Best Location/Place to get a House (within Metro only)

I saw Maynilad putting their pipes on the main road leading to these subdivisions late last year.  They're done now so I guess ok naman. Best thing to do is call Maynilad.

I agree with getting old townhouses na lang built on nice areas than buying a house sa bahain and/or magulo na location.

IMO, old townhouses are built on sturdier materials as compared to the new condos (not saying all) now na subpar ang construction materials na ginamit nila. and kadalasan, old condos/townhouses are bigger. Also, old condos/townhouses may kasama ng parking. Unlike yung new condos ngayon, separate pa ang payment sa parking space.

when i was looking for a place to live in about a year ago, I contemplated on Phoenix subdivision, townhouses on Kaimito street  VV2 (except Kaimitoville), Alexandra, Crisanta condominium and Valle Verde Mansions. All of which are very secured (number 1 priority for me), tahimik, malakas ang water, malapit sa schools (St. Paul Pasig, UAP, LSGH), malapit sa hospital (TMC), malapit sa grocery, and very accessible. Malapit sa Ortigas, sa Makati and sa south (via c5) where my parents and in laws live.

Other places na ok din are Galeria de Magallanes, Ecology Village and old condos in Makati. Gusto ko din yung area na maraming trees and hindi ganoon ka commercialized. Leviste Street and side streets in Salcedo Village (the likes of Makati Grand Shang) looks promising as well.

makakahanap pa ba ako within manila (ubelt area) and makati nang house and lot na within 3M na brand new na hindi townhouse? may nakita akong area sa may mayapis (makati). i like it because it's quiet, hindi magulo, walang tambay, hindi daanan nang jeep, etc.. tricycle and cars lang so parang subdivision pero hindi ka naman malayo sa sakayan ng jeep/bus/fx. hindi ka din naman ganoon ka-secluded dahil napakalapit mo sa cash&carry. may nakita kaming townhouse na binebenta doon brand new nasa 7M na daw =( what more pa kaya kapag hindi townhouse

^^ay sis, hehe wala talaga tayo mahahanap na 3M. ganyan din lang sana ang abot ng budget namin for house and lot or townhouse (syempre downpayment lang meron tapos financing na sana).

from makati din ako, dito kasi kami nagwowork.. pero tagal na naming nagrerent palang.

baka QC na kami kumuha ng house by next year, kasi dun may mahahanap pa na 3M... yun lang yung travel kasi! hayyy

i saw a lot for sale in mayapis, around 200sqm lang sya 14M. 
mahal talaga kasi lapit lang sa CBD and very convenient.

Thanks momof1! Actually we decided to get a lot in pacific malayan, but usually the lot owners change their minds about selling their lot. I think its due to the skyway construction. Sayang, so we are still on the lookout for a lot again.

check nyo metrobank list of acquired assets. may foreclosed condo sila, EGI Homes II (Mola St corner Primo Rivera), around 900k lang. downside is bumabaha sa kalye pero mababaw lang, di abot ng tuhod. near pasong tamo and pablo ocampo.

I have a unit sa EGI Homes I (sa tapat lang ng EGI Homes II), bought it for 730k, 45sqm (2 bedrooms). sobrang ok na lalo na now na wala na squatter. pinaparent ko at 9k.

I think the place would be good for starters, yuppies na hindi pa ready mag invest ng malakihan. then if may budget na, at makahanap na ng better location, ipa rent na lang. Makati area so mataas din rent...

IMO,  those on Kaimito St. in Valle Verde 2 are best if you are considering the Pasig/Ortigas Area.   You can just walk down to the Tiendesitas commercial area .  And water pressure IS strong there; and hindi nga bumabaha.

Anyone from Greenwoods Pasig who travels to Makati?  Just wanna ask how long it takes to go to Makati in the morning and which road is best to take to avoid traffic. I heard it's pretty bad during rush hours but never had an experience coz I'm in the US. I'm eyeing a lot there.  Thanks in advance!

saan subdivision/area sa pasay/paranaque maganda bumili nang house&lot? Yung maganda ang environment and near commercial establishments like mall,grocery, good schools and hospitals. Ang narinig ko lang kase is sa gatchalian bahain so hindi daw maganda doon and hindi din daw maganda kapag malapit sa airport kase maingay at ang baba lipad ng airplane. Also, kapag ang gusto ko na lot size is around 50-70sqm tapos 2flrs magkano ang pricing? thank you!

Hi miksha, im from Gatchalian and it's true na bahain sa gatch even sa guard house pa [textspeak!] but there are streets na di naman affected ng flood. Me and my husband are also eyeing for a house and we find it nice in Moonwalk paranaque kasi middle lang siya ng Makati and Sucat road, likod lang siya ng airport. This is good especially if you are working in Makati and doesn't want to spend too much of your time travelling.
Another one is Bf paranaque, di sila affected ng flood especially nung Ondoy days. Mas lubog pa sa baha ang Multinational.  Mall near Bf Homes are SM Southmall, Alabang Town Ctr and Festival mall. Hospitals are Asian hospital and Paranaque Medical hospital. Dami ding kainan inside bf homes like conti's, jollibee, shakey's and other mediterrean food chains. This is a good location especially if travel time is not a big deal for you. Secured pa ang place.
