Best Location/Place to get a House (within Metro only)

Hi mga sis,

Don't know where to post this kaya I made a new thread na lang. Hubby and I planned to get a house mid 2009 pa, we saw this subdivision in Pampanga (near my inlaws) and made reservation. Kaso we decided it's hassle pala for us so di na lang namin tinuloy. Hubby works in Makati (kala niya kakayanin niya ang back and forth) and I work from home naman (so no prob with me).

We've agreed to get a house na lang dito sa Metro and definitely a Condo is a No-No for us. We wanted a place where we can raise our soon to be kids kase and syempre makapag-ingay ang bisita when they come over. At this point, town house lang ang kaya ng budget namin (up to 3.5M).

We are eye-ing for Paranaque subdivisions na may townhouses for sale, do you think okay naman tumira within Paranaque area? Any feedback you can give if may binabaha bang lugar or which area is super traffic?

I really appreciate any feedback you can provide.

there are areas in paranaque na binabaha, actually kahit saan naman. check mo if maynilad na nag susupply ng water sa area nagusto mo.

no floods in betterliving subd, paranaque...  kung meron man, dahil lang sa volume ng ulan, at hindi dahil clogged yung mga sewers.  madali lang din mawala.

sa amin, kasi looban kami ng subdivision me maynilad supply kami, unlike dun sa mga bandang nasa labas nagpapadeliver pa din ata sila ng water.

san exactly yun sa paranaque na gusto mo yung townhouses? i can help you check kung kamusta dun.

@ sis betty - yun nga ang concern ko sis, water and baha. well, as for ondoy times...it happens once in so many years naman, wala na tayo magagawa dun. Pero if konti ulan eh baha na ang daanan, parang napapa think twice ako kung sakali.

@ mommynin8 - sa betterliving yug ino-offer samin ng agent sis (4 options daw), di pa talaga namin napupuntahan. We will go next week, supposed to be this weekends kaso may company outing sila hubby. Im asking for feedback talaga kasi kung sakali, para di sayang ang punta.

Yun nga sabi pala ng agent, maynilad na daw. Musta naman ang supply, derecho ba? or lagi ding walang supply ang Maynilad?

hi i'm from multinational, paranaque. Here in our street di binaha nung ondoy as in wala... di kami inabot sa bandang dulo na kasi kami ng subdivision. pero sa ibang street daw kasi binaha...

hi sis, parehas tayo..i am actually looking for a townhouse din and my husband and i works in makati too. We have kids na and renting an apartment.

ang problem ko nga, di ko alam kung ano mas malapit, better living, multinational, taguig at pasig! ahahaha

sa 3M lang kaya ng budget e, syempre bank financing pa yun.

sis juicy, ay same pala tayo. Naku sis, if may nahanap ka, balitaan mo naman ako. Mostly kase duplex or triplex sa better living, so baka sakali eh inform mo ako ha.

Next weekends pa kami magti-tripping sis. Balitaan din kita.

redrose, i live in better living also. nung ondoy, yung area namin hindi binaha. pero sa dona soledad nagbabaha don sa may bandang shell kahit hindi ondoy-like rain. sa sucat road naman, nababaha dati sa may manila memorial pero parang naayos na yata.

i don't work in makati so i don't know how the commute is to and from. but the past of couple of weeks, i went to makati CBD in the mornings for interviews. di ko kabisado yung traffic so i left the house ay 715 for a 9am appointment at gt tower. 8am nandon na ako. mabilis lang. but i drive. i don't know how it is pag public transport.

my husband works at mckinley hill in fort and i work in alabang so this area is perfect for us kasi gitna. halos same distance from the house to his office and to my office and travel tme is about 30-45 minutes each way with normal traffic. kahit ginagawa yung skyway phase 2, ganyan ang travel time namin ngayon.

i lived in qc before i got married. i used to hate the south - paranaque and alabang - kasi feeling ko ang layo, traffic, etc. but i realized it's faster to get to makati from paranaque (even from alabang) than from my parents' house in qc (banawe area). imagine, i used to drive to and from alabang every day!

sis clueless - wow! that really helps! we are currently renting a condo here in mandaluyong and I don't know if kakayanin namin paranaque, since dito accessible sa lahat. Nasa gitna ng ortigas and makati! Pero looking at the map, parang yun lang ang magandang location talaga - ang paranaque. I checked on taguig pero ang mga available is high na (lagpas sa budget). What we have is for downpayment only, the rest bank financing na rin.

^ di naman sobrang traffic sa dona soledad pag inabutan ng 8. i normally leave the house at 8am to go to work in alabang. traffic is not so bad, a bit worse than pag mas maaga umalis but it's not so bad naman. takes me mga 20 minutes to get to the interchange tapos 10 minutes to alabang. that's normal for me.

or maybe kasi i come from france st lang. maybe pag galing russia or farther mas traffic.

^^ right after i got married, we rented an apartment at multinational village for about a year before moving to better living. location-wise, for me mas ok ang better living kasi mas malapit sa slex so less traffic sakin. plus di na ako umaabot ng shell sa dona soledad. di ako nakauwi minsan kasi ang lalim ng  baha don.

sa betterliving meron na mga shuttles for the ff places: 

manila (for the school/college kids) - daan niya is skyway, then buendia, then yung street na meron cash and carry, then estrada (a block from my mom's house in manila!), then direcho hanggang manila city hall.  this is available mon-saturday, up to 12nn (egypt st)

makati - 2 ata yung routes dito pero skyway din sya (hindi ko sure kunga no routes nito) hanggang 10am ata ito, or 11.  monday - saturday din ito. meron sa sm bicutan, meron din sa tabi ng big c supermarket/russia.

ortigas - skyway, then edsa, pasok ng robinson's pioneer, then me mga eskinita na pinapasok papuntang ortigas.  abot ito hanggang pse.  only up to 930, found near east/west bank.  monday to friday only.

pauwi, meron din mga shuttle na papunta dito galing sm makati (sorry not sure sa ibang places).  2 yung routes - yung isa via russia (which goes through other villages surrounding bls) na dumadaan sa gate 1, etc... (sorry hindi ko kabisado). yun isa naman via skyway, tapos sm bicutan.
