Yup sis. Kaya nga clinose off na nila yung isang section ng SM kasi gagawan daw ng high-rise condo yung area.

just walk in sa showrooms sa MOA, may mga agent dun. dalawa showrooms nila, isa yung malapit sa smart, yung isa yung malapit sa burger king.

parang namamahalan ako sa sea residences sa MOA.

At first namimili kami between Jazz (SMDC) and Tivoli Gardens (DMCI) kaya lang after seeing feedback parang mas nagllean towards Jazz na kami...

^maganda talaga ang DMCI kaya lang hesitant ako because of the location, tapos I heard na sa tivoli garden (which is the project we were eyeing) [textspeak!] amenities (pool) parang ginawang public pool...

we went around looking for a nice investment in the metro and we thought RLC's Magnolia Residences in New Manila is worth considering kasi a block away from LRT station tapos we heard they will be investing P2B for the mall construction.  nice area kasi center sya and along Aurora Blvd. sya the neighboring sites are either villages or condo buildings din :-) naisip namin ni hubby na if our kids will be in college na LRT lang pwede na either papuntang university belt or papuntang UP, Ateneo, etc.  not as busy as that of Manhattan Garden in Araneta

I haven't seen SM residences yet, but DMCI, I did na. Medyo di maganda ang materials (although good deal na din for the price) - pansin ko, bago pa lang itong napuntahan ko, nagpuputukan na ang pintura.

Anyway, hindi pala DMCI thread to. Hehe.

sis thats for the 2 years na habang ginagawa yung condo, after that, dun kana magmonthly ng malake kasi you need to pay the 80% na.

I asked my agent to reserve a unit na and I'm about to send the reservation forms and docs na pero hindi pa nya sakin binibigay [textspeak!] computation for the payment schemes para dun sa arrangement namin na payment (we're having a deferred cash payment kasi)... ok lang ba un? pano kung hindi approve [textspeak!] ganong payment scheme? or kung hindi iapprove [textspeak!] pinag usapan naming discount rate e nakapagpareserve na ko?

^ako kase sis pagdating na sa pera na kailangan ko nang bitawan sigurista ako. when we bought a condo and we were paying for a reservation fee and downpayment dinala kami ng agent ko (this is not a sm unit) sa mismong head office and dun kami nagbayaran, binigay sakin resibo (may cashier sila doon at hindi sa agent binibigay ang check/cash) and nabigay na nya sa akin before that ang agreed computation and payment schemes ko (dahil syempre kailangan ko sya ibudget). nagkapirmahan muna for the agreed payment scheme,discounts, etc.. bago nagkabayaran

well [textspeak!] sa payment hindi ko talaga ibbigay sa agen didiretso ko talaga sa bank account ng sm.  pero ganon na nga din ang sinabi ko sa agent, hindi ako comfortable pumirma ng blank na schedule of payment mahirap na

Too pricey for something thats super tiny. Parang dorm ang dating nya sa akin. Ok siguro for the students who are studying nearby pwede sila mag rent.

Mga sis, may idea na ba kayo kung magkano per kwh at per cubic meter (electricity and water) sa condo ng sm residences, any condo developed by SMDC. were planning to get a unit din kasi pero sa panay ave, My Space naman ang tawag nila (wherein [textspeak!] mga previous projects ng SMDC are called residences). I wanna know na kasi muna what our budget should be before kami magsign ng contract. Di pa kasi alam ng agent so ib-base ko na lang muna sa rate ng residences since same management naman. Thanks.

kami finafinalize na [textspeak!] documents for the unit na kinukuha namin pero ang ginawan namin 20%DP tapos 50% payable in 36 months then 30% lumpsum at the end of the 36th month... ayaw kasi namin magbayad ng interest

this way nakakuha pa ako ng 20% discount on the 20% downpayment kaya ok na din

Finally we've given the entire downpayment, hay grabe naman, masyado din palang tedious makipag usap sa SMDC.

We bought a unit in their Jazz project and we opted to pay for a dp of 20% cash, then 50% to be paid monthly then the balance outright cash upon turnover which is a good deal coz we're not going to pay any interests.

they gave us the payment schedule around July 10th ata then ang deadline for the DP is 29th of July, then I found out na meron palang regulation dito na we can't send the entire amount within one month (anti money laundering law) so we requested na iisplit nalang namin yung dp, i already sent half of the DP on July 21 then I said the balance we'll send 2nd of August dahil nga may limit ang pagssend.  hay grabe, come to think of it halos one day lang ang extension na hinihingi namin coz 29 is thursday and 2nd is Monday na I had to fill in 4 forms at gumawa pa ako ng letter.  Haaay talaga tedious process, I tell you dealing with these developers is not a walk in the park.
