sis how much monthly and how many yrs? Nakalipat na kayo sa Berkeley? Inaasikaso parin ba kayo ng agent nyo? Kase feeling ko after makuha ng commission nung agent ko eh wala na siya pakielam sa amen.

^ it's around P16k/month for 10 years for a P1.2M loan. Our agent transferred to another company already but you're right. Ang hirap magfollow up sa mga agent. They don't even give updates about the progress of the project.

anyone been to Hamilo Coast lately? Our last visit was last year of Jan 2010.
the condo project that time was already 1/4 constructed, the beach area was nicely done so is the clubhouse. We were following up the port area(hamilo to MOA) they plan to construct.

^^ we're planning to go to hamilo coast too. I've been asking the pico sands hotel reservation dept if ok na ferry from MOA.... sad to say, ang tagal tagal tagal nila mag reply, up to now, wala pa rin reply... hay, i just hope they have a better service onsite.

Naku, I got a berkeley unit too.. one bedroom. Sakit sa ulo yung agent namin. Grabe.

haay nako ako hanggang ngayon i'm still struggling with my refund.... sakit talaga sa ulo ang SMDC, kung nandyan lang ako sa pinas matagal ko na sila dinemanda

I just got the approval of our refund, kulang ng 40K yung irerefund nila sa amin.... Its not a big amount na kulang pero parang niloloko nila ko yun ang feeling na ayoko. so I'm seriously contemplating suing them.... iniisip ko kung worth it ba na idemanda ko na sila, imagine hindi na nga tumubo pera ko sa kanila (at 8months na sa kanila ang pera ko) tapos sila pa ang may ganang magbawas sa pera ko GGrrrrr!!!!

^sis i bought a unit from SM Residences Jazz last year, tapos after all the contracts have been signed and money has already been paid biglang sinabi sa akin na nagkaron daw ng redesign yung building and naapektuhan yung unit na binili ko. sobrang pissed off ako kasi ang daming incidents na talagang pasaway ang SM with dealing with us, tapos in the end pagkatapos magkapirmahan at makapagbayad biglang ganon nalang. So sabi naman sa reservation form na pinirmahan namin kung fault nila kung bakit hindi matutuloy ang sale we can back out with full refund kaya gigil na gigil ako kahapon nung mareceive ko email nila.

^ if you still have a copy of the reservation form, show it to them para ma-refresh ang memory nila. Did they say why it isn't going to be a full refund? If hindi valid yung reasons nila and there's nothing on the fine print that negates a full refund, insist on it. Better if you go to the office mismo and talk to the agent and his supervisor. Pag hindi pa rin, elevate the matters.

Hmmm, hindi kaya commission ng agent yun kaya hindi na mabalik? Nagastos na. Joke lang but who knows?

He he. To those who are complaining of how things SM does ay believe me if you only knew paano magpalakad yun pumalit kay Tatang ay you won't be subscribing to any of their services.

I just hope that something or someone makes that person realize the errors of his ways and emulate what good his father did in making their company what it is now.

But back to topic. I do strongly recommend that to those interested to please ask any engineer, contractor or architect that you can trust as to what their opinion is with regards to these projects. It'll be like bringing along a mechanic or asking for his opinion about a vehicle you wish to buy.

^^that is exactly what I'm doing now sabi ko explain nila sakin bakit kulang yung refund ko eh wala naman kaming kasalanan kung bakit hindi natuloy ang bentahan they will get back to me daw. Hirap kasi we don't live in the Philippines kaya mas mahirap sumugod dun sa office nile hehe.

^sis what do you mean hindi ba maganda ang mga materials nila and ang pagkakagawa ng mga building? a cousin of mine kasi na civil engineer, bumili din sya ng unit ng sm but hindi jazz yung malapit sa ateneo ang kinuha nya.

good thing i found this thread. Hubby and I was thinking of investing in SMDC pa naman. They model units were really nicely done by Monica Sarmiento.

But, basing on the feedback here, I think we will look somewhere else.

hi. i work in a building where you can see the construction of sm jazz.

during breaks, from our pantry, i've watched the construction from scratch (except... groundbreaking ceremony, perhaps). the excavation, setup of machines, etc. then nagulat kami kasi pouring na agad ng cement. we all thought, ah, baka showroom lang nila. but then during lunchouts, we walked past the jazz showroom nearby. so we thought, ano yung nasa likod ng mapua? yun na pala yung condo. gulat kami kasi from a nonexperts' eyes something was wrong. normally it would take months para magstart ang pouring kahit na walang basement parking.

medyo nakakatakot bumili. and not just because on its right side, sementeryo ang katabi. hehe.

kwento ko lang, natawa ko kanina, i called up SMDC customer service for, I don't know, the 1000th time tapos sabi ko "hi, i'm calling to follow up on the status of my refund claim for unit no. ___, tower c jazz residences" sabi ba naman "ahh ok po ma'am, so ano po ang reason ng pagtawag nyo?" gusto ko sana sabihin wala naman kakamustahin lang sana kita.... hahaha ano ba sabi na nga follow up sa status ng refund eh.... kulit!
