Hi sissies...ask ko lang kasi plan ko magrent ng kiosk sa Robinson. Kiddie cart rentals yung ilalagay ko. Ano ba mga need ko ipresent if magiinquire ako sa admin ng mall? Thanks. :)

Hi, I just want to know if you have contacts in malls (Leasing department) for a commercial space for lease for a possible Potato Corner stall? Please share the details(cost,requirements etc) and the leasing process if you happen to now it. Thank you!!!!

Good Afternoon. Para po magkaron ng idea yung iba about sa Rental Space. May food kiosk kami ng boyfriend ko sa Robinsons.

1 year contract.
Floor Area: 4 square meters
Discounted Monthly Rent: 26,000
Regular Monthly Rent: 28,600
Common Usage Area(CUSA) : 250 /mo
Airconditioning Charges: 250/ mo
Water Charges: 200/ mo

Yan po yung monthly rent namin. Kaya po may discounted price siya kasi kapag nagbayad ka ng rent mo for example rent ng month ng January, nagbayad ka ng rent mo before January 5, ang babayaran mo is 26,000 pero kapag lumagpas ng January 5, 28,600 na babayaran mo. Hindi Pa po kasama dyan yung bayad sa kuryente depende sa konsumo nio yan monthly. Hindi pa din kasama dyan yung 12% na vat.

Discounted Price: 26,700 + 3,120(12%VAT) = 29,820(Electric Bill not included)
Regular Price: 29,300 + 3432(12%VAT)=32,032(Electric Bill not included)

Yan po yung binabayad naming rent monthly. Bukod pa po dyan yung 5% na tax na ibinabayad sa BIR sa case ko is 1,300 monthly or 1,430 monthly... Take note yung ibang mall may percentage sila sa Sales mo mswerte kami wala silang kinukuhang percentage samin. Depende pa rin yan sa mall. Pangkaraniwang percentage nila sa sales mo is 10%-20%. Halimbawa nag sales ka sa isang buwan ng 200k, may 40k sila sa sales mo bukod pa yung Rental fee mo dyan.. kaya kawawa ang mga tenant lalo na sa SM.. Mas malaki pa kinikita ng mall kesa sa mismong owner ng store. Saka hindi ko pala naisama kapag mag oopen ka ng kiosk or cart, may hinihingi sila security deposit which is depende pa rin sa mall. sa case namin 3 months na rent namin un plus may construction deposit pa para sa ingress ng store nio.
Security Deposit(3 months cash deposit) : 28,600*3 = 85,800
Construction Deposit : 30,000

So ang naibayad namin sa mall bago magopening yung kiosk namin is 85,800 + 30,000 = 115, 800
Bukod pa dyan yung bayad sa mismong rent nung month na yun. Halimbawa grand opening mo ng January 1, before opening magbabayad ka na 115,800, pagdating ng january magbabayad ka ng rental fee na 29, 820  so lahat lahat 145,620 naibayad namin sa mall.  Pero after ng contract nio sa mall marerefund naman yung Security deposit. Pero kapag hindi mo natapos kontrata mo dahil nalugi ka or whatever reason hindi mo na marerefund yung Security deposit. Take note bayad lang po yan sa mall ha. Hindi pa kasama dyan yung mismong gastos nio sa itatayo niong store. Yung franchise fee kung nagfranchise kayo saka yung pagkuha nio ng mga permit para sa business nio.

Ang laki db?! Kaya sa mga magoopen ng kiosk sa mall pag aralan nio munang mabuti yung location na gusto nio. Sana nag ka idea kayo sa post ko. Good luck.

thanks sa info sharing sis jonna,im also thinking of putting up a franchise sa walter...e since SM na rin ang owner,malamang may % din sila sa gross...wohh, laki pala talaga ng initial cost...pwede ba malaman kung ilan % ang net profit mo per month?thanks!

Thanks a lot. Very helpful info. Is that in a food court ng Robinson's mall(meron ba? not sure at usually sa supermarket lang ng Rob ako hehe), or is that yung food kiosk/stall sa may Rob Supermarket?

Question: I'm trying to rent a kiosk sa mall pero 2 months na yung application ko, di man lang ako pinapansin ng lease officer. Ignored lang lahat ng follow up emails. Nag-agree naman ako sa rent na sinabi nya. Kesyo approved naman daw yung concept kaso wala lang daw talagang available space. E kaka-visit ko lang sa mall, ang daming space. Need bang magpadulas sa mga yan? I'm wondering lang if naghihintay sya ng lagay or what  ::) anyone with experience related to this... need ba talaga ng connections? (Robinsons mall 'to btw...) Disappointing lang...
