Thanks for all the info sis aquacharly.

I saw the townhouse along Ortega St., its 88sqm lot area , brand new and going for P11.5M.  The bigger one, at 130+sqm  lot area going for P18M, grabe ang mahal.

Good investment yun sis, buy old house then develop to townhouse.

i agree with aquacharly, san juan is a good place.
 i used to hate san juan because of addition hills (daming squaters) not until i met my bf who lives in san juan. their place is very quiet and is very accessible.

jade garden is a place of townhouses pala. i thought kainan dun. hahaha...

hi sis juicy - naku sis meron naman 3.5M below...I found one in Las Pinas na, boundary of Paranaque. Good thing is, along c5 lang extension lang siya. Sabi ng developer, tataas pa ang value nun in time. I'll share it with you pag naumpisahan na house namin. I have yet to check baka mamaya mapahiya ako sayo.

NO, JADE GARDEN is a small subdivision of about 50 houses.  It is at the back of Meralco on Ortigas-Santolan corner.  By that Avalon Condo.  There are NO TOWNHOUSES there.. all houses.  not even a duplex is constructed there.


It is very seldom that a house goes on the market there.  See, it is surrounded by the Greenhills villages.... where sobrang bulok na bulok and sobrang minalas malas na ang owners if you can get  hold of a house that costs P26 or P28Mio on a 600sqm lot.   (Except for those where pag nasa backyard ka eh over the bakod is the Chinese Cemetery na on Santolan -- I am referring to those in North Greenhillsl and that big house at the end of Eisenhower past Club Filipino.    Naku kahit na anong bagsak ng prices doon eh I cannot get to invest talaga kasi mahirap pa rent out yan.)

So, if you get news of a house being sold in that village.. grab it na coz they do not cost as much as those in the adjacent Greenhills villages.  At madali ma pa rent out yan kasi it is near YCA and Xavier.

paano pag single san kaya pwede maginvest yun di masyadong mahal na house/lot sa metro mania? meron pa kaya...parang condo nalang ata ang last resort ko hehe..di ko kaya maginvest ng mga tig 7m na mga house since single pa ko di ko kaya hehe

Sa Laguna sis.  Mura lang daw dun and malaki potential

BASTARG GIRL    see if  a family member or reliable relative/friend is in the market for a unit or house likewise.

You can buy a lot and split it later on (but check if the subdivision will allow you to do that) or invest in a duplex.   I have noticed that bigger lots or bigger houses cost less per sqm  than smaller units coz the latter are easier to sell/lease out.   A good illustration of this is Acropolis Subd.   The price/sqm is higher if not equal to those in GreenMeadows coz the lot sizes are smaller (thus, more affordable in total)

parang attracted ako to buy in san juan area na townhouse..since maraming malapit na good schools..and nasa city parin ako..may nakita ako 3.5M townhouse sa little baguio sa internet..maybe search search pa ko..

Go for foreclosed assets ng mga banks..... I got mine for P2.6 m installment. 412 sqm lot area with perimeter fence. around 300sqm floor area (3 storeys). Spent around 1m sa renovation at landscaping, sobrang ok na!!!! Pasig City sya at di binaha nung Ondoy....

Tips lang, research mo muna kung bumabaha, visit the property sa araw at sa gabi din (so you would know kung may naglalabasang tambay sa gabi....). Wag ma dismaya kung mukhang basura, basta may potential ok na.... mostly kasi pinapabayaan na ng dating may ari coz foreclosed na nga....

^saan pwede mag check ng mga foreclosed assets? i'm 25, single. habang wala pa akong obligasyon, gusto ko magtownhouse muna. sana matupad soon.

nagtingin ako sa new manila area, around 8M eh.

Hi! I don't know if the steps are the same for all banks. But with PNB, if the property is up for a negotiated sale (meaning hindi na for public bidding), the following are the steps (as far as I could remember):

1. Ask about the property you want. call the PNB asset management customer service for details on the property (if still available, site map, etc.). You could also email them for the latest list. amscustomerservice@pnb.com.ph

They will also give you the name and contact details of the account officer handling the specific property you have inquired about. You can ask other details from the account officer (xerox of title, documentary problems, pix of the prop, etc)

2. Verification. Visit the property, ask around if bumabaha, etc. Maybe it won't be of help if you ask the old owner (who usually still occupies the property) coz logically ayaw pa nila umalis sa property kaya di reliable info ibibgay na info sa yo. In my case, di ko pinaalam sa kanila na balak ko bilhin prop. Check also if there are encumbrances by asking for a certified true copy ng TCT sa registrar of deeds. Pwede din punta ka sa assessor's office for the tax dec and kung paid ang real property tax. In some cases di pa consolidated ang title (meaning nasa name pa ng old owner) but that is not really a problem if  tapos na ang redemption period at wala namang problem sa foreclosure. usually sasabihin naman sa yo ng account officer if may problem.

3. File an Offer sa bank. You will need to deposit 10% ng offer price mo. (yung sa akin, yung offer price ko is 80% of the indicative price --- try lang naman baka pumayag). Of course, irefund ka naman if di approved offer mo, in which case pwede mo taasan offer mo. Ilalagay mo na pala dun desired mode of payment (installment or cash). You will be asked to submit other docs (e.g. proof of capacity to pay)

4. Once approved, you have to pay additional 15% of the offer price to complete the 25% downpayment if installment. You will be given around a month to complete the downpayment (although i'm not sure if 1 month pa din).

5. Signing of documents. Contract to sell lang coz pag full payment pa lang ma transfer yung title.

6. You will need to issue post dated check for one year installment. Usually 12% interest sa PNB, 10 years to pay. Unless kung consolidated na ang title at ipasok mo sa housing nila or sa Pag-ibig, mas mababa ang interest.

7. PNB will issue a notice to vacate dun sa dating may ari if they are still occupying the property.

8. Then ikaw na bahala makipag usap kung kelan sila aalis. In my case, I allowed them to stay for another 3 months. You have to be mabait to them para di nila sirain yung house.... But swerte ka if PNB caretaker ang occupant coz di ka na mahirapan pag paalis.

In my 2 other foreclosed property acquisitions, iba naman ang process coz BSP acquired asset sya and BSP employee ako. so wala masyado requirements. kahit downpayment wala....

"As is where is" ang usapan dyan kaya kelangan talaga lakasan ng loob. pero you could expect a very good bargain as compared sa mga inooffer ng developers...

We've actually scouted houses/lots around alabang. There's Alabang Hills, Pacific Malayan, Alabang 400, Hillsborough, Palms Point. Alabang Hills is the oldest subdivision there. It's huge in comparison to the other subdivisions. If you want less people/smaller subdivision, the rest of those I mentioned are smaller, the smallest being Pacific Malayan.

Check this link for lot sizes http://www.condominiumsmanila.com/Alabang-lots/hillsborough-alabang-lots.html. Prices in that link are old already. Everything in this area is going up monthly in anticipation of the skyway project. Palms Point is too expensive tho. I forgot how much but when I found out the price, I didn't even consider it.

The highest prices are Alabang Hills and Hillsborough, the lowest Alabang 400 and Pacific Malayan. If I had a choice between the first 2, I'd choose Hillsborough as the neighborhood is smaller (meaning there are less houses). Hillsborough lot prices go for 15-18k/ square meter. Usually, lot sizes are 400 sqm.

For the last 2, I prefer Pacific Malayan. It's a quaint subdivision and the houses there can be had for 8 -10M (not sure about prices now). Lots are cheaper too. I think 10-12k/square meter. Lot sizes are around 300 sqm.
