etc. Maga-adjust at tiis ka talaga.

Hi mga sis, kumuha kami ng unit sa shore 1, matagal pa naman yun handover  pero gusto ko lang malaman kung  meron ba sa mga GT sis natin na pa-rent na yung unit nila? Or pina manage kay SMDC yun rent or lease property instead of doing it on your own? Musta naman po? kikita ba talaga? knowing na madaming competitions nowadays lalo na sa areas near MOA,  ano yun assurance na kikita ka talaga? na hindi mababakante yun unit. Kasi pandagdag din yun sa bayad sa smdc hanggang sa mabuo mo yun payment.  Pa share naman po ng experience or ideas?

Hi sis hisana, about your inquiry on renting a unit sa MPlace.

1. is there some rule by M Place na yung contract signing with the landlord eh sa admin gagawin?
--none, but there is this form that need to be filled up by the landlord signed by the tentant to register the tenant as a temporary owner of the unit - this is to be submitted to admin office

2. want some assurance kung yung owner ba talaga yung makakausap ko or someone authorized to rent out the unit, baka itakbo lang yung deposit and advance
--i advise na tignan mo personally yung unit beforehand and ask for a contract

3. Yung ngayon kasi sa M Place, I just found him sa olx and it's my first time to deal directly with the owner.
--marami ganyan sa MPlace, kahit sa floor namin. im in tower c, yung isa through airbnb, yung 2 units posted sa olx.

im a unit owner sa MPlace sis, anong tower and unit ba yung na-inquire mo? baka i can ask sa admin to check

So I've been living here for a few weeks now, and I'd like to give feedback.

Kaya ako nag-rent sa isa sa mga SMDC condos is my sister is really interested in buying a unit or two sa Fern/Grass and she wanted to me check it out kasi wala sya dito sa pinas. Long story at hindi ako nakapagrent dun, so inisip ko to rent na lang din sa MPlace just to get a feel of what it's like to live in an SMDC condo, feeling ko kasi hindi naman masyado nagkakalayo sa quality, service and maintenance ang mga different projects nya.

I've been here for about month pa lang pero sinabi ko na sa ate ko na huwag na lang sya kumuha. I've had several issues na agad in such a short span of time.

Sa 15 or so units that I checked out among MPlace, Mezza, Grass and Blue while I was still searching for a place, parang kalahati yata sa kanila eh may issue sa leaks. This unit I'm renting right now, in fact, I really regret moving here kasi may leak sa may gitna ng unit na dati dito na akala ko naman naayos na kasi sabi ng owner sinabi sa kanya na ayos na, pero hindi pa pala. So I'm not enjoying my stay. Nai-imagine ko kung ako yung unit owner and I have to live with this leak forever. It would really stress the hell out of me. Hindi naman ako mayaman para bumili ng condo unit basta-basta so it would be a huge investment for me, tapos defective lang pala yung unit na makukuha ko and they can't or won't fix it. Yung ibang units naman, tiles are loose, nangagalawang na ang balcony, sirain ang shower, etc. All this for units that are not that old pa naman di ba, considering ilang taon pa lang naman ang SMDC compared sa mga ibang developers

Now, kahit naman ibang condo na hindi SMDC may problema. But I've lived in several condos throughout my life, here and abroad, cheapo units to expensive ones, but I have to say parang pinaka-delicate at mahirap i-maintain sa lahat itong unit na ito, and never before have I had a sense of helplessness in terms of fixing problems talaga. I mean, the people running this place are nice and polite and all (that's one thing nga pala na I like about here), but at the end of the day, hindi naman naaayos yung problema.

So that's my rant/review. For sure merong mga sinuwerte sa units nila with no problems at all. But personally I would stay away from SMDC pagkatapos ng contract ko.  Just my 2 cents.

Ang SM kasi, kahit mga mall nila, di talaga quality materials ang gamit.

Kaya wala sa listahan namin SMDC nung nahahanap ng condo at pag may mga nakakausap kami, talagang sinasabi namin sa iba nalang sila kumuha.

Sa presyo ng benthan nila ng units, luging lugi ka talaga.

Mayroon din forum ng mga SMDC homeowners, nakakastress yung mga problema.

Mag 2 years na kami nag babayad ng unit sa Shore 1 Tower D, since hindi pa naman siya tapos posible kaya na pwedeng magpalit kami ng unit ? From 37 sqm. hanap na lang kami ng 27sqm. para mapabilis lang yung pagbabayad?

Yes Sis pwede, pero hindi lahat ng payments made mo for your unit mata-transfer sa new unit.  For further concerns, you may contact your agent.

sayang naman kung ganun hindi full amount matratransfer sa bagong unit. nagtanong na din ako sa agent namin, till now wala pa sagot. nag message din ako  sa fb ng smdc, waley din reply... 

balak namin puntahan yun opis para makapag inquire about dun. malaman na lang hays.

I'm also a unit owner, sa Grace Residences (Taguig) naman, turnover will be this year. Hopefully, maging okay. We are actually living overseas, so it helps kung me mauuwian kang sariling bahay

 tapos kung natapos kana sa downpayment mo ililipat lahat sa bank na ang payment mo monthly kahit hindi pa tapos at na turnover yung unit sayo?

M Place QC po ako hindi naman po nadelay ang turnover, on time sila sa case ko. Di lang po namin inaccept agad kasi may pinaayos kami sa walls and tiles po.

lipat agad po talaga sa bank after matapos po ang downpayment kahit di pa naturnover. downpayment lang talaga ang mina manage na payment ni smdc
