Kung ako naman ng tatanungin, ok naman ang SMDC. may unit din kasi kami sa SMDC. One is from Jazz Residences and one is Preselling (Fame Residences) yung newest premier project ng smdc walking distance to Megamall. In our case kasi, very okay kami sa unit namin. Actually maganda nga sa Jazz eh kasi pagbaba mo ng condo mo may mall (comprises of restaurants, hypermarket and retails stores) tapos yung location maganda din kasi 2 stoplights away lang to RCBC Plaza (near Ayala Ave.) and it's a very quiet place. We have a very good experience in terms of having it rented since it's Makati, napapa-rent namin ng 2.5k per day yung unit namin so at the same time nagagamit din namin yung unit namin pag gusto namin. parang condotel lang ang peg. Parang nali-libre na din kami sa bank financing kasi kahit 20 days rent lang 50k na agad yung per month. And sabi nila in 3-5 years time wala ng maitatayong ibang condo sa Makati kasi ubos na ubos na yung lupa kaya we're very proud na naisip naming maginvest sa Makati. Yung mga complaints about SMDC, very common lang naman yan sa lahat ng developers wala namang perfect na developer eh. Kaya chill lang.

Try mo din sis. Wala naman mawawala sayo pag maginvest ka kasi pag real estate, di nagde-depreciate yung value unlike kapag bumili ka ng car  or phone na in 3-5 years time kapag ibebenta mo sobrang mababa na ang value. And kung magiinvest ka try mo kumuha sa Makati Projects or Mandaluyong Projects. Napakadaming potential renters sa areas na yan kasi nandyan yung major  central business districts natin. Hardcore real estate kasi yung family ko hehe kaya we not just sell but also invest para naman may naishe-share din kaming first hand experiences sa clients. :p

Tama ang sabi mo sis johmetrii. Pag real estate talaga ok na investment lalo na pag maganda ang location. Same tayo ng ginagawa sa condo units... for rent din yung unit namin sa transient guests... yun nga lang pinapamanage namin, kaya may bawas ng konti pero I don't mind, wala na talaga kaming ginagawa halos kundi mag email ng authorization ng guests at magintay ng deposit ng payment. Yung sister ko nga bibili na rin ng isang unit dun sa Princeton kahit na, RFO na sya, kasi ipaparent/manage na rin nya. :-)

i asked Agoda recently about posting condo units sa site nila. 17% ng amount na set mo will be their commission for every successful booking. may requirements lang kelangan from SMDC owners like CTC, Bank Account and ID

^^baka OT na. Kasama na ba sa "manage" fee ang pag maintain/linis ng unit?

sa amin sis sachism kasama na ang linis ng unit after every check-out ng guest/s. Yung maintenance, wala pa naman kami naencounter na kailangan palitan/ipagawa kaya di ko pa masabi kung paano magiging treatment doon. But we provide all the needed items, pati cleaning tools like mop, walis, dustpan, etc.

Hi sis @johmetrii. ask ko lang paano ang arrangement mo with SMDC admin kasi di ba nasa rules nila na ang minimum lease dapat sa jazz is 6 months? I would also like to try transient renting. How do you go about it?

Ask ko lang about the Republic Act 4726 or The Condominium Act of the Philippines.

I really understand now na hindi lang 50 years ang condominium. Anyhow, what about the contract you've signed? Sorry mga sis ah... First time ko mag avail ng condo unit.. Kaya pinagaaralan ko..

Hi mga sis,

I got a unit from Grace Residence in Taguig, 2nd quarter pa ng 2017 ang turnover. So far as per actual construction, satisfied naman kami...excited na kami sa turnover
Napansin ko lang compare sa ibang developer, mabilis gumawa ang SMDC.

Nagsubmit ako ng requirements sa SMDC last week para sa MPlace sa South Triangle. Hopefully ma-approve

FYI pala mga sis. Rent to own siya. 10% downpayment lang then move in na. Standard finished yung unit 23.47 1br. 21 months to pay yung another 10% with PDCs
Tapos yung remaining 80% bank loan na. Mas magaan sa budget

Hi there sissies.

Sorry im new here and i would like to ask anyone here who has owned/bought a unit from Jazz Residences. Kumuha kami ng husband ko ng 1 unit and katatapos lang namin pay for the downpayment. We are not in the Phils at mo and nobody contacted us about the next steps ie settling the balance. Been calling (no answers) and emailing their customerservice and got no answers too (surprise surprise)...

If anyone of you who is holding a contract to sell [textspeak!] po favor kung ano nakalagay sa late payments clause etc. Unfortunately December pa kami uuwi ng pilipinas so most likely nothing will happen between and then...

hi sis. matagal talaga sumagot ang smdc sa email. tapos if you call their customer service, tagal din sagutin or if nasagot na, minsan matagal din nila hina-hang.

sa mplace @ south triangle yung unit ko and yun nga, ang hina ng customer service nila. i finished the downpayment last dec and paid in full after pero inabot pa rin ng more than six months bago ang turn over.

tiyagaan niyo lang sis na i-contact sila.  ganun talaga sila.

scheduled for turn over na yung unit namin sa Mplace 23.4sqm TCP 2.1M (early occupancy program)
swerte lang po ako sa property consultant dahil mabilis niya na-asikaso yung application namin

August 12 Reservation Fee and signing of application forms
August 17 Submission of requirements
August 23 Approval of application
September 4 SMDC sent a Welcome email with our contract reference number, schedule of contract signing, and payment schedules
September 10 (my birthday haha) contract signing at SMDC Head office (MOA)and submission of other requirements
September 28 schedule of turn over (yey!)

ok naman mga agent sa smdc. Kahit agent ko siya nangungulit magpasa na magpasa ako ng documents and contract to sell. Sabi ko paguwi nalang ng husband ko since preselling naman unit namin turnover 2019

Hello 

Bought a unit also in one of the projects of SMDC. Mine is in Tagaytay. Wind Residences. Pre-selling nung nakuha ko last 2012 and turn-over na this November 24. Late lang ng 1 month. Since I'm in overseas, next month ko pa siya mavi-view.
No move-in fees, pay lang ng 3 months association dues.
Hoping na ayos yung unit. Basic unit lang siya, no furniture and appliances.

I'm an OFW and this was my first investment. Partly, me panghihinayang din kase yung location (I was eager to buy way back then kaya di na masyadong nakapag-isip). Seasonal kase. Not unlike in Manila for sure na yung mga rerenta.
