sis alam ko it is an unwritten rule (or etiquette ba) na when magiging noisy ka like have a party sa unit mo you have to inform your neighbors (mga katabi, taga baba ) usually written note/letter since kapag nakatira ka talaga sa condo dapat hindi ka pwede magiingay na walang patawad na as if nakatira ka sa bangketa or sa bundok. there is a reasonable accepted level of noise when you live in a condo. syempre lahat tayo ay gumagalaw at may ginagawa so hindi pwede na walang ingay pero mga ganyan like videoke to the max (or in our case pinaglalaro nang bike at bola ang mga anak sa hallway.. hello please doon kayo sa lobby sa baba or doon sa kids playground ) are not acceptable

sis I swear hindi videoke type of noise ang maririnig but the regular usapan, the tv. Okay lang kung laging nakabukas din ang tv nyo, mabablock-out yung sound pero at night or early morning ang problem. Recently nga lang my brother told me na he had a tenant who complained na they heard bed creaking akala nila bed nila but it's from the other unit daw pala doing what couples do    Di na sya nagtaka since I already warned him na it's bound to happen since simpleng usapan nga naririnig. 

Anyway based on what my brother told me, most units daw at Sea are being rented out daily so parang style condotel ang ginagawa ng mga owners. Market nila are foreigners, balikbayans and those attending conferences.

Sabi ng project director ng Sun Residences, hindi daw magkakarinigan ang mga units, pero yung hallway, yun daw ang maririnig.  Hindi ko na-ask panong yung katabi mong unit hindi mo dinig pero yung hallway dinig mo.

Sa brother ko naman sa Avida siya. Hindi daw niya naririnig yung katabi nyang unit(s) pero maririnig mo daw pag nasa hallway ka.

^Manipis ang ginawa nilang wall between the unit. I had the chance to inspect my unit din pero ibang project to. So far wala ako naririnig at nabasa ko din sa Skyscrapercity na thick concrete wall ang divider. Sana lang pag lipat ko talaga eh wala ako marinig na ingay.

Yung Mezza din nila maraming complaints. Nakita ko sa Skyscrapercity yung mga leakage, butas, etc...

^ yun na nga sis manipis siguro yung wall kaya ganun. We lived in Avida for 3 years and wala talagang naririnig from katabing unit. Considering the price of the units at Sea Residences, nakaka-disappoint na may ganung problem.

hello sis.. gusto kong bumili ng unit dito. sabi saken ng agent ko, hindi na daw eto mag aapreciate ang value kase nag appreciate na daw na almost 10times, ibig sbihin ba nun kung binili ko siya na 2M ngayon eh after turn over eh 2M parin.

Lahat naman ng developers eh me flaws eh. Yung friend ko me unit sa DMCI Taguig, daming hidden charges, hirap kausap ng customer services, hindi kagandahan ang finishing. Tapos Avida naman ganun din, maliliit din ang unit. So ano na pala ang perpekto? Ang gusto ko lang malaman eh, bearable ba ang flaws ng SDMC? totoo ba na naririnig yung ingay sa labas? totoo ba na high density sila at hindi enough ang elevator? Lets face it, laging may kulang. Pero kerry parin ba compared sa iba? I love to live in Macapagal area kaya eto ang na pipisil kong bilhin. Tulungan nyo naman ako mag decide. Or me alam ba kayong ibang pre-selling sa Macapagal area?

Nakakainis yung agent namim s jazz hindi mo maasahan kapag may mga tanong or kailangan kami.kahit s telepono or email hindi sumasagot.samantalang ng hindi p kami nakakabili panay [textspeak!].

Ito namang credit checking agent n pinadalhan namin ng email matapos masend namin yunh documents wala namang reply after several follow-ups!

Sea residences (electric stove ang gamit)they wouldn't allow you to have Lpg, new units without balconies. One needs to buy a unit of spin-dry laundry machine.Condotel ambiance.

I think lahat ng SM residences eh electric stove ang gamit at hindi LPG kasi daw safer daw iyon pero malakas naman sa kuryente WAAH!

Can anyone give me feedbacks about Grace residences at the fort? Its pre-selling quite cheap at the moment so its really tempting. Im just worried what the consequences are considering its nearly half the price of other pre-sell units at the same area.

Maganda ba location nya? Im overseas at the moment kaya di ko mavisit ug area. May agent na nag offer ng units dito sa nz but id like to have more info sana regarding the area kung maganda and neighborhood at accessible ba yung shops like market market and boni high st. Thanks mga sis!

^san banda sis? Ano street/avenue? Baka malapit sa mall nila so along c5 yan at very near market2x yan.

Check niyo sa map yung location ng Grace. Sa Levi mariano, Ususan Taguig bali siya, sa tapat ng DMCI. Mga 3kms pa eto sa mall na ginagawa nila sa Fort. Not a good location actually. Very inconvenient to commute din, if ever.

ah d pala sa BGC mismo, the fort kasi ang nakalagay na location sa post ni sis iamlica.

@iamlica, sis medyo malayo nga ang levi mariano sa mismong global city. Pero kung may sasakyan or route/linya ng public transport hindi naman na malayo.

Grace is near Acacia Estates of DMCI. to go to the fort from grace, you have to ride a trike going to c-5 then ride a jeep from c-5 to market-market.

there's no direct jeep or fx around that area going to market-market I think. Pero there's an fx from market going to ususan taguig....dadaan sa grace yun. pero from grace to market...not sure.

Hi sisses. I purchased a Jazz condo unit. My agent is very accommodating of my every request even though she is always in Europe. She is assigned to market there. For those who are eyeing an SMDC property, let me know. I can ask my agent to give you the details. I have no problem with SMDC so far, not like my other condo property (Moldex), giving me headaches always.

yung unit namin ready na daw, waiting na lang for occupancy permit. Im so excited. Around May daw mag start mag turn-over. :-)

Anyone knows how much ang association fees ng SMDC residences?

@melmedrano, bago yung turn-over ng unit ninyo, ang sabi sa akin may punchlist viewing yan whereby you can check kung OK yung pagkakagawa ng unit, installation ng mga fixtures, at delivery ng mga appliances at furniture para mapagawa kung merong mga defects.

Anyone knows how much ang association fees ng SMDC residences?

i cannot recall the exact amount, around 65-75php per square meter sa The Grass Residences.

napansin ko, ang daming naghahanap ng sampayan sa mga previous post. tingin ko sa condo talaga dapat ang gamitin is washer with dryer or magpa-laundry ka.

mga sis, yun bang 'drying cage' e meron rin sa mga condo sa ibang bansa? or is it just a pinoy thing?

^^ oo nga daw sis... sabi pa nga nung nakausap ko magpapaschedule daw kung kailan mo gusto icheck yung unit. Intayin lang daw namin yung next letter. Im so excited na makita yung unit... kahit na hindi pa kami dun titira. Hihi
